Pros: The location is perfect for exploring Perugia, as most of what the visitor wants to see is within walking distance. The rooms are decorated in very modern, minimalist style--e.g., no wardrobe, only a sort of clothes rack. Good bathroom and decent amenities provided. Very good breakfast. Pleasant, helpful staff. The hotel has a garage (essential if you have a car, as casual public parking is almost impossible to find in Perugia and actively discouraged). You must telephone the hotel before arrival to arrange for a staff member to meet you at an agreed place for them to direct you to the garage--it is not part of the hotel. Use of this garage is quite expensive but there is no alternative if you have a car.
Cons: Minimal public space such as entrance foyer, but otherwise, not much to dislike. Its location makes up for any shortcomings.

Pros: We stayed here for 2 nights while visiting Umbria during the day. The relais is in a gorgeous 17th century mansion and park that has been wonderfully restored and is beautifully maintained. Our luxurious room and bathroom had beautiful views on the Umbrian countryside. We ate dinner there twice and were quite happy with the Umbrian menu and wine choices. The breakfast was also delicious. The personnel welcomed us warmly and was very helpful the entire time. Our goal was to have an Umbrian experience and this relais chateau was definitely a great choice.

Room has everything you may need. Excellent set of cosmetics in a room. The views are calming and full of green color which is so nice. Olive trees are around, giving you atmosphere of remote and luxury vacation.

Pros: The breakfast was great, they picked up still warm bread and other baked goods each day, and the family that runs the hotel runs it as an extended part of their home. The location is so close to the historic center-- less than a three min walk!

Pros: Modern bathroom, small but functional; very comfortable bed; superb continental breakfast with second cappuccino offered. Marco provided a good map on entry, circling places to see and giving us a starting point to get acquainted with the city. There were many terrific restaurants within 5-10 minutes easy walking, and the city’s main square with the duomo and Palazzo dei Priori, Piazza IV Novembre, was just steps away. And as happens so often to us in Italy, we felt like everyone at the hotel really cared that we have a good stay.
Cons: Perugia’s historic center is on a hill high above the train line. The hotel was difficult to reach because the city’s escalator system was under repair. Quite by accident, we found that a city bus (“C” line) connected directly from the train station to Piazza Cavallotti, just 2 blocks from the hotel and on the same level. Google Maps provided directions for taking the Mini Metro from the station, then using the escalators to reach the top of the hill, but did not offer the option of the bus. We took it back to the station at the end of our stay, quick and easy and cheap (1,50€); and we wished we’d known about it earlier.

Pros: We were welcomed to the hotel by a very helpful friendly couple. Instructions for parking the car were described in picture form which was helpful. Our room at the top of the hotel was spacious, cool and clean and we were so pleased to find we had a lovely terrace with fabulous panoramic views. Sitting here and it seemed almost unnecessary to go and wander around Perugia. However very glad we did it’s a beautiful, lively place.

Pros: Everyhing was excelent. All was very clean and confortable, the breakfast was very good, Chiara and others were very sympathetic and helpful. The location was excelent.
Cons: There is nothing I had not liked. But I have to advise that there is very much stairs to reach the rooms. For people with disabilities, this could be a problem. It is conveniente to ressalt that they were very helpful and help us to carry all the bagagge. Also, the box for shower was too small. For some people this also could be a problem.

Pros: I loved this hotel. When we (my wife and I) arrived, we were greeted with a lot of friendliness. The receptionist explained about all things such as hotel opening hours, breakfast, room, parking, city, city bus and so on. He helped us with our bags, it's our first time in Italy. The breakfast is simple but very nice and yummy. The room is very comfortable, quiet and clean just as the bathroom is also very clean. I recommend everyone who wants to stay further from the center like me (because of the LTZ).

Pros: The place is very beautiful, peaceful. Staff very attentive. The hotel is close for visiting of Perugia, Assisi and Spello. Room and bathroom is spotless clean. Diner at the hotel restoring was both romantic and delicious.
Cons: The room for 2, 3 or 4 person is the same. You get the same room with less possibility to move in. I wasn’t impress with breakfast. From the one hand it has all list of 4 stars breakfast, from the other hand you expect from Relais to be more indulgent. The bakery part wasn’t tasty and didn’t feel very fresh. We have 2 vegetarians That was very unhappy that omelette served in the same dish with bacon. Frankly speaking we had better breakfasts during our trip.

