Santa Maria degli Ancillotti - Assisi - Building

9,8 Excellent (62 reviews)

Located in Assisi, Santa Maria degli Ancillotti is in a rural location, within a 15-minute drive of St. Peter's Abbey and Discovery Station Assisi. Featured amenities include express check-in, complimentary newspapers in the lobby, and multilingual staff. A roundtrip airport shuttle is complimentary (available on request).
10,0 Excellent
Pros: We loved everything about Santa Maria Degli Ancillotti. From the moment we arrived and were greeted so warmly by Alessio and his family we realised what a special place this. The location is stunning, tucked away in the Umbrian hills, with marvellous views and peace and quiet - yet just a short drive from the local villages and towns and all that this beautiful region of Italy has to offer. The rooms are well equipped, tastefully furnished, comfortable and clean. The food was delicious, breakfasts and dinner created and prepared by Alessio's lovely family if you choose to eat in, and bar service round the pool a real treat. The swimming pool is extremely well maintained and great for lengths as well as taking a dip when feeling the heat and the sun bathing area is immaculate and perfect for relaxing with a good book or just snoozing the time away. ...above all we were made to feel thoroughly spoilt by our hosts, who looked after us so well and were always on hand to advise and help us whenever we asked; hardly surprising that almost all the guests we met have been before and return time and time again to this little piece of paradise. We hope to return too.
Cons: There was nothing we did not like at Santa Maria degli ancillotti
9,0 Excellent
Pros: Owner and family take a pride in their property and work ethics. Made sure all were welcomed and taken care of. Ecellent all around and worth staying there since location is centrally to many places in Italy.
Cons: Everything property, Apartment, bathroom, restaurante, pool and best of all service.
9,6 Excellent
Pros: We really enjoyed our stay at this hotel. It is a small, family run hotel, with excellent facilities. The family are very friendly and looked after us very well. The views from everywhere on the property are so beautiful, the whole property feels so quiet and peaceful. Every morning we were served a lovely breakfast, I particularly enjoyed the home made yoghurt and honey. The restaurant served home made, delicious food each night. There are five courses and I was very full at the end of the meal. We only stayed to eat in one time because I eat very little meat, and we like to try different restaurants whilst we're on holiday, but as the food is so good, many people stayed to eat in every nignt. The menu is different every night, and you can choose to stay in or go out each morning. I recommend this hotel, it is lovely.
Cons: Only a small thing, maybe there could be some fresh fruit with breakfast.
10,0 Excellent
Pros: Close your eyes and imagine the most stunning views, hills, beautiful olive trees. Then add stone cottages with pattios, spacious rooms and bathrooms. This place is amazing. The owner (Alessio) and his family are very attentive and just want to make sure that you’ll get the best holiday. We enjoyed the 5 course dinner every night at the property along with great Italian wine. Normally, we would have dinner at different restaurants when we travel, but the food is good here - homecooked by the family - and very flavoursome. No need to eat somewhere else. And the homemade pasta ... the best pasta I’ve ever had. If you are lucky, you’ll get to taste mimosa cake made by Mama. What a treat. The property is near to lots of sightseeing and beautiful places. Just book and go. You won’t regret it. We will be back next year.
10,0 Excellent
Pros: Everything was superb from the moment the electric gate swung open and we entered a marvel of peace and tranquility. The gardens are stunning and the whole environment just made for a complete chill out. Alessio is amazing and also his Mum, Wife and Sister....all working so hard as a team to provide a high quality experience. The Pool is fabulous as are all 4 dogs, several cats , and an aviary. I didn't get to try the hammock so I will be back! The meals are sensational. All home cooking and fresh produce. The golden eggs for breakfast are unrivalled. Alessio is a great host and very helpful with wines too! Thanks to the whole family and we can't wait to return.
Cons: LEAVING after only two nights...silly me
10,0 Excellent
Pros: The owners were super friendly, available and kind. The location is awesome and the dogs and cats kept us good company at the pool!
10,0 Excellent
Pros: Alessio and his family work hard to make your stay perfect and memorable. This is our second time staying here in two years and we met others here who have come numerous times. I totally get why. It is completely relaxing and the meals are really incredible. Stunning food, beautifully presented, and done with an informal warmth that is impossible to describe. This trip we brought my father in law who needed a wheelchair, and the family provided us with one as well as made suggestions of local activities to do that would involve areas and locations that were accessible. Very thoughtful and kind. We will be back for sure!
Cons: Nothing!
10,0 Excellent
Pros: Alessio and his family toon the agriturismo experience to the next level. Apartments are beautifully decorated and cleaned every day, pool area and surroundings are well kept. The best part is the excellent home cooked food and a welcomed atmosphere thanks to Alessio and his family.

