Pros: Patrick, the owner, was very friendly and helpful. The inn is quaint, quiet and clean. Our room was beautiful and provided a wonderful night's sleep. Patrick served us a delicious made-to-order breakfast as we are both dairy and gluten-free. His dog Coco is adorable! We will definitely stay there again when we are in the area.

Pros: Everything! From the welcome by Patrick to our departure we thoroughly enjoyed our visit. The room was very comfortable and the breakfasts were freshly cooked and beautifully presented - the special French Toast (Eggy Bread to some British visitors) was exceptional.
Cons: This is not a dislike, but a comment -the stairs to Rooms 2 and 3 are steeper than normal, but are part of the original build. They are manageable with care.

Pros: He very historical B&B. Seems like there’s a lot of good stories that came out of this property for being a B&B. The man that runs the B&B Patrick and his little dog Coco very knowledgeable and very nice.

Pros: The breakfasts were excellent! Every morning there was a new menu with something delicious to eat. The owner, Patrick Rorke, is a gracious host, who spoils his guests. Highly recommend this B&B!
Cons: The weather! If only it had been warmer and less rainy I could have enjoyed the crystal clear water of that quiet and private swimming pool! Maybe next time I'll have the chance.

Pros: Our experience at the inn was a great start to a vacation in Maine. The location is a little outside of the busy area of town, surrounded by pretty landscaping and gardens. The rooms are all very comfortable and the breakfast was outstanding. We enjoyed talking to both the owners and guests over blueberry french toast. The honor bar in the sitting room added charm to an already welcoming setting. A lovely place to stay.

Pros: I met Hana the Innkeeper and her namesake godchild Hana. They both pay attention to every need of the guests. The breakfast was delicious, I have to say the best I’ve had at any Inn we have stayed at before. We were also greeted with fresh baked cookies! The room was very clean. We will be back!!

Cons: Last night we were there at 11 PM one of the staff decides they want to have a barbecue underneath my window and there was a bright floodlight for two hours shining through the window which kept me awake and proceeded to keep me from falling to sleep.

Pros: Beautiful historic property, carefully modernised but retaining its charm and character. Parking was provided on-site. Our hostess was charming and very welcoming and provided a great breakfast - especially as we suffered a powercut!The bed was super-comfy and the en-suite shower room just what was wanted. Kennebunkport, a short drive away, provided a variety of shops and restaurants. This was the first stop on our 2-week trip and made for a lovely start!

Cons: We usually rent room 123 which accommodates all five of us women but this year we were in 121 which was much smaller and didn’t have as much storage space. We would definitely book 123 next year

Pros: The resort was lovely, clean and the staff was very friendly.
Cons: The people above me were absolutely horrible with their level of noise. They constantly were walking around and they were very hard walkers. They were moving furniture and I could hear pounding as if they were jumping. It went on throughout my stay.

Pros: The staff, location, outdoor hot tub and indoor pool were things that we liked.
Cons: The hotel and amenities were overall good. The staff was very friendly and helpful. The location is nice because it's in between the downtown area and Perkins Cove making it convenient for walking. It is about .7 miles to downtown and .3miles to Perkins Cove, so if you don't mind walking you don't need your car. The Roost is right next door, they serve breakfast thru dinner meals. The only criticism were have for the hotel is that it could use some updating in the rooms.

Pros: We loved everything about the Grand Hotel and will return next fall. The location was perfect with the trolley stop in front. The rooms were clean and comfortable and two TV's was a bonus. Breakfast was amazing with lots of choices everything was fresh and tasty. Fresh fruit and cookies was nice at the end of a busy day. The porch was warm and sunny on a cool day. I only wish we spent more time there, we will next fa;ll.

Pros: Roomy suite had almost everything you could want. I was disappointed in not finding a coffeemaker. I guess I didn’t notice this when reading about the room. They did have coffee throughout the day in the lobby however. The continental breakfast was underwhelming. This prompted us to seek a good breakfast in the many restaurants around town. Location was fabulous! Short walk to Perkins Cove. Parking was under the hotel and very convenient.

Cons: When I booked it was important to have pool for my cousin who has autism. He loves to spend time in the pool. I was told when I booked it had privileges to a pool.once I got there, no longer have privileges but did make an exception for him. I was very grateful. Also told my room had balcony. It did but a standing balcony. I think most people assume a sitting balcony, I did get a credit and use a common balcony. If I came again with husband would like a balcony with chairs ! A little misleading. Place was beautiful !

Pros: The hotel was located within walking distance to shops, tours and restaurants. The room was pleasant. The shower was gorgeous. The front desk staff were very helpful and pleasant.
Cons: The bathroom was nice, but didn't have enough towel bars. There was no place by the sink to hang a hand towel. I can't understand why we were charged a "resort fee"; there was nothing in the hotel except the room. No bar, restaurant, workout room-nothing. The TV was placed on the wall in such a way that I quickly got a stiff neck.

Pros: Very nice clean comfortable hotel - Close to everything. We were invited to a wine tasting at the local art studio. Easy walk to downtown restaurants. High quality hotel.
Cons: There was some noise that the hotel could not control -( rowdy guest and nearby bar that had live music until 11PM on Thursday nights) We informed the clerk at checkout that we did not think we should need to deal with this at these prices. Clerk apologized and shared she would inform management. II learned that I should have woke up staff members in the middle of the night to deal with this problem. After a few days we received a small partial credit from our bill.

