Pros: Beautifully decorated. Very clean. Elegant dining room. The friendliness of Wayne and Diego, the hosts. Delicious breakfast. In the bedroom there were nice little touches like a decanter of sherry and sherry glasses and a chocolate on each pillow. Bathrobe. Kettle to make tea/coffee/hot chocolate with cake on a plate covered with a glass dome lid. Everything was so elegantly presented and I felt very pampered. A really comfortable and enjoyable stay.

Pros: This place is just unique: The small and narrow house is located near to the sea in a beautiful street of Brighton. Whereas the rest of the city can be really noisy, crowded and stressful, this b&b calms you down with its carefully established rooms, the perfect equipment and the wonderful breakfast. The owners are more than friendly and can give you good advices regarding the surrounding and possible activities. Absolutely recommended!

Pros: Super friendly hosts. The love for detail in our room was stunning. Location on a quiet street but still only minutes away from the beach, restaurants, bars and shops. If you are looking for something special this is definitely the perfect accommodation. We will be back for sure!

Pros: The location was excellent, central to every attraction we wanted to visit- within walking distance. The staff were extremely helpful and accomodating. They had excellent local knowledge, and were more than happy to personally recommend places we were yet to discover. The hotel had all we needed in terms of facilities, some lovely little touches!

Pros: The size of the room was good. The bathroom was modern and clean. The breakfast was very good, with a large selection of dishes. Staff was very friendly.
Cons: There is no specific parking for guests of the hotel and that can be a struggle depending on time of the day. However, the hotel provides a detailed plan to find a spot somewhere in Brighton (that's a plus). Knowing that there is no air conditioning, we would have expected lighter bedding and better means to circulate air such as a ceiling fan.

Pros: The hotel is well docorated throughout. The rooms are very comfortable and quiet. The staff were very welcoming and helpful. The location is quiet, near restaurants and it is only a short walk to the beach and city centre.
Cons: As advertised by the hotel, this is an old property with no lift and only stairs to all four floors.Also there are outside steps to the hotel entrance. If you experience mobility problems this may not suit.

Cons: We didn't request a ground floor room but we couldn't have a different one so our view was nowhere near as good as we had hoped. This trip was for my birthday and my partner paid a lot of money for a tiny room which he was too tall for. Our air con didn't work properly and kept us up at night with a ticking noise. Everytime we walked past the stairs downstairs we could smell cigarettes which was awful. Unfortunately, as nice as the hotel and the staff were, we just didn't feel like it was worth the price paid.

Pros: A warm welcome. Attention to detail is clearly visible throughout the Hotel. The breakfast room is a calm oasis enhanced by artist touches and soothing music. Breakfast was a delicious feast. Our cosy room on the 4th was immaculately clean.The most comfortable bed aided a great nights sleep.The Rain Shower was relaxing with free wonderful luxury beauty products. The mini fridge in the room with free water is a generous touch.Wine glasses and bottle opener very thoughtful. The room was cool but if not a fan was available in the room for personal use. WiFi signal excellent. Free parking on-site is a huge bonus. Walking distance from the hotel is the beautiful Brighton Pavilion,many Art Galleries and The Laines with unique shops. The Brighton Promenade directly accessible on foot from the Hotel provides a place to stroll jog or cycle (hire a bike) with the beach and sea view uninterrupted for miles. The Hosts here make you feel relaxed and assured that they are available with a non-intrusive manner. We will definitely be recommending this Hotel to friends and family.

Pros: We liked the location as it is far enough out to be quieter but for us close enough to walk to any restaurants , shops etc. I wouldn't say that it is close enough for less able people to get to places though. The hotel itself is nice clean and our room was very spacious but we did book a superior to have extra space. We had a kingsize bed which was lovely and comfortable and the bathroom was adequate too. Breakfast was nice and I am sure if there was something that you requested you would only need to ask.
Cons: The only suggestion we would have is something very simple and that is to have either a small bar of soap or a hand pump soap to use after using the bathroom or for myself to use after I had put hair products on causing my hands to be sticky.

Pros: The staff were excellent and were very helpful. Our bags were carried up the one flight of stairs and in our rooms by the time we came to Check In ! Since we were leaving before their scheduled breakfast time the next day, they left packed breakfast in each of our rooms the night before ! Such a nice touch. And even asked a member of their staff to come early to help bring our bags down. The linen and the beds were fabulous !

