Air conditioner is near to the bed, exactly 2 inches
This is my first trip I took by myself and I wanted to stay somewhere that was in a safe location, close to union station, close to the National Mall and was affordable. This place hit all of those requirements. I was able to walk everywhere in under 10 minutes and to the DC circulator, which is free, has a bus stop 2 blocks away that can take you to different places around the National Mall, the zoo, Chinatown, and etc. My whole stay I felt safe in the Bed and Breakfast and walking around the neighborhood in the day and at night. The bed and breakfast itself was a beautiful historic house. They have done a fascinating job protecting and preserving the house, I loved the creaking floors, the kitchen and the layout of the house. I stayed on the third floor, which gave me a nice view of the neighborhood and I could see parts of the sunrise. There is one bathroom on the second and third floor, you share it with your neighbors (4 rooms per floor), but the bathrooms were always sparkling clean and I never had to wait to use it night and day. The room I stayed in was very comfortable and the perfect size for me and my luggage. Will definitely be coming back on my own and with my family.

It was a prime location. The room was clean and spacious with a great view overlooking the street.
The breafast was very plain and generic. I ended up eating breakfast out.
Reasonable distance from attractions.
Lots! Cell-like basement room with view of overgrown weeds! Bed that was insanely high you need a chair to get on it. Broken furniture (probably from people standing on it to get into bed). Torn, hole ridden bedding. Flooded toilets. Ancient A/C. Walls paper thin. Poor quality breakfast cereal.
Beautiful house and furniture.
The air conditioning was very noisy. We had to park 20 minutes away as parking is residents only.