Pros: We liked the look of this hotel and it's location within the town along with the bars and restaurants.
Cons: Got there late and no member of staff to check you in. Surprising for a place which seems to rate itself. Got up in the morning and my bag that I left on the floor was saturated with water from a leak that they knew had occurred in the room next door but they failed to check the water had spread to our room. All of the contents were damp and some including new binoculars and expensive digital camera may be damaged beyond repair. I know things happen but our rom felt cold and damp and all of our clothes felt damp but when I reported it to reception they were very indifferent about it. They said they would put a dehumidifier in the room with a fan to dry it out with us still in it but I refused this as it was not a cheap hotel. They said they were full so the only option was to accept the room or move to a different hotel/location which was out of the town and somewhere we did not want to be. The receptionist told me that this was like offering me an upgrade but by this point I had to point out that more than half of one of the three days we had in this place had been taken up and now we had to move to a location not of our choosing. I actually looked to see if I could find somewhere else to stay but everywhere was fully booked. I was handed a claim form to state what had got damaged or damp which I handed in but have heard nothing as yet. I was not even informed if the water was from a clean or foul water leak. We were given a voucher for $40 to have brunch in their sister restaurant which would have covered two drinks. We were told a table had been reserved but when we got there they did not seem to know anything about it and could not serve us. I didn't go back as I begrudged giving them any more money. We did stay in the alternative hotel as we did not have much choice other that to stay in a damp room. It was a nice place but not where we would have chosen location wise as it was not near anything and we had to walk further or drive into the town.

Pros: This is a perfect location, with walkable access to the entire town, yet as secluded and private as anyone could ask for. Dining options for every imaginable occasion/situation are just moments away! We'll be returning as soon as we possibly can.

Pros: Friendly atmosphere , staff were very kind, restaurant was excellent, we loved the chairs looking out at the ocean. Pool was very nice and the jacuzzi was clean and very comfortable. Check in was easy and fast.
Cons: Our room was in the Lightship Building. Our view was of the parking lot behind the building. For the price we paid for the room, we were disappointed at the room location. We could not get the coffee pot to plug into the receptacle and had to move the pot to another location in the room to make coffee. The refrigerator did not work and keep things cold. The bed was uncomfortable.

Pros: We got the “premium room,” whatever that means. The room was large and clean. The layout of the bathroom was nice and efficient with the extra sink and mirror outside.
Cons: The beds, which are the most important part of any hotel room, is old and crappy. Otherwise I would give this place five stars. No elevator meant multiple trips to the car for luggage. Not that big of a deal, but it was raining hard when we were there.

Pros: The location was fabulous! We could walk to the Marginal Way and to stores and restaurants. Our king size bed was very comfortable.
Cons: The room was small but the bathroom was big. We also didn’t realize we would have to climb. Up the stairs. We did get help with our luggage.

Cons: The selection of healty foods was limited; I would have liked a wider selection of fruits, smooties, veggies, etc Upon checkout, I disputed the billed amount as it was was 500 USD$, higher then the confirmed amount on the website. I booked by accomodations on Red Tag website. The front desk agent could not resolve the issue and the manager was not on site. It took over one hour to get to a resolution; although I provided a printed copy of the booking confirmation.

Pros: The place is elegant if pricey. My room - the junior suite in the annex to the main house - is luxurious. The grounds are beautiful and the heated pool is divine. The place has a private, intimate feel. The food, both in the fine dining room and in the more casual bistro, is also excellent. The staff could not have been more attentive, helpful, and gracious. The location - a wooded area between the town center and the beach, and a short walk to each - is ideal. I also highly recommend dinner at nearby restaurant, Pearl Kennebunk Beach, which is first-rate in every way.

Pros: The setting is beautiful, especially at holiday time. The inn was very welcoming and the staff was available to meet every need. The restaurants serve gourmet meals and are a reason to make the trip. We were there during a snowstorm and the staff managed to maintain the level of service one expects at this inn. We even received a Christmas stocking filled with gourmet food itens from Maine.

Pros: Staff were super. Great service while we were there. On our way home, we realized that we had left something important in the room. Follow up phone calls resulted in them sending our item to us via mail - we were thrilled. Really helpful staff. It was very clean, with comfortable furniture and setting in the backyard. Loved the platform rockers in the room . Very close to a Trolley Stop making it convenient to access the town, beaches, etc. Having a designated parking spot was appreciated; always knew you had a parking spot and where to park.

Cons: Over charged us as we checked in due to a "mistake in the website" In all our travels, this is the 1st time a hotel asks us for more money due to a website mistake as for the pricing per night. Terrible customer service to charge your guest more money due to a mistake from the hotel part. Not coming back for sure and not recommending. Also, we booked the most expensive room and the toilet seat was chipped. Absolutely not was we expected to see.

Pros: At 7:30 the staff lady told us they could move us to a sister hotel which we did. They even gave us a price reduction. We were grateful for this. This property was nicer than the original so we were happy.
Cons: Arrived at the hotel at 1:30. At that time we were told there was no power but they expected it back on it 4. We left, came back at 5, no power. Was told it would be on at 6. Left for dinner, came back at 7:30. No power. This was not the fault of the hotel. Beyond their control.
