This beautiful Victorian villa has sea views. It is now a 5-star boutique guest house with free Wi-Fi and luxury rooms with digital TV, DVD players and toiletries. Black Rock House is the first guest accommodation in Hastings and St Leonards-on-Sea to be given 5 stars with a Gold award. It is less than 700 metres from Hastings Rail Station and close to the beach, Alexandra Park and the Old Town. Black Rock House has been beautifully restored and mixes original character with modern style and luxury. The individually designed rooms are large and light, with luxury beds, mini-fridges and tea/coffee. The modern en suite bathrooms have powerful showers, luxury toiletries and bathrobes. Breakfast includes a seasonal fruit selection, croissants, pain au chocolat, toast, artisan coffee and quality tea.

Pros: I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

Pros: Both Tracy-Anne and Lesley made our stay particularly enjoyable, went out there way to look after us, recommended a great Indian restaurant .Their comprehensive knowledge of the area was invaluable for our short stay. The atmosphere, decor and service were of the very best, and the food was not only delicious but presented with great flair. We really enjoyed our stay, returning as refreshed as we could wish.

Pros: The kindness of the staff was amazing. They were so helpful as we were in Hastings to deal with a family crisis. They went way and beyond the customary kindness and helpfulness of even the most welcoming place we've ever stayed in. In addition the room was delightful and comfortable. The welcome to a warm fire with a welcoming drink after a long journey.. so many lovely touches.

Cons: Arriving in the dark, Reception was not immediately apparent. Accommodation was in an annex away from the main building down a poorly lit, very muddy path. No shower in the bathroom, just a hand held shower attachment and no shower curtain. Rail in wardrobe so low that clothes rested on the floor.

Pros: We arrived and were greeted by a lovely lady who advised us we had been upgraded for no extra charge, it being new years eve they had provided us with a bottle of wine and chocolates. The room was clean,warm and comfortable. We had a lovely stay and will return in the future!

Pros: Great location for those coming by train as short walk from the station. The room is very clean and cosy. Check in/Check out was easy, though, important to not that reception is not open 24 hours so timing must be noted prior.
Cons: Would've appreciated a place to place luggage for longer period than was available. A result of there being no 24/7 reception so I guess cannot be avoided but is frustrating for those with lots of bags. Advertised breakfast on website but was told there was no in-house breakfast when requested. Shared bathroom and bedroom are very small but would still say offer value for money over hostel accommodation!

Pros: Arrived late afternoon. Excellent parking near entrance and to rear of hotel - all very close to reception.Smooth problem free check in, shown to my room which was on the ground floor. Double divan bed, dressing table, wardrobe and en-suite bathroom. All very clean, warm and cosy. I met our clients for dinner at the hotel which was a great decision! Excellent mid-price menu choices and the service was absolutely exceptional from start to finish. After a good nights sleep down to breakfast - again a good choice (including gluten free options) - arrived timely and piping hot and absolutely delicious. I would have absolutely no problem recommending this hotel to anyone.

Pros: The staff were exceptional, while the facilities were a little dated and the food was very repetitive. It just felt there was an underlying policy of saving costs whenever you can, toilettes no changed until the last drop has been consumed, hallways cold and temperature control secured behind Perspex tamper panel, avocado on toast was a light dusting of avocado and the English breakfast was minimal.

Pros: Lovely spacious bedroom and great spa treatments; facial and massage which I paid extra for. Good breakfast and nice to have robes and towels supplied.
Cons: hot tub out of action and 2 lounge beds between all customers. Food in the spa was awful and dinner at the hotel was poor. A glass of wine cost £10!!!!!!!

Pros: The room was clean, comfy bed, and nice breakfast in the morning. Is not first time we are staying here, and it always superb! I love heated outdoor pool, is not deep and very nice in cold weather. Lovely bathroom with Jacuzzi and bidet

Pros: More like an AirBnB property - lots of stairs and no parking during the day between 11am and 4 pm. Room not cleaned during stay and whilst pool was hot, it was starting to turn a little cloudy - pool testing kit needed. Looks as if it has been furnished from Granny's French farmhouse - bed could have been more comfy and floors and stairs could have creaked less. Needs some TLC and attention to the housekeeping. Handy location, but not sure i would bother to return. Continental breakfast OK - not a fan of pain au chocolat.

Pros: Lovely bath, clean room, really tasty breakfast and very nice staff! There was an outdoor heated pool that we didn’t use but would’ve loved to. We would highly recommend and would definitely go back.
Cons: Maybe is because I’m pregnant, but I thought the bed was slightly on the hard side. Nothing that would put me off going back though.