10,0 Excellent
Pros: This is a such a lovely small hotel perfectly located for seeing Assisi.
Cons: This did not bother us but older folks who cannot walk uphill a lot should note that it is a good uphill walk up to the main square. However, the hotel is very close and well located for the main attraction which is the church and its frescoes.
10,0 Excellent
Pros: The room was very clean and the staff very friendly.
10,0 Excellent
Pros: The staff was very kind and informative. The rooms are completely renovated and clean with all needed amenities. The breakfast setup was excellent with a great variety. The cappuccino was excellent. Also an excellent location with a very nearby handicap parking space. Would definitely return!
8,8 Excellent

Cons: None
9,6 Excellent
Pros: The location was great, room comfortable and price was reasonable.
9,6 Excellent
Pros: The bed was amazingly comfortable, the staff was incredibly gracious, and the breakfast was delicious.
Cons: The location can be difficult to find when arriving by bus from Florence but the gentleman manning the front desk came out to the street to carry our bags up the steps and up the short flight of stairs to our rooms.
10,0 Excellent
Pros: The structure of the hallways and rooms are unique and quite understandably so. When renovating a building in such a historic area the inside space is what needs to be redesigned. Through the building does not flow, nor was breakfast easy to find on day one, the charm by far made up for the wandering.
Cons: Nothing

10,0 Excellent
Pros: Perfect
9,2 Excellent
Pros: Big spacious room, beautifully decorated. Good breakfast.
Cons: I realise that parking in hilltop towns is always problematic. However the property advertised as having parking available but infact this was public parking outside the city walls at extra cost. They do not have a porter service and just stopping in front of the hotel to offload or load luggage was extremely challenging as it caused a traffic jam.
8,8 Excellent
Pros: The staff is super friendly there's a parking not so far from the property. The breakfast is good
Cons: They smoke inside the property and the rooms smell a little bit like cigarette.
10,0 Excellent

7,3 Good
Pros: A very friendly welcome awaits you. This hotel is in an excellent location. Can certainly recommend it.
Cons: Parking is about 10 mins walk away, which is OK, but if you want to drive your car to the hotel to drop/collect luggage it's a challenge due to the narrow streets. However, the owner was very helpful, even driving the car for us.
7,7 Good
Pros: The owners are friendly and incredible. Mr. Vicenzo did all he could to make our stay wonderful. The location is one of the best in the city, although a little difficult to find, wich is normal in this kind of city. The breakfast doesn´t have too much variety, but it attended our needs. Very nice and clean hotel. I would definitely stay here again.
Cons: It has a lot of stairs and no elevator, so you have to carry your luggage all the way up.
6,0 Good

Pros: Nice breakfast in the AM and tea time in the afternoon. A cozy tower at the top with view of surrounding area. Two minute walk to Piazza and nearby restaurants, We plan to return next year.
8,3 Excellent
Pros: Great location and the room did the job. I found the bathroom to be a wonderfully efficient system, but my other half was a little scared. Free parking was a nice bonus!
Cons: The air conditioning was lacking. We did have a cooling system, but it was nothing more than a fan on a 2-3 minute timer. It is cool overnight, so leaving the window open would have helped, but my other half was weary of gekko's shacking up with us.
9,5 Excellent
Pros: We had a great stay. The staff were friendly. it was very pleasant
10,0 Excellent
Pros: The cultural ambience, location, and super friendly staff.
Cons: The strange shower and difficulties of parking and luggage lugging that go with location in a pedestrian only zone,
10,0 Excellent
Pros: Fabulous location right in the heart of the old city of Assisi. Small, slightly quirky, family-run hotel with great service and friendly welcome. We left our car in a nearby carpark and walked everywhere. Smallish room but had everything we needed with an amazing view over the city and a nearby church. I would highly recommend this hotel for a couple travelling in Italy who want an authentic experience.

