Pros: Excellent hosts very welcoming friendly and helpful, nothing seemed to much trouble, made you feel so much at home. one of the best places if not the best we have stayed in in the UK. I am sure we will be returning.
Cons: There was nothing not to like, exceeded all expectations spacious clean comfortable and so very welcoming and so peaceful. Wonderful breakfast too. Perfect weekend.

Cons: Slightly disappointed that the bathroom wasn't en-suite. It was right next door and only 1 step away from the bedroom, but nevertheless it was a bit of a pain opening/closing doors, stepping into the hallway hoping nobody else was coming or going to or from their room.

Pros: The house was immaculate and owners could not have been more friendly or helpful. Breakfast was excellent too. It was a lovely break, would definitely recommend. In fact we only managed to stay the one night but with the added luxury of your own separate living room would definitely recommend for a longer stay.

Pros: John and Joanie were wonderful hosts from the. I bet we arrived to the moment we left. They were more than happy to provide information on the local area and services etc. The home cooked breakfast every morning was fantastic and so welcoming! We thoroughly enjoyed our stay in this beautiful house and will definitely be coming back!

Ashdene House is located on the edge of the Royal Sandringham Estate in the Norfolk village of Dersingham. It offers free Wi-Fi, a large garden and award-winning breakfasts. A large free car park for guests' use is located at the rear of the house. All rooms at the Ashdene have en suite bathrooms with complimentary toiletries. They also include TVs, tea/coffee-making facilities and some have garden views. There are two rooms which can accommodate an extra bed or a travel cot upon prior arrangement. Decorated with local artwork, the dining room serves freshly cooked and locally sourced food, including homemade jam, marmalade and bread where possible. There is a fridge and microwave for guests' use. The guest lounge has comfortable sofas. There is a patio area which looks across the cottage-style garden. The seaside resort of Hunstanton is a 10-minute drive from the guesthouse.

Pros: We liked r hosts were so welcoming and friendly that it felt as if we were staying with family. They were also very knowledgeable about what to see and do in the area. The breakfasts were superb and nothing was too much trouble.

Pros: Annette and Gill were really hospitable and couldn't do enough to make our stay comfortable and enjoyable. Nothing was too much trouble. The breakfasts were delicious and we were always asked if we would like extra toast, coffee, tea, etc. We borrowed chairs to take to the beach; were asked if we had beach towels and sun cream. On arrival we were served tea and cake in the lounge which was a lovely touch. Our young granddaughter was made very welcome and they were extremely patient with her many questions. She even helped shell peas in the kitchen. One evening we had takeaway meals and used the microwave and crockery and utensils in the dining room.
Cons: I suppose the only downside was the accommodation being next to a main road. If anyone was a light-sleeper, they may find the road noise challenging. Nothing could be heard with the windows closed, but when the weather is hot, that's not an option.

Pros: The breakfast is excellent! Great choice and plenty of it. Staff were polite and helpful. Our room (in the main part of the pub) was very clean, comfortable, and well presented. Our first stay at the Ffolkes Arms was many years ago and we felt it became 'tired' so it was good to see there has been investment and modernisation to improve the customer experience. We will certainly be back.

Pros: Great value food from the restaurant. Staff very friendly and helpful nothing to much trouble. Nice to see staff that actually look like their happy to be there. The Mews accommodation is superb ideal sive with excellent bathroom facilities great high power shower. Fridge and good selection of hot drinks including hot chocolate a jar of homemade shortbread very nice touch. Sky TV with the movie channels was nice a very enjoyable stay will definitely stay again longer next time.

Pros: Room décor and size was great. All staff were fabulous, quick and happy to help and always had a smile. Plenty of parking. Very popular location for locals as well as travellers. Food and drink prices were reasonable too. Fab play area for children. Extremely family orientated.
Cons: Our only criticism is the traffic noise. The wood frame double glazed windows in the deluxe rooms do not prevent the constant noise of traffic . In room 3 the window does not close completely (it's needs some foam insulation around the seal to help close the gap- or change of windows) so we didn't sleep well during our 2 night stay, and for that reason we would not return. Think that perhaps the rooms not facing the main road may be quieter.

Pros: Loved the room! It was clean and comfortable with everything we could need provided for. Liked especially the fresh milk in the fridge and the biscuits in the jar. Location was good for our visit to Sandringham. Breakfast was also very good and staff were helpful and friendly.
Cons: We had a big lunch on the day of our check-in, so we didn't require an evening meal. We would have liked a snack later on and were surprised (we are from London) that the kitchen shut at 8:30!