Pros: We arrived on Sunday afternoon and parking was very hard to find in surrounding streets, as no onsite parking is available. There was an event weekend on, so city very busy. We finally managed to find a spot not too far from rooms. Discount voucher was given to us by site manager to display in car. She was very apologetic and helpful.

Pros: Scott was very attentive to all our needs.our room was spotlessly clean modern and very pleasant, lots of lovely complimentary items flavoured teas hot chocolate and breakfast basket toiletries the added bonus of a small fridge was an excellent idea, as we are avid tea drinkers and could have fresh milk to hand

Cons: the high stirs as we were on the top floor with elderly parents and was not told we were on the top floor. Having a room over looking the back that was a lot residential so very noisy with the added pitfall of two small café bars who emptied there bins each night into the main one at the back (Mainly glass bottles) so was woken every night or rather morning at 1:00 am. Two fights at night also woke up the parents so a very noisy side street.

Pros: Location was perfect for exploring Kemptown, Brighton Lanes and Seafront. The rooms were clean, bright and modern - the beds comfortable and linen of good quality. Breakfast consisted of fresh fruit/cereal bars (plus tea/coffee facilities) in the room, so not a traditional arrangement but given the excellent selection of cafes and coffee shops locally, this suited us perfectly.....and the fact that a number of them (serving very good breakfast options) were open at 8:30am on a Sunday morning was particularly impressive (and appreciated.) Our hosts were friendly, helpful and welcoming.

Cons: The room was on the small side, it was fine for two nights however for an extended period i may opt for something bigger. We were on the 6th floor, which for us was fine, but with no lift this may of been a problem for some people - which i don't think is mentioned in the information about the building.

Pros: It was cosy and clean. There was a fruit and snack bowl provided each day. There was a mini fridge that you could plug in if you want to do any shopping and keep it cold. And it was near to the beach and restaurants/shops.
Cons: The area was a bit rough. However, this was just a practical base for us because we were out all day. and the sea gulls! Waking us up at 4 in the morning!

All the communal areas were decorated to a high standard and there was lots of choice for the continental breakfast. The staff were all friendly and welcoming. We will definitely return.

Pros: Beautifully renovated townhouse. Comfortable, classy and very thoughtfully designed. I've stayed in some 'overdesigned' rooms lately so I really appreciated how comfortable and user-focused the design was here, while still being beautiful.
Cons: Shower drain was sealed; needed staff to fix. Hair left in bathroom by previous guests, otherwise very clean. The bathroom was really nice in every other way though.

Pros: It was a lovely long weekend staying with Drakes in Brighton. We found the staff super more welcoming and helpful than average. The view from our window was breathtaking which is exactly what we expected!
Cons: We were informed by the staff that the front door of the hotel would need the card to activate after 11pm for security reasons and instructions were given during the check-in. However when we returned to the hotel late around 11pm we found that the card wouldn’t work after several tries. We had to ring and waited for the staff to come get us (which we hated because we didn’t want to disturb anyone at this late). Then I asked whether it was the problem of our card’s. However the staff clarified it was the door’s issue which resulted the failure that we couldn’t get in. Just think the information that staff had could be more up to date. There was an accident happened at the final night of our stay. We came back in the evening and found out all the lights couldn’t work at all except the one in the bathroom. Asked the staff for help but they couldn’t do anything for us (not even come up and check on it). We were unlucky that night as my partner needed to do some urgent work by hand whereas there wasn’t light so we had to use the phone for hours.

Pros: Great customer service. Cynthia was fab! The room we initially booked was ridiculously small and had no air con, but changing rooms wasn’t too much of an issue. The second room was comfortable, cosy, and spacious, good for a couple nights stay.
Cons: Telephone needed in room. It was quite frustrating having to go up and down the stairs every time I needed something or wanted to ask a question. More toilet roll please! It felt like they were rationing the toilet roll and it was a little embarrassing to have to keep going down to ask for some more.

