Pros: The staff were unfailingly friendly and helpful -- and open to talking about Venice and sharing information. Travelling alone, I especially welcomed this easy atmosphere because it meant I felt comfortable about going into the bar as well as the formal restaurant on my own. The bar and restaurant area is relatively small and the timber-lined walls give it a cosy, laid-back, atmosphere. However, there is nothing casual about the service ! This is impeccable, with truly professional staff and excellent food -- beautiful culinary creations inspired by contemporary interpretations and presentations of Italian cuisine. As for location: look at a map; the centrality speaks for itself !!

We were here for the New Year, and it was excellent! The hotel offered prosecco and sweets in the room, made a symbolic gift. In the evening, a lovely free aperitif was offered, and the next day breakfast was until noon. We were really impressed by the kindness and all these free services. Much higher than we expected. I was in many hotels in Venice, and this one for super in the list of top-10!

Cons: None of the TV channels were in English. The breakfast was too simple. During check out, the water taxi we booked charged an extra Eur10 because of our luggage (this was not the case when we arrived and checked-in).

Cons: We stayed in the suite of the hotel, Both showers flood the floor of the bathroom. Especially the steam room, glass door needs a fix. The hot tub didn’t work, and buttons were lose. Air con system saying ‘ Help? Had to call reception for clean towels and when is room getting cleaned?

Pros: The place looks awesome, a 14th century palazzo, and keeps it's charm. The staff is super jolly and helpful, always looking to be facilitating your stay. The room was adequate, not too much overdressed, and there were no noises from the street at all. There are all kinds of services nearby, including vaporetto stop for easy in and out of the city. It's also very close to several of the Biennale exhibitions, like Ca d'Oro, just around the corner.

Cons: The internet connection was really not good enough for a five star hotel. We stop trying to connect and used mobile connection instead. Easy to improve though.

Cons: This hotel was a bit rough around the edges for a 5* hotel eg scuffed skirting boards, stained carpets etc. The staff were not particularly attentive. My husband asked for a rather basic cocktail, which they refused to make as it was ‘out of season.’ There was a stocked bar and no reason why they couldn’t just knock a quick mojito up. The hotel also took an extra £200+ out of my account as preauthorisation for the stay. I had no real problem with this until I came to pay for the stay on departure and they had not yet released this money and still expected me to pay the full amount on top. I think that was a bit cheeky. I had to phone my bank to release the preauthorisation payment as the hotel had effectively claimed it, removed it from my account and said I’d get it back in 2 weeks. This isn’t acceptable. I also went to the hotel as they have a vegan chef. I expected some decent vegan options but the menu was basic, over priced and unimaginative.

They told me that they could not do this for me, but not to worry as the trains don't sell out anyway. Unfortunately when we showed up at the train station, the train to Florence we needed was sold out ruining our plans for the afternoon. Pros: From the moment of arrival via the water taxi - pulling up at the front doors of this stylish hotel - it was a joyous several days. Wonderful staff - every one very helpful and charming. Great bedroom, classic stye bathroom, very clean, over looking a canal, very stylish throughout including the lobby & bar areas. Almost central between St Mark's Square and the Rialto. Very easy to then move out from the hotel and walk every where. Just loved the whole vibe. Even the slow mornings waiting for the high tide to go out!!! We will definitely stay here on a future visit to Venice.

Cons: The Hotel is good, in terms of location cleanness and rooms. However, the reception staff were not friendly and not easy to talk to. Never smiled. They gave us a straight face once we stepped in, and never felt welcomed!!! Plus I booked a deluxe room and i was given a standard double room....! The toilet was small I mean small that once you open door there is no space to walk in it!!!, then I figured out it's not what I paid for....! And i asked they were insisting it’s a Deluxe and i only asked for what I paid for.... not an upgrade I just wanted what I paid for......! Just farness..

It is a non smoking hotel but perhaps many years ago it had smoking rooms so faint smell remained, but you will smell only if you have a very sensitive nose. Also this area gets very busy, lots of people and several souvenir stands around.