Pros: The breakfast was mixed, some parts excellent, others average. The eggs on day one had been left under the hot plate too long and were virtually inedible. Second day cold coffee, bones in the haddock and the toasters didn’t work.
Cons: The pillows looked fine but they ended up almost flat after a very short time. The bed was a bit too hard on a sore hip

Cons: Unfortunately the hotel is situated on the A148 which seems to be busy most of the time - we were in a room near to the road and at times could hear lorries going past. Although this would not stop us booking this hotel again.

Pros: The whole place had a feeling of warmth and quality about it. The staff were friendly and helpful. There was a mixture of guests of all ages from couples to families and it seemed to be popular with dog owners too. The bar area had a nice atmosphere about it when we returned yesterday evening too.
Cons: My only gripe would be that I thought the breakfast was a little overpriced at £12 each for The set menu. Yes I could have had bowls of fresh fruit and cereal in addition to the eggs benedict and toast but personally I couldn’t eat that much breakfast. Everything else about the place compensated for that though.

The menu is nice but limited in choice and the breakfast was not as good as our first experience. All things considered, I would go again and a fair price to pay would be between £70 -£80

Cons: Our room was at the top of the tiny staircase to the front so we found it quite noisy in the mornings also no blackout curtains so daylight very early when we are ot used to it . On the 2nd morning an alarm went off at about 7am and continued for a good 10 mins so so we were woken also early morning deliveries . We felt the staff weren't really that attentive and whether it is the norm we were ushered into the back room for all our meals when it would have been nice to sit in the front part of the pub as it did have more atmosphere . We would stay again as it is a lovely place but would ask for another room not facing the front

The Coach and Horses Pub also features a car park and large beer garden with a children’s play fort and a heated smoking shelter. Traditional home-cooked food is available every day and there are live music events, usually on Friday nights. A full English breakfast is also available. The pub is situated one mile from the Royal Sandringham estate and within a short drive of King's Lynn, Hunstanton and Snettisham and Titchwell RSPB reserves.

Pros: A nice bar with an excellent choice of beers. The breakfast was generous and beautifully cooked. Comfortable and clean room with quality bedding and toweling.
Cons: My only issue was the smell of cooking in my bedroom which, particularly in the late evening, even with the window open, was uncomfortably strong. I know that commercial cooking extraction equipment can be a costly investment and there are on going maintenance costs too, but increasingly, residents - even in relatively low cost accommodation, don’t want to sleep with fatty odors - and have their clothes smelling the same! Oh - and the shower was a disappointment - too small for me (but admittedly I am bigger than average)

Pros: On the day of our arrival my wife and I had a evening meal and the number of locals dining was testament to the quality of the food. the breakfast next morning was first rate, full range of cereals and juices followed by a freshly cooked full English, lovely quality and enough for a very large appetite, i e two of everything. this was followed by real toast, not sliced bread, absolutely great , we were right for the day. The room and bed was very comfortable.
Cons: We only stayed one night, if we were staying longer you would need larger wardrobes to the one provided and the smell of cooking did fill our room for a while. The only other thing we had to get used to was a Macerator toilet fitted en suite, these do tend to be noisier.

Cons: 1st impresions on arrival very good, went down hill initially but redemed a bit with the breakfast and staff. After long hot day, we arrived at 715pm we checked with reception and Was told pool closed at 8 pm, got to pool @ 725pm signed in got changed, had quick swim then decided to have quick saune at 745pm before another swim, after a few minutes the staff opened the door fully and went to walk off, i said excuse me im in here and was told " sorry mate we shut the pool at 745pm coz we got to clean it!" I explained we was told at reception didnt close till 8pm, was then told "was it that girl on reception? Well she's wrong and shouldnt say that" Spoilt the stay as put us off going back the following morning to use the facilities so didnt get value for money as could have got a cheap hotel that didnt have any facilities. The pub bar was ok shame the.tables weren't very clean as anything put down on there stuck on and had to be pesled off. .

Pros: It was a good breakfast, I wouldn't say it was the best I have ever had. I think the hotel was ok, a little dated perhaps but very nice bed, all clean. Window was in need of repair, bathroom dated. The gym and pool was the main reason as location and that was really good, steam room was not working though. could have had bigger towels!
Cons: As above, also feel the staff on breakfast were not informative, they didnt go through anything, left me to my own devices, I didnt see the toast section until I walked out after breakfast, I didn't get asked if I wanted different eggs, that sort of thing. Cons: On the evening of arrival on the Friday we complained regarding ill fitting toilet seat. On departure on the Sunday this matter had still not been addressed. We were advised that no maintenance person could be located to rectify this. After discussing with one member of staff they said "not again" so obviously this was an ongoing problem which is not acceptable. Very surprised at breakfast that when we asked were there any cereals she said she would check and appeared to be searching the cupboards. Also no offer of marmalade etc had to ask for extra butter, had to ask for coffee/tea after first cup was provided. On the plus side I did not want a full cooked breakfast and asked if it was possible to have pancakes and fresh fruit. The chef did provide this which I was pleased about. So it that was ok for me why not have it on the menu!! I would not like to eat in the restaurant when it was busy as too few staff and they were working hard to please all.