Cons: The location is unfortunate. Industry and retail have been built up around the hotel so there are no pretty views and lots of roads/traffic all around it.

Pros: Breakfast was plentiful, with a good variety of Italian breakfast options. Scrambled eggs were tasty, with a variety of breads, pastries, butter and jams. Probably too much sweet options for our taste. A good variety of fresh fruit, both cut and whole, cereal,grains and seeds with yoghurt. Juices, tea and coffee. Room was spacious and the bed reasonably comfy. We loved the block-out blinds. The towels were thick and luxurious. Plenty of storage in the room, with a desk and chair. (A table lamp would have improved this even more) The air conditioning was unusual in that it seemed to blow cool air intermittently, comfy enough for sleeping. Reception was very helpful during our 5 night stay. The staff we met all spoke more English than our level of Italian, which was both helpful and useful. They booked a table for us at the Restaurant next door which has the same name, just a short walk away. The entrance is at the back of the property through the carpark. Don't be fooled by the exterior when you arrive. Once you pass the pot plants outside, it is stunning! You walk under a vine covered pergola onto a courtyard. We visited during summer and the dining area is through the villa and out into a beautiful walled garden, with tables and chairs under a cloth/timber canopy. The garden is lit and the ambience is divine, as is the service from the staff. Ate here 4 nights. There is plenty of parking both paid (garage) and out-doors. Access to the property from the street is very convenient with room to move. We parked outside, so cannot comment on maneuverability within the garage. There is a courtyard with tables, chairs and a couple of out-door sofas and umbrellas. This was a nice spot to have an aperitif/beer etc after a day of sightseeing. The bar staff deliver your drinks to the table with some complimentary snacks including olives, corn chips and nuts. We used the small gym, but not the outdoor pool.
Cons: The shower screen in our room was a folded screen that we have never seen nor encountered during our 20 or so Hotel stay across Austria, Italy and Budapest. It leaked across the bathroom floor. Just inconvenient and slippery.

Pros: The staff was incredibly friendly and ready to help me with everything at any time. I was very impressed with my room, for a relatively low rate it had big and comfortable bathroom with a bathtub, a fireplace, and a full kitchen. There was a gorgeous view from the window. City center was a few minutes walk away and there were cute shops all along the way.

Pros: The property is set beautifully very spacious. It’s just outside Perugia on the road to Assisi which proved to be a nice location for me. The pool area is really large and nice with sun chairs. Pool was exceptionally clean and proper. The restaurant was nice and very family style. I enjoyed the buffet, super good and interesting choices.

Cons: Although its not the property's fault, without the train stopping nearby to take us to other nearby towns, we felt a little bit isolated. A taxi to Perugia cost 35 euros or so.

Pros: What an amazing place to stay just outside of Perugia. Would be great in the summer months as they had a pool for guests. Wonderful views from room. The onsite restaurant provided amazing food and service.
Cons: Only downside; it was obvious that a previous guest had smoked in the room and they had tried to clean room. The room deodoriser was too much, we had to turn off air con and open the windows, and it still had the old smoke odour lingering. But we would still recommend the place.

Pros: I won’t bore you with a plethora of superlatives but if you are looking for a place to stay in this region within a stones-throw of Assisi, Perugia, Spoleto, Gubbio and Spello, then stay here. Assisi is on the doorstep. The pool was empty, we had it to ourselves for three days. Good breakfast and coffee. Kind and helpful staff. Quiet at night. And brand new, everything is brand new. Restaurants close by, we ate at PicNic 5 min from Campiglione and across the street from Picnic also an restaurat. Hotel dinner was very delicious. Room was very spacious, we had a family room. Free parking in front of the hotel. Very good olive oil, we bought 5L to take home.

Pros: The location of the house is good and mainly the view and the garden. The house itself was also nice: a typical old Italian house. Shame for the furniture and the lack of hot water as it would otherwise be a really fantastic place to stay.
Cons: All the furniture was rather dated. I did not expect to have an extra bunk bed in what was meant to be a double room. The bed was also made up of two separate beds, which is never ideal. No wifi connection in the room and no hot water in the bathroom, so we couldn't have a shower. We did not receive a receipt for the money we paid cash at check out and whilst we were promised a receipt via email, this was not sent to us.

