Pros: I was the only guest when I arrived that night, and the host greeted me with warm hospitality. There were many interesting collections in the house: paintings, handicrafts, and fun games to enjoy. In addition, the retreat was located in a tranquil environment that provides quality accommodation. If it were not raining, I would be able to look down on the peaceful landscapes. On the next morning, the host prepared genuine New Zealand style breakfast with freshly cooked salmon with eggs. Everything was beyond my expectation during this stay!

Pros: We had an absolutely perfect stay here, the place is huge, so comfy, and has an incredibly homey feel to it - I would have loved to stay here for a whole week! Me and my partner absolutely loved the fireplace (as we were staying in winter) and the views over the lake are amazing! Mark and Louise are very friendly, make you feel very welcome and taken care of, but let you have your own space as well which was absolutely perfect for us. Breakfast was wonderful, freshly made every morning, beautiful products and great cooking. Our bed was comfortable, room was just right, we felt very comfortable throughout our stay. We loved it and will definitely be back!

Pros: Louise made a wonderful breakfast and tailored it to our preferences. She was a superlative host. The house is gorgeous in a beautiful country setting. In short, it was the most outstanding B&B at which we have ever stayed.

Pros: The hospitality of the hosts, the lovely morning breakfasts, the amazing location (beautiful scenery and so so peaceful), the activities are all close by, the way the rooms and facilities were always super clean and tidy, the fireplace that was lit every evening, the decor. Honestly have nothing negative to say about out stay.

Pros: The staff are fabulous. So welcoming and helpful. We enjoyed the warm dry rooms form the thermal water heating and loved the thermal mineral pools. loved the complementary bikes, pools and playground. If it was warmer we probably would have enjoyed the bbq too.
Cons: Accommodation is pretty straightforward but everything was clean and worked well.

Pros: The staff were really friendly, coming out to greet us when we arrived and making us feel welcome. We really liked the fact that the motel strives to be enviromentally friendly and has little information signs about the water and Fairtrade products it supplies. The beds were comfy and the motel whilst basic had all the amenities and comforts we needed. We loved the mineral pools and the fact that you could use the bikes that were available if you wanted. The location was great and only a short walk to Eat street and the lakefront. It was nice and quiet considering how central it was.
Cons: The bright lights that were on all night outside the rooms and the dusty tasting crockery which we mentioned to staff upon leaving so hopefully these issues will be resolved at some stage.

Pros: The hosts were fantastic!! Attentive, friendly and relaxed. The food was absolutely divine!!! The facilities were just what we needed...and a whole lot more. All the staff were impeccable but so, so friendly!! This is all you hear New Zealand can be. Very ,very well done by all involved.

Pros: - Breathtaking place. - Owners and staff are amazing, felt like home, they organized whatever we wanted to do, drove us, planed a gorgeous heli trip to white island directly from the lodge garden (must do!). Educated and interesting people, very welcoming and clever. - Private chef with open kitchen available whenever you are hungry (included in the price, no need to ask for the check every time, whatever the hour) - Great privacy. You have your space and a feeling of total freedom. - Plenty of cool stuff to do : gave us one of their boat key+life jackets, had a fun trip on the lake by our own - Rooms are big, view on the lake, clean, brand new bathroom

Pros: EVERYTHING was really good. The room was warm when we arrived and super super clean. The beds were a bit firm but it's the way we like it. The cleaners always done a thorough job of cleaning up, making the beds etc & along with all the other staff very helpful and polite. 2min drive away from Countdown which was awesome for us. The spa was awesome to perfect for the colder nights. They also have a bbq and a park for kids if you wanna take your whole family. Rooms were also very spacious. Extra blankets were also in the wardrobe not that we needed them because their were panel heaters and OMG they were great. Thank you for the wonderful stay will deffinately be coming back (:

Pros: We had a great time staying with you, this is the second time we have stayed and this time we wanted a bigger room as we stayed a little longer. I have a young two year old who enjoyed his big space the park was a bonus and also the hot tub which we all enjoyed. Overall such a homely place staff are friendly and helpful, one of our tvs did not work the first night and after letting staff know the problem was solved straight away such awesome service. Definitely get what you pay for and worth it. Thank you!