Pros: Family-run small property. Recently renovated. Antonio and his family worked hard and constantly to help us have a good stay. These folks are terrific.
Cons: A little hard to get to, but that’s unavoidable in a walled hill town like Assisi.
10,0 Excellent
Pros: We had a three day stay at the Pax recently. The family who run the hotel were charming hosts and could not do any more to make us feel at home and comfortable. Any requests were attended to.immediately and graciously. The room and bathroom were spotlessly clean and they served a very nice breakfast

They even provided an early breakfast for us as we had to depart before the scheduled breakfast time. Thank you.

Pros: The staff were very helpful and friendly. Excellent Americano coffee and breakfast hit the spot. Not too big, smaller number of rooms meant staff were able to look after guests personal requests. Bonus: Two gorgeous little tabby cats!
Cons: Not much space in the bathroom.
3,3 Mediocre
Pros: Nice and spacial parking lot.
Cons: The worst "hotel" room I have ever slept in! Altgough the booking.com pictures presenting an external view of the hotel suggest that it is a three-floor building, we had to stay in a room number 41 located on the 4th floor, under an attic roof! There was only one attic window for ventilation, that opens upwords - no view but the sky. Well, that might be a perfect maid's room, but they charged us regular price, explaining that it was the only room with two single beds. There is no elevator in the hotel.
8,8 Excellent
Pros: The staff was great and helpful with every quistion or problem. Did everything they can to make us feel comfortable.
Cons: The facilities were a bit poor. Things that looked lovely on the pictures were out of work.
8,3 Excellent
Pros: the place is set in quaint area and very central. close to Assisi and major routes. hotel was a villa before so only has rooms available no other facilities. breakfast was sufficient. rooms are huge and clean. some rooms have jet baths others have small showers. the hosts are friendly and helpful. the grounds are huge and there is enough parking. there are good restaurants nearby and shops.
Cons: showers could be bigger.
10,0 Excellent
Pros: Very near the bus stop to Assisi and from Assisi train station as well as Santa Maria Degli Cathedral. Convenient check in.
Cons: You will here people coming in from the reception if you are booked near the concierge. But still a good accommodation worth considering given the location and services personally provided by the owners.
10,0 Excellent
Pros: The Hotel is a nice location with a rich garden and close to bust stop and far only a short walk from Santa Maria degli Angeli. The room was really large with a terrace in front of trees and other plants. Forniture are quality and the bathroom too. The staff was very warm and the breakfast abundant and quality. Definitely to recommend to our friends.
Cons: definiteily nothing

Pros: Beautiful and convenient location if you’re interested in visiting Assisi. Nice restaurant, servers very helpful and friendly. Good dinner and nice continental breakfast and they make a delicious cappuccino.

10,0 Excellent
Pros: Nice, clean, well-managed hotel with a lovely garden, nice swimming pool, friendly staff and good breakfast just 15 min walking distance to Assisi old town. We got upgraded to a great room with a big terrace overlooking the beautiful valley. Stay here – you won’t regret it!
8,8 Excellent
Pros: The hotel was clean, staff were great and always helpful. We also had dinner there and food was always very good and the wine is also reasonable priced.
Cons: There is nothing that stands out as being negative. Maybe the windows can be thicker so to eliminate the noise from a nearby road.
10,0 Excellent
Pros: Superb. Excellent hotel. Very nice clean rooms. Staff always with a smile and very helpful. Evening meal surpassed our expectations with very generous portions and a very good choice of items on the menu. Very close to Assisi but not in the centre so we did not have any problems with parking. It is only a 10min walk to Assisi. We spent 7nights at the hotel and will definitely return and recommend it to our friends and family.