Pros: Nice hotel, not very new, but with a very interesting chocolate design and a lot of fun quirks. The staff is very friendly and the restaurant has pretty decent food. The rooftop pool is a nice touch and a good way to spend a warm evening. The rooms are big enough with all the amenities you would expect from a good hotel and the breakfast was very good, with a lot of focus on chocolate and sweets. Speaking of chocolate and sweets... There are lots of thematic souvenirs available in the lobby.

Pros: The room was lovely (rm 135); they upgraded us to a suite. The decor was old fashioned but pretty, the living area had a red velvet couch and drapes. The bedroom was a bit more modern and neutral. The bed was comfortable and the bathroom had two sinks. It even had a shower plus a tub/shower! The staff were all terrific and so was the breakfast and coffee. I would certainly stay again if I ever get back to Perugia.

There were a lot of us staying and at breakfast Stefano gave us a big round table and kept re-setting places as people came in and out so that we could all have some fun with my six month old daughter. Stefano was just lovely, he went above and beyond, and made this the best part of our stay!

Pros: The room was much smaller than expected and the bathroom was so small that the bidet blocked its full entry. I choose the 5 star hotel as I travelled with my cat and I wanted him to have space. For the price that I paid I am suprised breakfast was not included. So, a 5 star hotel is the best of the best but the toilet paper was of poor quality and I had just 1 roll. No ashtray, no toothbrush: all of these things I expect from 5 star. I will say that the lication is beautiful and the staff were nice and the cleaning lady not only was nice to my cat but saved me leaving witjout my phone. With all that said, what you advertise on booking.com is soooo different from reality. Perugia Plaza gave me a better service for a fraction of the price - and the pool was bigger. The pool here is for newborns and kids. Sorry - not impressed at all.

Pros: Great location, very quiet, but still very close to centre of mediaeval city. Breakfast was OK, but coffee/tea/ all from one single machine so frequently a queue, and coffee average at best. Room itself was good, with two bathrooms (one with shower/loo/bidet, other with loo/bidet), and 14th/15th century original mural (remains of) on our corbelled ceiling. Only problem with noise was a balcony outside our window and noisy people shouting into their mobiles early in the morning - why oh why must they do that! The staff were very friendly and extremely helpful whenever asked - and there was always someone on duty on the front desk.
Cons: The bed was very hard and we both had trouble getting comfortable in any position other than lying on our backs. The pillows were some kind of foam plastic - not Dunlopillo foam latex - and again weren't comfortable.

Pros: The Hotel Fortuna is excellent in every way. You cannot have a better location! Walking distance to every interesting site, many delicious restaurants, shopping, and beautiful overlooks of wonderful Perugia. The accommodations are delightful, comfortable, spacious, very clean, including a marvelous European breakfast. You receive a parking discount ticket (if you are driving) and easy access to the escalators and parking. What a lovely way to settle yourself while in Perugia!
Cons: Drivers: It is critically important to know there is no road access to Hotel Fortuna. The street’s are extremely narrow, with most impassable. You MUST park in the Perugia metropolitan parking garages, take the sequential escalators to Piazza Italiano, and walk the very short distance to the hotel. To drop off and pick up luggage, park outside the Piazza Italiano police station. The hotel is a 3-5 minute walk from there; unload, then park in the parking garage. This is not a problem! It lends to the intimacy and QUIET of the hotel, and is part of the antiquity of the area.

Pros: The hotel is lovely, the room is architect designed and there is a general air of comfort about the place. We had a great room on the fifth floor with a view overlooking about half of Umbria it seemed. The staff were eager to assist, helping us with local direction and the best way to get to Assisi. Location is great as you can jump on a handful of escalators and you're in the heart of the old town.
Cons: Being a large hotel it is prone to having large tour group bookings - if you're unlucky enough to hit breakfast at the same time it's complete chaos and not so relaxing. The shower pressure was average, I've had more comfortable beds and I never worked how to operate the aircon switch.