Cons: Not sure if we got bedbugs from the room or my 2 hour outing to a friends house that was fully lit ( bedbugs only come out in the dark) ? But I did call to confirm that you do fumigate so I can’t say either way. But bedbugs came back with us :( We loved the food & full on experience from everyone! See you soon!! Pros: Very nice design and attention to detail. Very courteous and friendly staff. Views of Lake Rotorua from common areas. Delicious breakfast. Also, the one dinner we had at the hotel restaurant was very good. Quiet and elegant atmosphere.
Cons: Far from town - had to use taxis to get to sights we wanted to visit. Not a huge problem, but this did add cost to what already was an expensive hotel. (But being out of town did have the advantage of avoiding the sulphur odor of parts of Rotorua.)

Pros: This was our second trip to The Black Swam. It is a charming, boutique hotel. The decor is original and luxurious. We had a lakefront room that had an amazing view of the lake and gardens. The room has a small sitting area; bedding and furniture was comfortable. It was nice to have a fireplace in the room on the cool evenings. The bathrooms had a gorgeous soaking tub, along with a large shower. Staff is attentive and accommodating who were willing to schedule activities and dinners. Breakfast was included and cooked to order and it was delicious and they had gluten-free offerings. The Black Swan is conveniently located to everything in Rotorua. I highly recommend The Black Swan.

Pros: Location close to the airport with excellent lakeside views. Full self catering facilities with great beds. Some services out of action like the pool but we expected that due to it being winter, and friendly manger was kind to offer alternative indoor spa/jacuzzi.
Cons: It worked well for two couple (in two bedroom) plus lounge area, kitchen and outdoor BBQ space. We have no negative comments at all.

Cons: Exceptionally loud neibours, shouting and using their private spa until 11:30pm. Not the hotels fault at all but was still annoying, this is possible because the self contaimed units are attached in a semi terraced style. Do not let this put you off though, they were exceptionally loud and everything else was perfect. On the edge of rotorua be sure you have a car!

The room was great with a lovely comfortable bed & pillows. We did have a front room but didn’t find the traffic noise disturbing. We ate in the restaurant twice for dinner and the food was delicious, well presented and moderately priced.

Pros: We had asked for a two-bedroom unit but got a large three bedroom apartment with a private hot tub and well equipped kitchen. The staff checked on us to see if we needed anything. Unlimited free wifi, which is not always the case in NZ.
Cons: Check-in closes at nine, eight on weekends. They had mentioned this in their reservation, but we did not notice as it was part of a lot of standard text that we didn't really read. Fortunately, we got there just as the manager was leaving. Also, the windows didn't have insect screens. If we kept them shut, the room was a bit hot and stuffy despite the fans (no AC), and if we kept them open, we got bit by some sand flies. The internet was weak and kept dropping.

Pros: We were amazed the unit had a separate laundry in it. The kitchen and living areas were efficient and the bedrooms were very nice and comfortable.

Pros: Best consistent service I've experienced in a while. I was there for 3 nights in the end and all the staff were polite, professional, attentive and friendly, but not too much or over the top. Really impressive.
Cons: No gym or pool for swimming (one or the other would be good, especially for winter work trips). There were renovations going on so dinner was sometimes served in the bar which had very few tables at a good height for eating and got busy with groups pre-drinks before they went through to the "dining room" which was where I had dinner the first evening but I believe the actual dining room was being redecorated.

Pros: Good location downtown, close to waterfront. My "lake view" room was dated, with some cracks in the doorframe and aging furniture. However, was clean and overall adequately comfortable. "Lake view" from 2nd floor simply means a view of the spa across the street, which is actually on the lake - we had no real lake view and actually paid extra for the "view". Would need a higher floor for the view. Room was not worth the price. I would recommend staying away from this hotel. 3 stars at best.