The Staff we met, Cinthya, Andy, Tina and the Lady who cleaned our room made our stay extra special! All 4 of them were polite, friendly, helpful and very welcoming! We were made to feel special by all of them. Unlike the big hotels where you just feel like a number! Cinthya allocated us a beautiful room with Air Conditioning and was able to answer any of our questions regarding the area. She was very friendly and helpful at all times! Andy makes the best Homemade Raspberry Jam and Afternoon Tea, his scones were the best I’ve ever had made from his Grandma’s recipe! A nice crunch on the outside and soft in the middle! The most tastiest afternoon tea I’ve ever had, it was to die for! He was very friendly and helpful at all times. Tina helped with finding a good restaurant and pub close by and was very friendly and helpful at all times! The cleaning lady was very friendly and helpful at all times. The bed was so comfortable and large and the rooms decor was amazing; each room had a different decor. Great classy furnishings boutique style. The bathroom with shower was quaint but adequate for our needs! The bar area and breakfast room was beautiful so homely and classy! The drinks menu was vast and reasonable prices for a hotel. A great ambience to sit and chill. The continental breakfast was fabulous with lots of choice, pastries, cereal, juices, tea, coffee, toast, fruits and a range of cold meats. Nothing was ever too much trouble! The location of the hotel was excellent a few steps and you’re right by the sea. A 10 minute walk into town. A lovely area of Brighton (Kemptown). The cleanliness of the hotel was fabulous! The parking facilities were great £10 for 24 hrs on certain streets in zone c around the hotel. I left an item of clothing in my room and Andy called my mobile to let me know. Luckily I was still in Brighton for the day.

Pros: I stayed for Pride weekend,Billy and John (hope I've got their names right) were lovely hosts, friendly and welcoming offering refreshments as soon as I arrived and letting me stay an extra night at short notice. The rooms were cleaned every day (and I didn't leave them tidy all the time, sorry!), there was a fan in my room to keep cool, coffee and tea were replenished without me having to ask and meeting their lovely dog was a joy too.
Cons: The only thing I can mention is some of the fixtures/fittings in the room. The bathroom and shower doors, the window and the main door lock are loose or a bit difficult to navigate and just want a fixing up.

Pros: We had a wonderful night in lovers lair for our first anniversary. When we checked in Marlon was really welcoming, very knowledgeable and friendly. I called up to reception around 8.30 and cheekily asked for a creamy cocktail, something that wasn’t on the menu. Not only did he knock these up for us, he delivered them to our room even though they don’t offer room service. The added touch, whilst not knowing it was our anniversary made it even better. In the morning we phoned reception for breakfast which was with us within 10/15 minutes and the lady and gentleman who served us were also really lovely. The full breakfast was delicious and we had cafetiere coffee, a real treat. The room was lush. The bedroom, bathroom and reception area are all seperate and with private court yard and entrance it was like staying in our own apartment. The bath was amazing, and the water stayed hot to fill it. Showers were also fab, powerful and it was easy to adjust the temperature. It was amazing, we are already looking at booking the room next year. Need I say any more!?

Cons: The room was far too hot and to cool it down had to use air con unit which was located behind the curtains, absolutely no use when sleeping.The Tv was fauty and had interference. the shower curtain needed replacing as it was not adequate with the power of th shower and splurged water all over the floor, making it slippery and dangerous. There was a function on the saturday evening which we could hear the music to 3 floors up, although the staff offered us another room at 1 in the morning, the bed was tiny; so not suitable at all. Late check out was denied enough though we were too tired to face the long drive home and no discount as an apology for inconvienences. Very disappointing for a hotel of this standard so thus would not recommend.

Cons: Breakfast time was a shorter window than I'm used to. When I got there in time it was good though. Expect an orderly house with good security

Pros: Our stay at the grand pier was very nice. The room was a decent size and the breakfast was good too. The staff are very friendly and helpful Close to bars and restaurants. So it was very handy Parking is not bad either £10 for 24hrs

Pros: Good location, staff were lovely! Nice fried breakfast in the morning, with tea or coffee and orange juice. There was also fruit and cereal to choose from. Would definately return.
Cons: Room was a bit small, that's the only negative I can think of!

Pros: We really loved this accommodation, it felt very comfortable and homely. The staff were so lovely and were very happy to help with anything you needed. I absolutely loved my free cooked breakfast too!!