A big plus of the hotel is its central location on the canal and convenient Vaporetto stop right in front . We also had a small balcony with a partial view of the canal which was nice and served as a convenient refrigerator for some food and drinks that we purchased.
Cons: Breakfast was fine with the exception of one of the waitstaff giving my wife and argument over her use of the cappuccino machine in a way that she thought was improper....she talked to my wife like she was a peasant. The rooms despite the massive chandeliers were poorly lit and the desk lamps were literally 3 watt bulbs... only 1 two prong outlet in the room couldn't use outlet for my laptop...I had to buy a converter for 9 euro.. the glass of the light fixture in the room was badly broken..and there was a significant amount of double sided tape just left on the wall next to the sink from a fixture( probably a hair dryer) that had been removed.... I am shocked that they didn't remove it or replace the broken glass in the fixture. By the way...they didn't tell us that based on the configuration of the room, you have to climb a flight of stairs to get to the bathroom!! Not terrible but not very convenient either when getting out of bed to use the bathroom in the middle of the night! There are literally only 2 tiny desk size drawers to put your clothing into ..really not enough space..you have to live out of your suitcase in order to keep the room neat. hanging / closet space is adequate. VERY IMPORTANT INFORMATION NOT RELATED TO THE HOTEL PER SE . DO NOT CHANGE MONEY ANYWHERE IN THE CITY OF VENICE OR THE AIRPORT !! CHANGE MONEY BEFORE YOU GET THERE OR USE THE ATMS THAT WORK WITH VISA OR AMEX (IF YOU CAN FIND THEM) ASIDE FROM THE ABSURD PERCENTAGE SPREAD THE CHANGE BUREAUS CHARGE ON THE CURRENCY TRANSLATION, THEY ALSO TAKE A 19.90 % COMMISSION FEE!!! YOU CHANGE $100 AND GET BACK $70 !!

Cons: Bathroom is clean but really old. I showered around 11 in the evening and when I used the Hairdryer it works only about 15 seconds then died. Tried it again but never works no more, I didn’t bother to call the Reception because it’s too late but then the next day upon check- out, I mentioned to one of Reception Staff, He said said why I didn’t call them, They’re open 24 Hours. I was actually not complaining, I only reported it in a nicely way so it helps them to make their service better but I got blamed from not calling them & not even saying First of all, The Hairdryer or drinking glasses or Bathroom should function as 4 Stars so as His Manner towards Hotel Guests.

Cons: The worst and rudest customer service ever seen. Do not go by pictures, in reality their rooms are very bad. It does not deserve even one star. I ended up making new reservation of an apartment by paying 200 euro per night. Moreover when I tried to cancel my old reservation via booking agency, they threatened us that we may have to leave their property. Now think of what you do when you are with the family on a vacation. Over commercialization has degraded quality everywhere. But this one is the worst. Please STAY AWAY from this hotel.

Cons: The location was not that ideal if you did not take the public water taxi. The map stated 20 minutes walk from the train station, but we took longer than that as we were not familiar with the place, many flight of stairs and our heavy luggage. It will be good if the hotel could give us some instructions on how to get to the hotel when we book it. Also, I did not expect it my room is 2 levels which is quite different from the photos. It will be unfortunate if you have elderly coming with you - Just thought the pictures could reflect the actual room better.

Cons: The staff lady was scary and we are sure we left a book there and called them to look for it. The first time she said there isn't. The second time we called to let her know to look for between bed frame for my book, she yelled at us and told us that we are calling them twice when she said there is no book there at the first time. We just called to ask her for another location and only called twice. I don't think that is a crime to call twice for looking for a lost book. No need to be that rude and no need to raise voice.

Cons: Our room was on the ground floor of the hotel's second location (around 100 mtrs away). It was a bit noisy with people coming and going through the front door but it was ok. The beds were very very firm. It would have been good to know that we were in the different location before we had to carry our luggage over another bridge (yes we knew there would be lots of these but we picked this location because we could get there with our luggage with minimal bridges).

Cons: My room was in another one building. Not in the the main with reception. I didn’t know how to get to reception and room for breakfast inside. I always was using the street. Room is really not big, just as a bed + table + private shower and toilet, but it’s enough if you’re not going to spend much time in the room. Better to go for a walk. It’s Venice!

I made a suggestion Upon checkout, that this problem is easy to fix, as there was only one narrow wall area within a closet, that is shared between rooms and which is easy to noise-proof. Cons: Very first impression was the receptionist- rude, cheating, disappointing. (At checkout, we heard another receptionist talking rudely to another customer) He sent us to some other property in another building which was in some shady backstreet and not at all matching with the description of the room I had booked. We went to room and refused to stay there after which he gave us room on the third floor of the hotel building where the lift doesn't go and is in some far away corner. To reach there you'll have to take at least 6-7 turns and 2 stairs. Since the pictures of the room were matching, we couldn't argue on this; but the price you're paying for such property is worthless. The rooms look spacious in pictures but in reality they are not! There wasn't sufficient toiletries in the toilet. Breakfast was too basic for the price you're paying and even in that the fruits weren't fresh.

Pros: On arrival we were upgraded from a double room to a superior suite, I don’t know why but I didn’t complain. The room was outstanding with a beautiful view of st Marks square bell tower. Cons: The furnishings were old and disappointingly faded for the price we were paying. One of our first rooms was located next to the air conditioning motor on the roof and was insanely loud. To their credit, they did allow us to relocate that room. Upon check in, we were told breakfast was included in our room and the times it would be available. Disappointingly, after our party of six had started eating breakfast, we were then told that our rooms did not include breakfast. When I reminded them of what they had told us at checkin, they said I must have misunderstood. 15 euro per person when we could have easily fed my four children for 1/5 of that price at the bakery around the corner had we known was annoying.
