Pros: Best part of the stay was Vincent, who has put his warm character throughout the whole of the house and at the end of the day, made you feel like you were coming home..... Espescially when you were coming home to your private 2 bedroom annex with private bathroom. ....... And the breakfast...... Scrambled eggs and salmon for main with a hot croissant on the side to go with all the Fortnum and Mason Jams...... Highlight of the day. Nothing was too much for Vincent and we will definitely be staying here again if we are in the area. Thank you, Zanthy, Aditi and Min

Pros: This was a very special place and Vincent was an outstanding host. The email I received prior to arrival was particularly helpful and included reliable recommendations of places to eat in Hastings. We were made to feel very welcome in this beautiful house, which is full of interesting things. Our room was very comfortable, quiet and tastefully decorated. Great shower, super comfy bed, top quality tea and coffee-making facilities. We enjoyed breakfast at the big table with the other guests. The food was all delicious - excellent fruit, cereals, warm croissants, tasty scrambled eggs and a huge array of jams and marmalades. On our last morning, Vincent took us to his favourite fish stall to buy fresh fish. Nothing was too much trouble. Un grand merci, Vincent!

Pros: The House was just beautiful and the breakfast was lovely, the best we had on our trip, Vincent had an eye for details and everything was freshly made - try the pain aux Chocolat or scrambled eggs with salmon! Vincent had also a lot of great tips, what to do in and around Hastings and where to eat best!

Pros: I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

Pros: Both Tracy-Anne and Lesley made our stay particularly enjoyable, went out there way to look after us, recommended a great Indian restaurant .Their comprehensive knowledge of the area was invaluable for our short stay. The atmosphere, decor and service were of the very best, and the food was not only delicious but presented with great flair. We really enjoyed our stay, returning as refreshed as we could wish.

Pros: Where to start! The breakfast was absolutely fantastic. Huge room with very comfy bed. The wet room (which was additional to the bathroom) was great; I need to get one for my own home! The property is located in the most picturesque part of Hastings and is close to some great pubs. The garden is beautiful too. We enjoyed a drink from the property’s honesty bar (nice touch) whilst the sun set. Overall, a very relaxing and enjoyable stay!
Cons: There wasn’t anything that I didn’t like but perhaps if I was to suggest one improvement it would be to have a mini fridge in each room rather than just the one in the hall.

Pros: Max was very attentive on a difficult day for his mother, the view was amazing.

Pros: We loved everything about our stay, Max the owner made us feel incredibly welcome and helped carry our bags up to our room. We were warmly greeted in the morning, Our full english breakfast was lovely, the yogurt with the breakfast we had was delicious.

Pros: The shower in the Bali room was lovely, the decoration of the room was tasteful.
Cons: There was a strong smell of naphtlalene in the Bali room which made the stay somewhat uncomfortable. Although it did look like that there was an effort to give the experience a luxurious feel, this felt that it lacked a bit of quality having that smell and also in the simple things: poached eggs were overcooked, the champagne was very warm, the mini bar in the room had a bar of chocolate already open. it felt that £190 for one night was over-priced

This unique French-Japanese guest house has a cosy and homely atmosphere, around 10 minutes' walk from the town centre and 15 minutes from Hastings Beach. Free on street parking is available nearby. The fun and relaxed Le Chateau Japonais offers indulgent, deep spa baths in some en suite room. There is an outdoor, heated Japanese-style spa pool (Rotenburo), made of natural river rocks. At night you can float and relax in the warm water, with a view of the stars. A French continental breakfast consisting of sweet foods is included in the room rate. A Full English breakfast can be prepared on request for an additional fee. Beauport Park golf course in St Leonards-on-Sea, and Sedlescombe golf club, are less than 10 minutes from the guest house.

Cons: Its quite far from the seaside. So if you are coming for a beach time - it’s a long walk! There was only one person performing all the staff roles in the hotel. That made it impossible to get breakfast straight away. The way from the spa pool back to the main building needs proper lights - as you can’t really see anything after sunset and it’s uneven surface..

Pros: Lovely spa on the top floor which was open until 11pm. Nice bathroom with jacuzzi. Very sweet resident family cat .
Cons: Bedroom was a bit small and dark and also radiator in room was on all night . We only realised when we couldn’t sleep because of the heat coming off it. Luckily we managed to switch it off.

Cons: Hadn't realised that the main road from Folkestone to whereever, was right outside on the coast road. Very noisy traffic combined with very hot weather - difficulty sleeping. Also being a dog-friendly hotel is great in one way, but barking dogs when you go to sleep isn't. Also the stair carpets were definitely not vacuumed enough.

Pros: Hard to find any positives.... I guess at least the toilet and bed sheets seemed clean.
Cons: It starts with bird excrement on the window which was facing the parking in the back. For three days no staff managed to clean it off. Each morning in the hotel starts with a nauseating smell of frying (with some overused cooking oil I presume), which incredibly transports itself through the walls and floors of every inch of the hotel's space and stays on your clothing and body for a long time. Opening the window doesn't help, as it also comes from the outside. Our room was on the top floor which meant the room never cools down after a hot day. The floors, ceiling and the walls are quite thin and very creaky. I felt sorry for whoever was sleeping underneath us. I am also not sure if the hotel would pass a fire brigade's safety inspection. The staff was nice but they seemed to be bothered by your presence rather than excited to see you. I don't recommend anyone to stay there, this place should be ashamed of calling itself a hotel and it shouldn't be included in booking.com at all. It needs an immediate general rejuvenation. Awful just awful.