10,0 Excellent
Pros: Basically, everything. Excellent staff, wonderful location, great breakfast!
Cons: All good!
10,0 Excellent
Pros: Hotel is great. Staff is extremely helpful, view from our room was superb: on the roundabout and on the many villages from the hillside (great for evening and morning). Breakfast is good. We leaved hotel at the early morning but the lady prepared a breakfast to go for us which was extremely useful. Location is great: it's near the gates to the old town of Assisi so it's not so far but it's not a problem to get there by car (and you don't need to go to the narrow streets of old town), hotel has its own parking for a very small price (for us together with breakfast it cost just 1 extra euro per day), there is also big parkings in 20-100m from the hotel. And the most important: staying there you could walk around the beautiful old town at the evening when there is no crowds of tourists to look at all of the interesting things by yourself.
Cons: Everything was great. There is no anything negative about our stay. Just be careful on the roads since it's a hillside, roads not so wide and sometimes there might be a traffic in the area. The same is applicable when you cross the road. But it's not something related to the hotel. It's related to the Assisi since it's an old town on the hill.
8,3 Excellent
Pros: The breakfast was very good but the coffee came out of a machine - and we were in Italy!! The room was in excellent condition and the shower gel and shampoo are to be commended. Shame the breakfast was not included in the room price.
Cons: first floor corridor carpet was unsafe and once or twice my companion tripped but nothing was done to rectify this throughout our stay. The fire alarm went off during one night but nobody responded to the given emergency number. Eventually someone turned up!
8,3 Excellent
Pros: Staff is very kind. Rooms are very clean. Nice breakfast
9,2 Excellent
Pros: King bed, excellent shower, on-site parking
Cons: A bit noisy on the street side
10,0 Excellent
Pros: Bed is comfortable and room is small but stylish. A single window provides a great view of the Umbrian valley below. Susanna and Valentina went out of their way to make our two-night stay comfortable.

On top of same the vieuw on Assisi is beautiful. The room was fully equipped but rather small, especially the bathroom.
Cons: For breakfast there are all kinds of cakes, sweets, pastry etc.. but for non-Italians like us there should be a bit more bread, cheese, ham etc..

Enjoyed the authentic experience of being in this type of local hotel, so nice after being in so many 'chain hotels'. Great location opposite train station and bus up to old city (buy bus tickets in rail station).
Cons: The complementary little shampoo bags were appreciated but hard to open with wet hands...maybe a different packaging would be better? This is a very minor thing though.
10,0 Excellent
Pros: Very convenient from station with cases and the bus stop to get up to the older part of Assisi was only a minutes walk. Staff were great and easy to deal with. Our kids loved the breakfast and all of the staff.
10,0 Excellent
Pros: We stayed in a refurbished brand new room, super comfortable and clean. The staff was very helpful and polite, and it is very well located next to the station and the bus to go up to Assisi.
Cons: The breakfast is mainly home made sweet stuff (very yummy) but I missed maybe a toaster and some yogurt.
9,2 Excellent
Pros: Hotel Moderno is an excellent option for visitors interested in staying close, … super close to the train station. The bus to Assisi stops right across the hotel. You can feel the hotel is owned by a close family, all willing to assist their guests. Rooms had the minimum but were clean and comfortable. Breakfast had a few options nicely displayed and the cappuccinos were GREAT!!
Cons: There was a bit of last minute confusion at the front desk to provide the room accommodations we requested and confirmed in advance thru email. The issue was quickly resolved to our satisfaction.

