Pros: Very friendly host on call for any requests we made. Beautiful property right on the river with lots of trees and flowers, a beautiful waterfall made by the owner. Fantastic breakfasts every day. We were very pleased with every single thing. This is a great place to stay!

Cons: Difficult to find. If you google for directions, it is not correct as it uses street name that no longer exists.. Bed was hard and pillows uncomfortable for me; however, my spouse was pleased with both.

Pros: Breakfast was delightful, wonderfully prepared by the owner. Since it is a B&B, it is served at a specific time, not available all morning as it might be in a motel/hotel, but it was lovely. This is truly a B&B - in a pretty house in a nice residential neighborhood. Absolutely like staying at a friend's home. The owners are great, room is nicely decorated and provides every amenityt, but if you prefer anonymity, a full-time front desk, etc. this is not for you.

Cons: To much supervision, the bed was smaller than advertised, the shared bathroom was a no go for us so would not stay again, the price should be lower if you don’t have a private bath. The food was freshly made but was cold when served.

Cons: The breakfast area was extremely small to move around in, the breakfast it self was not very good. The hot breakfast tasted as if it all is just microwaved and put out to serve. The hot tub water looked of a darker color like it had not been flushed and cleaned in awhile.

Cons: It is not handicap friendly. There is no elevator. My friend booked a room directly by calling the hotel and received a rate of $137. I paid $189 for the exact same room except mine did not have a working air conditioner. The manager said she was "sorry" but there was nothing they could do because they were booked and I booked through a third party. She said you should always call the hotel directly because they have "specials" all the time. I checked the direct web site for Sleep Inn as well as three other sites and they all had the same $189 rate. When I checked in I asked the manager if they had a ground floor room because they did not have an elevator and she asked if I requested one when I reserved my room. How would I know to ask for a ground floor if I did not know that they did not have an elevator? She said "its first come, first serve" as an answer. The breakfast was inedible as well!

Cons: The beds were like sleeping on a bare box spring the floor would have been more comfortable. The pillows were tiny and my folded up beach towel provided better comfort. The only issue with breakfast was that the eggs were so overdone they were hard I have never had a fried egg that overcooked. And the room ac did not work as in on 64 the room stayed hot and yes it was on cool.

Cons: The first room assigned to us smelled of smoke so the front desk kindly switched our room. The second room my key opened a room that wasn’t ours ( because our first room ended in 9 , I went to 149 & our room was actually 142) I went back to the desk & informed them that my key turned another rooms lock green. We finally get into our room & find dirty towel left hanging on the door. I once again go to the front desk & they remove it. Then to top the stay off we leave the next day to go see our family member which hospice was involved. When we return to the room our door was left open by housekeeping. I went again to the front desk, this was my breaking point! I am not happy. So while the rest of my family goes to visit our health failing father, I stay at the hotel because I’m not feeling secure about leaving out belongings unattended. We have stayed in the past (2016) & that is why we picked yours this time. I will not be returning again. This was a very stressful & unacceptable stay.

Pros: I enjoyed the breakfast, especially the biscuits and gravy (what a treat). Having breakfast at the hotel eliminates the need for purchasing breakfast at a restaurant. Make your own waffles is a great idea.
Cons: I'm not a coffee drinker but the coffee pot sits on a desk with an outlet under the desk and the coffee pot has a cord that is about 8" long. The coffee pot would have to be carried to the bathroom to be able to use it or place it on the floor sitting on something to reach an outlet. Poor planning.

Cons: Very noisy in middle of the night as we were placed in a room among workers contracted to work on the roads. Lots of door banging and noise at 3 AM per two nights. Hotel is old and not well maintained.

Cons: Traveling with my family and my room smelled like smoke, the linens were worn and looked dirty, there was paint peeling, holes in the walls and ...body hair ... stuck to the side of the tub when we checked in. To top it all off I found a joint left on the edge of the tub.

Cons: Bed had not been made even though front desk staff came in and said it met their standards, pulled top blankets back to find hairs in bed. Also, wet used wash cloth in bathroom. We changed rooms only to find a fast food cup on the floor next to window. We DID NOT stay here. We were told we would have to call the manager for a refund as they had charged are card. Next day contacted the assistant manager who knew nothing about our incident but he did refund the room.

Pros: The proximity to the Spokane River and the amenities around that area were nice. The "beach" area and seating at the hotel was good. The free parking right outside our room was great.
Cons: Check in agent had no clue what he was doing, no pleasant greeting, very little interaction aside from asking for my ID and credit card. After phoning and verifying (before we arrived) that our request for a cot would be accommodated, we arrived to find that no cot was in our room. Called front desk, spoke with staff and was assured a cot would be delivered promptly - nothing showed within the hour it took us to unpack & unwind from our 10 hour drive. Went to the front desk and asked that cot be delivered while we were out at dinner. Thankfully this was done BUT it was delivered without any bedding. It is now close to 10 pm, we have a very tired 6 year old and the guy at check in still can't figure out what we need. Finally delivers bedding (1 hour later) and we have to make the bed ourselves. OK..not the best impression but no biggie. Go to use the facilities, toilet plugs and almost overfills, door stop in the bathroom is hanging off the door, toilet paper holder is falling out of the cabinet and mold is growing in the tub. Next day, go to front desk to advise of findings and ask for clean room; told hotel fully booked and no rooms available. No offer to clean or repair just a shrug of the shoulders and a "it's the best we've got". VERY DISAPPOINTED CONSIDERING THEY CHARGED FULL $189 US PER NIGHT! Will never return to this hotel.

Pros: The mattress was very comfortable, and the pillows were good too. The room was clean. No oders. Breakfast buffet was plentiful and had lots of good options.
Cons: The room was spacious, comfortable, with a good quality mattress and pillows.For the most part, the room was in good repair. We were not satisfied, however, with the repair and cleanliness of the lobby, stairwells, and elevator. The carpet needed to be deep cleaned or replaced in many of the common areas.the soiled carpet was very bad in the dining room near the buffet. the parking lot had about fifty or more cigarette butts not far from the entrance and need it to be swept daily. The entrance door was very, very poor and needed a mat, and a more welcoming and higher quality door. We felt that the location and price were decent and we would stay there again. Hopefully it is common area repairs and upgrades will happen sometime soon.