Pros: Breakfast wasn't a buffet with cereals, yogs, fruit etc, but a very jolly tasty english was thoroughly enjoyed. Bedroom very lovely, slept wonderfully well, comfy bed. Road outside not as noisy as I was expecting so not a prob whatsoever. Shower was fab., bathroom was otherwise fab and the small things will obviously be dealt with. Enjoyed the desserts we had the night before - only had them as had eaten lunchtime. Nice homemade crumbles and custard. Really loved the way the whole place has been presented... wonderfully amusing decals on the walls made us laugh out loud... much appreciate the sense of humour in the whole place... it was relaxing and fun.

Pros: Can't fault the Crown Inn at all. From check in to check out was excellent. The room was very comfortable and tastefully decorated in keeping with the age of the 13th century Inn. The facilities were excellent we didn't want for anything. The staff were brilliant nothing to much trouble for them. Food was great, well cooked and very tasty. Matt who was on every morning for breakfast is an asset to the Crown Inn. He was extremely helpful and for someone so young held a very good conversation. We would definitely recommend the Crown Inn to everyone.

Pros: The staff were very friendly and welcoming and the room was clean and comfortable. I was working nearby, and was an excellent location for Kings lynn and Norfolk countryside. The food in the bar was very reasonably priced and I would certainly recommend the carvery (Tues-Fri). There was no 3 network in the Crown (but this was a problem in all of Gayton) so the free Wi-Fi was most appreciated. I would recommend The Crown.
Cons: There was an obvious plumbing problem (probably down to the age of the building) which meant the shower, sink and toilet made some loud noises, however this wasn't a real problem.

Cons: Being told when we booked that we couldn't dine on the first night due to a function only to then be asked if we wanted to attend the very function. Presumably not enough tickets had been sold! Restaurant staff not up to scratch from a service point of view, they were pleasant but ineffective. On one occasion we had to wait 15 minutes for a drink in a virtually empty restaurant, one of the waiters was handing out menus without telling diners what was not available off the menu, for the senior waitress to start taking the order only to have to disappoint diners with "I'm sorry that isnt on the menu this evening", and lastly the volume of music at breakfast on the days when more mature members of staff were not there was very loud - we had to ask for it to be turned down, which again took nearly 15 minutes. The place is really good but being let down by the service elements and attention to detail of insufficiently trained staff.

Pros: Check inn was pleasant and the breakfast was nice as was included in the room rate but in our opinion it wasnt worth the price advertised if not included in the room rate.
Cons: The customer service when checking out, was extremely poor, due to the reception staff implying we had not paid our bill even though we provided proof ie a reciept and they we acting asthough we had made the reciept up ourselves, so for this reason i would not stay their again.

Cons: Only one negative, left my jacket in breakfast room. When I went to find it 5 minutes later young lady waitress said it could be in reception without even looking at me, could not have been less interested. Everyone else was so polite.

Cons: Full payment for the rooms and breakfast were taken at booking over 2 months prior to staying This hotel seems confused with its identity!! Too many conflicting things, modern art vs old fashioned furniture and mis matched decor. The barman told us at 10pm that he wanted to be home by 11:30 as he had to be back at work for 10am and failed to see that as residents we may wish to be in the bar past 11pm. More serious was the fire alarm going off at 00:15 and the 2 members of staff (1 under the influence of alcohol) resident on the premises not being aware of any fire procedure or what to do. Their response when asked what was happening and was everyone out of the building was to say they didn’t know and it “wasn’t their problem and what did we expect them to do” !! My husband ended up checking all rooms to make sure everyone was out. When the owner Sandra (refused to give us her surname?) finally turned up she told us to go back inside as clearly no fire without even speaking to the fire brigade who one of our party had had to call in view of the chaos. This morning when checking out she failed to apologise for the chaos and obvious lack of customer service and proceeded to argue with us and said we should be grateful no one was hurt! She was oblivious to the severity of not having staff on the premises overnight who know what to do in the event of emergency and could not acknowledge that this was a concern for any guest. We would have liked an apology for the awful night we had in her hotel with very little sleep and the disappointment our friends birthday turned out to be. Needless to say we would not stay here again or recommend anyone else does.