Pros: Location and facilities were beautiful. Staff was friendly and professional. The panorama is breathtaking
6,7 Good
Pros: The property and grounds are beautiful and there's plenty to do (pool, tennis court etc.) and there are lots of lovely places to sit and enjoy a glass of wine. Food was very nice but quite pricey for what it was.
Cons: Castello Di Petrata is a lovely, peaceful place but this changes completely when there's a wedding on (which I imagine is most weekends in the summer). The whole property became much busier and noisier and our stay then felt secondary to the main event... the dining room was moved, the staff seemed to ignore our needs and there was noise and fireworks until the early hours. This wouldn't be a bigger problem if it wasn't for the price - It wasn't worth half the money when the wedding party took over for half of our stay. In addition to this, noise travels surprisingly far through the main house as the walls were terribly thin. Unfortunately, we had to move to a downgraded room at no reduction in price to escape the noise of a family with a young child. Not what we expected when we booked our romantic break. We also treated ourselves to a couples massage but were dissapointed to discover that we only had one masseuse for the 70 minute treatment, resulting in two much shorter, quite expensive massages for each of us whilst the other waited.
7,5 Good
Pros: The Breakfast was set out beautifully with cold meats fruit breads etc. Anything else was available cooked by the Chef. I had an excellent Omelet. The rooms were a little dark but this is to be expected after all it is a converted Castle. Great shower in our room.
Cons: There was no AC in any of the three rooms. The units were there but not working. Fortunately there was a Ceiling Fan.
10,0 Excellent
Pros: The setting of the property was picturesque. Each room is unique. The breakfast and coffee was amazing. The service exceptional. The grounds were excellent as you can explore the pastures. You won’t be disappointed.
7,9 Good
Pros: Good location and setting, the views, breakfast.
Cons: The attention to detail was lacking: Poor communication for example when checking out due to a planned power cut. Long wait between courses at dinner. While the room rate was value for money, we didn’t think that the restaurant was, although the food was very nice. Air conditioning not efficient enough. In our suite there wasn’t a shower and no curtain over the bath, so showering became a mess and with 37 degrees not many people want to have a bath.
10,0 Excellent
Pros: This place was a fantastic Umbria getaway is a very cool restored castle/ resort. The hiking through the hills was beautiful. The food and staff were fantastic and it was a perfect base to explore Umbria from. The grounds were beautiful.
Cons: The road to get to the resort was a little tricky the last couple miles but part of the charm. Just take it slow
7,9 Good
Pros: The grounds, view, trails, patios, wine , interior, art work, cultural distinction- all amazing
Cons: It’s a huge wedding venue and the quiet , peace of the facility and natural surroundings were affected by the loud music, noise, late night alcohol. Saturday night the revelry went on to after 3 AM!!
10,0 Excellent
Pros: Lovely historic building with stunning views. Great room and restaurant. Highly recommended!
Cons: It was all good.
8,8 Excellent
Pros: Nice place with a great aura. Issues: No air conditioning. They don’t cut off wedding or DJ. I am from New Orleans and I love a good time and music all night, but the wedding party would not go home—considering we had to keep windoows open all-night because of no a/c: Staff was really good
Cons: Loud music all night from wedding. Till 3:30 am. No a/c.
7,0 Good
Pros: Castello Di Petrata was a great place to relax and enjoy the countryside of Umbria.

Pros: The Castello was very nice, the room was spacious and decorated tastefully. The Castello also had a beautiful swimming pool and jacuzzi with great views over the vineyards and the Tuscany landscapes. Everything was perfect. Choices were quite abundant at breakfast too.
Cons: Nothing, but it is a must to have a car to access and it could be quite difficult to locate as it was not on the GPS.

Pros: One of the best hotel I every stayed in Italy (best value for money). Located right in front of the 7th biggest church on earth, veyr clean, interior luxury, good breakfast, tranquil area, with restaurants around.
Cons: Maybe just the TV (a bit too small) hehehe...
10,0 Excellent
Pros: Everything, good location, very comfortable place, good attention.
8,8 Excellent
Cons: When we arrived, the gentleman on the front desk was not particularly friendly and welcoming. The rest of the staff were lovely. The pool is not actually a pool, but a dipping pool. Breakfast is until 10 however they were clearing everything away by 9.30 so it felt as if you were being rushed out.
8,8 Excellent
Pros: The hotel is really close to Santa Maria Degli Angeli
Cons: Breakfast was disappointing - no fruit salad although they did make me some when asked. Coffee was from a self service machine
8,8 Excellent
Pros: Location was good.
Cons: The room was far from lift.

Pros: It is a wonderful hotel.everything was superb and a swimming pool as a bonus
10,0 Excellent
Pros: Location
Cons: Nothing
5,4 Okay
Pros: Location is quite central.
Cons: I picked this hotel because it says that it has parking. it turns out they direct you to park on the street around the corner. the evening reception person was unpleasant and not welcoming. In addition to his attitude, he did not offer to help me with the suitcase (a woman travelling alone - the only place in Italy where a man didn't suggest to help). When I checked out no one offered help with the suitcase. Clearly the hotel does not think it is required to care about a guest once outside hotel doors. The receptionist gave me my room key. To get to my room on the first floor - i had to climb 5 stairs carrying my suitcase because the lift does not reach that area. When I mentioned this to the receptionist in the morning she said - you wanted a room with view and a balcony. Well, if anyone had said to me that for a balcony I would need to carry my suitcase without a lift - I would have clearly preferred no stairs and no balcony. The room was quite small and the bathroom ventilation is noisy. yes it's clean, yes breakfast is OK - but who cares in light of the overall unpleasant experience?

