Pros: Great location, exceptionally clean, helpful friendly host, wonderful breakfast prepared daily with dietary needs in mind. Water, cork screw, wine glasses provided. Nice touch, Good size fridge for drinks and snacks in the room. Patrick the owner was really helpful suggesting restaurants and activities with accurate descriptions. Plenty of parking.
Cons: Conversations from guests in next facility sounded like they were outside the window. Road noise was prevalent but steady so easier to ignore. AC was to close too bedside for me and would consider moving to another window if possible. Would be nice to have a shelf over the sink.

Pros: Everything! From the welcome by Patrick to our departure we thoroughly enjoyed our visit. The room was very comfortable and the breakfasts were freshly cooked and beautifully presented - the special French Toast (Eggy Bread to some British visitors) was exceptional.
Cons: This is not a dislike, but a comment -the stairs to Rooms 2 and 3 are steeper than normal, but are part of the original build. They are manageable with care.

Pros: The front desk staff were so friendly and accommodating. We arrived with hot cider in the crockpot and the place decked out for Autumn. Very charming place! (And the beds were soft & comfortable and the room A/C was fantastic!)

Pros: First, our room was upgraded at least a couple of levels to a 2 floor townhouse. Everything was very clean, either new, or at least very well kept up! The location was perfect, at one end of Marginal Way, and very close to the center of town.
Cons: Nothing! Everything WAY surpassed our expectations! Oh...the only bad part was that we didn't stay longer!

Cons: The parking lot filled before we got home one evening. We told the very hospitable and accommodating staff the next morning. They told us that there should have been enough spots and where we could park on the property if this occurred again.

Cons: Next time we go we will definitely request a top floor. People upstairs were quite noisy with continuous walking around- late , during the night and early in the morning right up to the time we left.

Cons: Raspberri's was good for breakfast. Small menu, but staff was friendly, food was good and prompt.

Pros: We liked the look of this hotel and it's location within the town along with the bars and restaurants.
Cons: Got there late and no member of staff to check you in. Surprising for a place which seems to rate itself. Got up in the morning and my bag that I left on the floor was saturated with water from a leak that they knew had occurred in the room next door but they failed to check the water had spread to our room. All of the contents were damp and some including new binoculars and expensive digital camera may be damaged beyond repair. I know things happen but our rom felt cold and damp and all of our clothes felt damp but when I reported it to reception they were very indifferent about it. They said they would put a dehumidifier in the room with a fan to dry it out with us still in it but I refused this as it was not a cheap hotel. They said they were full so the only option was to accept the room or move to a different hotel/location which was out of the town and somewhere we did not want to be. The receptionist told me that this was like offering me an upgrade but by this point I had to point out that more than half of one of the three days we had in this place had been taken up and now we had to move to a location not of our choosing. I actually looked to see if I could find somewhere else to stay but everywhere was fully booked. I was handed a claim form to state what had got damaged or damp which I handed in but have heard nothing as yet. I was not even informed if the water was from a clean or foul water leak. We were given a voucher for $40 to have brunch in their sister restaurant which would have covered two drinks. We were told a table had been reserved but when we got there they did not seem to know anything about it and could not serve us. I didn't go back as I begrudged giving them any more money. We did stay in the alternative hotel as we did not have much choice other that to stay in a damp room. It was a nice place but not where we would have chosen location wise as it was not near anything and we had to walk further or drive into the town.

Pros: The home was meticulous, and lovely. Everyone was so friendly and helpful. We stayed for 2 nights, and the breakfasts were delicious.
Cons: Everything was great. The bathrooms are a little outdated, but we knew that before we went there, and they were clean. Which is all that matters!

Pros: The hosts make you feel so welcome. The property is so comfortable you may not want to leave. The breakfasts are extremely good and set you up for the day. All the bed linen etc is of a very good quality and the whole inn is spotless from top to bottom. Don’t forget to look out for the homemade cookies.

Pros: Beautiful property. The home is old and historical but that’s right up our alley! We stayed for 5 days and it was like staying with family! This is also a locally owned B&B not a conglomerate owned by some off site company. And the breakfasts are prepared by the owner a trained chef! Hannah and her entire staff were amazing. We feel like we have true friends there now and will definitely be back!
Cons: We had no complaints. We had read some of the reviews that some thought the house was too old or the snacks were too sparse. But for us we wanted to stay in an older historical home and we felt the snacks, fresh baked cookies, coffees, teas and candy were excellent!

Pros: The set up of the hotel was amazing. Owners and staff were friendly and helpful. We had a power outage and they did everything needed to make sure we were safe, warm and comfortable. We eventually had to move hotels to one down the street. The move was easy and stress free. They took care of everything including moving our bags for us while we were out. The owner even gave my mom a candle from the front desk that she had fallen in love with. Thank you for everything! We will be back.

Pros: Great location, and it is very comfortable. It was a great stay and I would recommend staying there to anyone. Staff was great and very friendly!
Cons: The only negatives are the couches looked new so the cushions were a little stiff, and the bathroom was missing a little caulking. Not a big deal but attention to detail is important and this is such an easy fix. Other than that it seems there have been a lot of improvements in the last 2 years.

Pros: Renovations were happening all week so breakfast was in the meeting room, the pool was closed, and on Monday there were no cookies between 8-9pm. Not a huge problem, but these three issues are why the above ratings are not higher. I was not told in advance that reovations would occur this past week. Had I known I would not have chosen the hotel.
Cons: I feel that I should have been informed in advance that renovations would be happening during the week I was planning to stay so that I could have made an informed decision. Perhaps the rate should be discounted.