Pros: Ideal location, friendly staff, nice restaurant and bar. Lovely outside verandah overlooking the beach and pier. Rooms clean and recently decorated. with modern bathrooms including toiletries.
Cons: Hallways are higgly piggly but can do with better signs to reception. Hallway flooring could do with updating, Little lift is very claustrophobic but there is a larger one available.

Pros: The breakfast as always is very good, sets you up for the day. My first room was very poor, bathroom had seen better days, the hanger pole for my clothes did not fit correctly and all my clothes ended up in the bottom of the wardrobe. Also no air con and with the sun beating in most of the day, the fan was ineffectual all this for an exec room, they did apologise profusely and sorted me with a better room.
Cons: Had a meal in the restaurant for the first time(never again) the steak I had was rubbish, tough as old boots full of grissle and not worth the supplement of £12 . The dessert was excellent however but overall very poor quality and value for money.

Pros: I reported an issue with the room and the staff were very professional in the way they addressed it. I also liked that they had a spare charger in reception I could borrow. Very satisfied with the professional customer service and will return again soon.
Cons: Have stayed here a few times now so not much to dislike. Menu could do with updates as it’s been the same for a while. It’s all very good food but would be nice to have a change.

Pros: One of the nicest hotels I've stayed in. I travel extensively and I could not fault this hotel. The grounds are beautifully kept, the hotel is immaculate and the staff are exceptional. One of the most comfortable beds I've ever slept in. I would highly recommend this hotel as a getaway!

Pros: When you book a hotel, you don’t expect it to be above a Chinese restaurant! Rooms were clean but a lot of noise in the morning.
Cons: No photos on booking.com of the exterior and now we know why. Rooms above a Chinese restaurant! This should be listed as a B&B and be considerably cheaper!

Pros: Location was perfect, bedding was clean, lovely white, clean towels. Plenty of shower gel. Tea and coffee in the room. The owner was very accommodating in allowing us to check in earlier.
Cons: Narrow staircase, no staff on site at night. No phone in the room, hard lumpy bed, balcony was a nice bonus but no lift. Shower does not hang on the wall, water pressure was not good in the shower at all.

Cons: Beware of the stairs they are in a spiral layout and very narrow my elderly parents struggled with getting up the stairs as no lift but struggled even more with their cases and with no one to assist them from the premises. The stairs should be mentioned on the website !

Pros: The receptionist/manager was very welcoming and helpful. The hotel was very central, only a few minutes from down town and the beach. Rooms were clean.
Cons: Parking was not very accessible, though I was lucky to get a metered spot right outside the door. By bad luck, I was there when the Internet was down and though they had summoned somebody to fix it, it was still down. Need a key deposit system for early leavers.

Cons: Felt that security could be a potential issue, with having only one key for front door and your room, which makes you think that all keys could access anyone's room! Plus lock did not work from the inside of our room! Carpet and chairs looked like they have seen better days and could do with replacing, your greeted by being asked for payment straight away, which is a little surprising at first! Then when you check out, there is no one around! Need a key deposit box or something!

Cons: The room had a stale smell from the pipes. Water was leaking from the shower onto the wall reducing the amount and pressure of water from the shower. Water draining was very inexistance, I was standing in pool of water which was still there when I checked out.

Pros: The shower was lovely. Nice and strong water pressure and good temprature that was easy to alter. I liked that the place had high celings, so the room felt open and big. I liked having light switch near the bed. The walls were freshly painted and clean. Good that there was a lift. That the window opened wide so I could get good air was important for me.
Cons: The doors outside the room banged half the night, obviously that is the fault of the guests being inconsiderate and not the hotel, but maybe they need better stays on the doors or rubber edging. Key card was confusing to use and unclear diagram on card but this is not the end of the world! Did not like the cracks in the wall where the bath was and also the rough splintery holes in the sink unit. On first impression the bathroom looked shabby and un-inviting particularly the shabby old stained bath, but because the shower was nice and it was reasonably clean it made up for it?

Pros: Central location. Easy check in and check out. Room 8 (small single with shared bathroom) had own sink & small fridge which was great. Towels were also supplied. Shared bathroom although small was of high-quality. Owner recommended Cafe Mocha around corner for breakfast which was good value but also serves one of best Italian coffee's I have ever had.

Pros: The lady at reception went above and beyond for us at our stay. We came during a heatwave and she was kind enough to go and buy a fan for our room as it was very hot. The shower had incredible pressure. The room was spotless and very comfortable. Would defi iteky recommend

Pros: The place was nicely decorated and was very clean, which was the most important thing as I had my 9 yrs old son with me. We were prepared and had toiletries with us, but we didn’t have to use them as the toilet was fully sorted (except for tooth paste as it’s understandable). Had iron board, the iron and hairdryer already in the room. The only downfall would be if I had to rate the Internet connection. We watched some tv and there was a few connection issues. Not ideal, but all in all very happy.