Pros: Fantastic hospitality and was extremely accommodating to my son which very much appreciated. The free breakfast was incredible and really loved the atmosphere of the room and the pub. My wife had forgotten her toothbrush and was able to provide a free one. For anyone planning a short break, this is easily the perfect place to stay in Battle.

Cons: Food is very, very average - like going back to the 1970's. I've stayed here before and thought the accommodation tired and very average, yet my brother and family seems to like it. Hence I stayed elsewhere nearby and only met for a meal in the "restaurant" as we couldnt go out as we had a dog in our party. Needless to say the next day we made the effort to find somewhere else that can offer the kind of food we now come to expect in the 21st Century and accommodates dogs as well.

Cons: At the price, I don't think the hotel is worth it, the floors creaked, the lift was small, the walls are paper thin, we weren't given the WIFI password when we booked in we had to ask for it. Breakfast should have been included in the price. Would not stay there again.

Cons: Basic accommodation ok for one or two nights but would not stay longer. Staff were very nice but location meant tv and Wi-Fi signals were poor.

Pros: The staff member Eve was very friendly and welcoming. Breakfast was lovely too. The property was dog friendly which is a huge plus for us.
Cons: Floor boards were extremely noisy and the toilet and sink pipes were very loud when flushed/turned on. Our room decoration was dated and the curtains don’t even have enough curtain hooks to hold them up in position which would only take a few mins and a couple of pounds to remedy and make it look alot more appealing. We had a family room and we needed an extra put u up bed but unfortunately my son fell out of bed and when we looked we saw the base was so much smaller in width than the mattress so when he turned in the night ,nothing supported him underneath and he fell out. The television remote wasn’t working ,needed new batteries l guess.

Pros: Perfect location - five minutes or so walk from the station. Staff were very friendly and welcoming despite how busy it was at this time of year. The room was comfortable, warm and clean.
Cons: Generally everything was good - only downside to the visit was some of the other guests (or neighbours?) partying loudly all night - but nothing the hotel could do about that. And it was New Year!

Pros: The hotel is located on the seafront, very central, close to the castle. The room was clean. Nice and polite staff.
Cons: The room looked much better on the photos than in reality. It is very basic. ok for a short stay in the summer months I guess but not ideal in autumn or winter. It was pretty cold in the room because it was windy outside and we felt the gasps of wind in the room. The pressure in the shower was low.

Pros: Staff excellent so helpful room was great and it was quiet. Breakfast was cooked fresh with friendly and welcoming kitchen staff member. Generally we would return happerily for a good price.
Cons: Telly remote failed to work. Only in room, Uht milk and cups tasted of somthing else than tea. We could not guarantee what the taste was either.

Pros: Setting was ideal for exploring the surrounding & slightly further a fields areas. Fantastic to come back to a local pub atmosphere, with a quirky twist of old & new. The rooms were light , bright & decorated wonderfully. Comfy beds & modern bathrooms/shower rooms. The staff were helpful, friendly & enthusiastic. The food was faultless we ate in the evening & breakfast both experiences a joy. Tom the manager was an amazing host & a top manager, overseeing every aspect & the smooth running of the establishment. Highly recommend & would definitely encourage a visit.

Pros: Rustic, country pub. Presence of an Automated External Defibrillator on the external pub wall, at the front.
Cons: Exterior and interior level of decor, a bit tired. No wardrobe in the double bedroom and the room a little on the small side. No menu at breakfast, Full English, or else. Glass jars of bran flakes and muesli, no other cereals, fresh fruit and yoghurts. Only orange juice, not apple juice or tomato juice. NO TOAST. The waitress checked with the chef for us and another couple, but the chef said "No, no toast" Unbelievable! There was a small incident with another 85 year-old dinner guest the night before, who lost his footing and fell down the outside of the pub's front entrance steps. As first aiders, my wife and I helped him and stayed with him until the non-emergency ambulance turned up two hours later. During this time, the pub manager could not be raised and the staff who were very busy could not (didn't know how to?) help the elderly casualty. Good job we were there. On the plus side for the pub, our room rate and our dinner bill were reduced in compensation for the evening spent looking after one of their guests, on their behalf. Nevertheless, compared to say The Bell at Ticehurst, where we had stayed in the night before, this booking's experience was not in the same league and for value for money, at it's standard rate, it was overpriced.

Pros: The staff were lovely. The breakfast was really good value for money and delicious. Plenty of it . The beds were clean and comfy . The bathroom was clean and so was the bedroom. Nice and warm too. The hotel did go quiet after about 10.30 pm and there wasn’t much noise from outside .
Cons: There was quite a bit of damp / mildew around the skirting boards and windows. The room doors didn’t shut quietly so there could be a bit of banging . Anyone moving about or using toilets and showers above you could be heard .