Pros: The location and cleanliness. The beds were comfortable.
Cons: The design of the unit was awkward. The living space area was too, too small for the number of people the unit could sleep. It could only comfortably seat 3 people. Privacy was an issue as the entire inner wall was glass the was completely overlooked by the unit opposite. The main bathroom was beside the kitchen, making it necessary for anyone taking a bath or a shower to walk through the main living space. The bathtub needs safety equipment. The placement of a microwave on top of the refrigerator is totally impractical as well as dangerous. I’m the basement bedroom, the back of the stairs had a dangerous corner, that needs to be addressed.

Pros: We got the “premium room,” whatever that means. The room was large and clean. The layout of the bathroom was nice and efficient with the extra sink and mirror outside.
Cons: The beds, which are the most important part of any hotel room, is old and crappy. Otherwise I would give this place five stars. No elevator meant multiple trips to the car for luggage. Not that big of a deal, but it was raining hard when we were there.

Pros: Place was fine for a short interim location on my way to another place. Convenient to everything in the town. Location was excellent. Had some rude guests that thought the common room could mean they could speak as loudly as they wish without consideration for others. Lots of eateries nearby so on the whole a good place to stay.

Pros: Location, location, location. Clean comfortable room. Note that this is an inn so there is no elevator. If you have physical challenges, let the hotel know so they can do what they can to accommodate you on a low floor.
Cons: A bit more for breakfast than muffins would be nice, if even just some fresh fruit and cereal. Also, I was not alerted at check-in about the deal with a local cafe (a discount voucher). That was disappointing to us.given we were in for 1 night

Pros: We initially stayed in a room in the main house which was lovely. The staff was absolutely wonderful, went above and beyond. The location is nice- but further away from both the city and the beach- though can be walked or biked without too much trouble (and they offer a courtesy car too).
Cons: We stayed for one night in one of the Garden rooms, and were very disappointed (especially as it was >$700/night)- it was dark, the AC was blowing right above the bed, and there were blinking lights on the ceiling right above the bed as well. Don't recommend it!

Pros: The White Barn Inn is a magical place especially around the holidays. The Christmas carolers and piano player were both very lovely. The staff members were very friendly and didn't miss a beat.

Pros: The place is elegant if pricey. My room - the junior suite in the annex to the main house - is luxurious. The grounds are beautiful and the heated pool is divine. The place has a private, intimate feel. The food, both in the fine dining room and in the more casual bistro, is also excellent. The staff could not have been more attentive, helpful, and gracious. The location - a wooded area between the town center and the beach, and a short walk to each - is ideal. I also highly recommend dinner at nearby restaurant, Pearl Kennebunk Beach, which is first-rate in every way.

Pros: We had a 2 bedroom suite. Was great and spacious. 2 bathrooms, clean and comfy. Room attendants were attentive and polite. Pool area was beautiful and relaxing. Location a plus, we walked everywhere, grocery store, dinner, etc.

Pros: Location and view was beautiful. Room was clean and well maintained. Beds were very comfortable and I loved the pillows. Housekeeping did an excellent job. Staff was friendly. we didnt get to use the pool or hot tub this visit but it appears to be very well kept and clean.
Cons: Using the TV was a bit confusion. Sign on the table said to not access TV plus but when we attempted to use the remote there was confusion in searching channels at first and TV plus did come up without us knowing it at first. We did find the cable channels eventually. There were lots to chose from and the option to use Netflix was a great benefit.

Pros: Renovations were happening all week so breakfast was in the meeting room, the pool was closed, and on Monday there were no cookies between 8-9pm. Not a huge problem, but these three issues are why the above ratings are not higher. I was not told in advance that reovations would occur this past week. Had I known I would not have chosen the hotel.
Cons: I feel that I should have been informed in advance that renovations would be happening during the week I was planning to stay so that I could have made an informed decision. Perhaps the rate should be discounted.

Cons: Not enough gym keys to hold on to more than one. No biggie. Movies vhs in condo yet no VCR?!?! What gives? Had some videos would’ve been nice to see.

Pros: The property was a good size for our family of 5. The kitchenette was well-appointed, and there were several places that we could spread out and relax. The pool was very clean and rarely busy. The playground and outdoor games were a nice bonus.
Cons: At every turn it felt as though the property owners were looking to charge you more. At check-in they took a $100 damage deposit (which I hadn't remembered in the conditions when I booked). There was a trade-in card system to borrow pool towels that felt punitive. If a card wasn't returned, you would be charged $25 for the towel. In addition, at check-out I was told that there was a credit on my account, but after several minutes and a few "miscellaneous fees" added to my bill, my account balance "matched" what I paid on booking.com. When I called the property after check-out, the owner told me that it was a computer glitch between booking.com and their property so I wasn't entitled to any of the "credit" that was supposedly on my account. If the room COULD be rented at the price on my bill and I wasn't refunded any part, I just feel as though I was overcharged. It's a shame because this is our annual trip, and we would have considered booking here again (and again) if they had made us feel like valued and guests.

Pros: I have not complaints... Everything was easily accessible walking (about a mile and a half) or you can jump on the trolley to take you around town and to the beach. It starts at 9am and picks up approximately every half hour until 10pm. The motel has great recommendations for places to eat. We will definitely go back.