There was a party/ band in below which was so loud it drowned out the TV in the room. Reception staff disappointed that we really couldn’t celebrate our friends wedding anniversary properly and promised the manager would call. Of course he didn’t. There’s no explanation he could offer but a simple apology would have been nice.

Cons: It’s a 400 year old hotel that, for the price, needs to offer more standard amenities, like air conditioning. Fortunately we were there is October so could open the windows but in August it must be miserable. We had to pay an extra 10 pounds per day parking. Again, for what is being charged for the room I would think parking would been included. We love Kings Lynn and had hoped we’d found a hotel we could come back to over and over, and while it was a good experience I was disappointed in the amenities for the cost.

Cons: Our room was very small with a tiny window between the front door and the car park. So it was noisy. We requested an early check in as the wedding we were attending started at 3pm, but were told they couldn't accommodate any earlier, with no explanation. When we arrived at 1.30am we were handed a badly drawn map and sent off down the road to their other site. We hadn't been aware we weren't on the main site with the main facilities. we drove around for 10 minutes then had to return. the night porter was helpful in the end and drove his car to the other site so that we could follow. We were expecting a 'luxury boutique' hotel experience, which we did not feel we received, and for £180 a night we felt it was over priced.

Cons: the room we were allocated was poor - No view, had to keep blinds closed at all times, lighting inadequate when blinds closed to be able to put make up or dry hair etc..., no spare electrical plugs available to plug in a hairdryer near the mirror, wardrobe door unable to fully open as it banged onto the door fire safety hinge, shower drainage poor and needs unblocking - a foot bath that needs draining for 10 mins before anyone else uses the shower. I spoke to reception about it and the hotel was fully booked. For the cost of the room and the fact that it was our wedding anniversary I was disappointed with our stay. We booked the Hoste to feel treated and special and there was not anything special about the room to offer a premium service.

Pros: Good freshly cook food, and a nice bar area to have a drink in. We would go back here.
Cons: It is on a very busy road, which we are not use to but that is no fault of the lodge.

Pros: Room was clean. Lots of tea and coffee etc. Toiletries provided. Staff were helpful. Good that there was a small field to take our dogs for wee. My husband was taken ill whilst we were there and taken to hospital in an ambulance. I was told I could keep the room overnight which I was grateful for but then told only 1 other person staying in the hotel that night so it wasn’t a huge favour. I was charged over £90 for the room. They did make me a sandwich at tea time although I don’t think the restaurant was open but there was an 80 th birthday being celebrated.
Cons: Beds were uncomfortable pillows very hard. Bathroom smelt musty. Room was very small. Noisy road non stop traffic including lorries kept us awake all night. My dog hid a biscuit under the bed when I put my hand under to get it I felt something I got a coat hanger to get it out it was a unwrapped razor blade. Luckily an accident was avoided but when I gave it to a man in the bar he wasn’t in the least bit interested. Badly needs updating it reminded us of something from the 70’s. I think I was overcharged for the room for the extra night.

Pros: We stayed in the honeymoon suite and it was lovely. Well decorated with a big bathroom with a Jacuzzi. The room was quaint and charming and very well decorated. The food in the restaurant was delicious and reasonably priced.
Cons: The there was some damage to the bathroom, and toilet seat was broken, plug missing sink - little things but 2 of these are easy fixes. Also I had to request the music to be switched off on at 8 am on Sunday morning because of heavy base - some gentle music may not have carried so much.

Pros: I like our room as it slept 3 was away from the main hotel that was nice, and you could park right outside yr room.
Cons: Staff was fine, we wasnt in the hotel much, it was clean and tidy, could do with updating the bedroom, but i did sleep well.

Pros: Nice old building, and great chalet style room. Felt a little awkward to be there... Bar has restricted hours and food not always available at regular times... Nice surroundings.
Cons: A little bit of a more of a warm welcome would have been nice, felt like I was intruding.

Pros: The outside room /lodge was a pleasant surprise, very nice indeed The staff that we dealt with were very polite, personable, helpful and professional, nothing was too much trouble. Despite being right on the A10 the road noise was not an issue Thoroughly enjoyed the lodge
Cons: The lighting in the room was low energy and consequently not very bright The bathroom door opened onto the wardrobe which meant that the door hit it when opened fully. The bed was too firm for our personal preference however this would not stop us from staying again.

Pros: The bed was very comfortable and plenty of different lighting. As I am light sentive it's really good to have low lighting. It has a very nice garden to.
Cons: The sink had a large crack in it and there were some dirty particles under the toilet. Also the taps were far to close to the edge of the sink making it almost impossible for one to wash their hands Also there were the hairs on the edge of the bath.