Pros: Fabulous hotel with amazing baths under. Loved it all!
9,6 Excellent
Pros: Staff were fantastic and did everything possible to make our stay perfect. Breakfast was fantastic with high quality produce, ranging from charcuterie, great Italian cheese and wonderful patisserie and cakes, including gluten-free options. Our suite on two floors with our own entrance was fabulous. The Roman spa facilities were the best I have ever come across! The gardens, replete with highly scented shrubs, such as rosemary and lavender was second to none.
Cons: We felt the rooms were a little spartan and could have benefitted from a little more thought to the interior - that being said, I used to be an architectural interior designer. The toilet seats could have been soft-closing, so if one forgot, they would come crashing down.
7,5 Good
Pros: The breakfast was excellent.
Cons: The only thing that could have been improved was the fruit juice which was not fresh.

Pros: Alles was top

Pros: If you pay for a deluxe room you should get a view of the valley, which is worth the extra cost. It was quiet and close to the Basilica. The view from the terrace is amazing.
Cons: The rooms aren’t huge and I thought it was quite expensive. However we were there for the feast of St Francis and I’m guessing that pushed up the price.
10,0 Excellent
Pros: Hotel Giotto has a specacular view of the valley in Assisi. It was very clean and comfortable. Beatrice at the front desk was extremely friendly and helpful. Highly recommended!
10,0 Excellent
Pros: Great location, great staff, great breakfast and dinner, great service.
Cons: Nothing
10,0 Excellent
Pros: The room was small, but comfortable and clean with an exceptional view of the valley. The spa is a nice addition since we last stayed at the hotel and the massage I had was wonderful! The staff was friendly and helpful.
Cons: Hairdryer hose was broken and the bidet was a little loose.
8,0 Excellent
Pros: Compared to some other hotels in Assisi this hotel is very nice. Most hotels in Assisi are 3 star hotels. Parking is available at the hotel for a free. To us this was worth it. There is a lot of walking in Assisi so having our car close by was an advantage. The staff was wonderful and the breakfast was great. I would recommend staying here
5,8 Okay
Pros: Location was good and I was able to reserve parking @€15 per day.
Cons: Beds were uncomfortable. Staff seemed run off their feet and consequently service was poor, some were surly and unhelpful.
6,7 Good
Pros: The staff was very helpful. The Breakfast excellent. Location was excellent. Accomadations clean.
Cons: Reservation was decieving - photo on confirmation was of a suite when room was tiny in comparision. A tour group was on the premises - you are second class if tour group is on property. Elevator logistics difficult - different elevator for each section of building. They charge 15 euro for parking. I must mention again that this locations seems prone to tour groups - this will keep me away next time i visit.

Cons: Nothing
8,8 Excellent
Pros: The view from my room was magnificent and the hotel is situated just in the center of Assisi. Very nice breakfast and good hotel restaurant
Cons: The room was very small, just enough space for one person. The was a huge ventilator or air con just below my window, a bit noisy for this quiet town of Assisi.
9,6 Excellent
Pros: Location was great.
Cons: The hotel has got a bit old fashion feel in both rooms and breakfast area.
8,8 Excellent
Pros: The hotel is very well located. It has a parking right in front of the hotel wich is great! But you must know that isn't possible to reserve a parking lot and if it's full on your arrival you won't be able to park your car and is only a few parking spaces. The breakfest is small but great! The structure of the hotel is old but super conserved, so it has a charm, the rooms are the same, but confortable and very clean. The view is also amazing. There is a elevator so you can get your bags until the floor you are staying. The photos on booking are reliable, the hotel looks exactly like this live.
Cons: I think few things, although they are conserved, need minor repairs or even improvements. For example, the curtains in my room were damaged, we could not open or close them properly.
