The location and affordability. The area is full of love hotels around, but it is quiet and not sketchy at all. If you have big bags, proceed to south exit of Uguisudani station as there are elevators. If you do to north exit, good luck with all the baggage as there are no escalators nor lifts. Sukiya and Matsuya are around the area which is great for breakfast. There is lawson and family mart in the area plus a cheap supermarket underneath the hotel.
Ueno is within a walking distance, but i would recommend to take JR train.
I picked this hotel going purely on location- I needed to get to the airport early but wanted to enjoy my last night in the city. The JR station nearby is a stop right before Nippori- the station where you take the Keisei Skyliner. It’s also within walking distance to Ueno Park and there’s a grocery store right next door, plus several convenience stores around the block. The beds are comfortable and the air conditioning is reliable.
The staff was a little sloppy when it came to checking in, and the rooms weren’t that clean. There was an awful foot smell in the room at first and weird stains on the wall and carpet. There are also A LOT of love hotels in the surrounding area. I think it was a little expensive for the quality and condition of the room.
Very clean and good location.
Breakfast was simple for me and elevator was crowded but the stairs was locked always.. we have to wait long time to go up 2 floors..

The hotel is so old, the room is super small for 2 adults and 2 kids. They didn’t give us 4 pillows, we shared 2 pillows for 4 people. The bathroom is not for elderly people, too tall to get in. The hotel is just a decent one with convenient location and for sleeping when you come back from outside late.
English speaking personnel. Free tooth brush on at the service desk. Breakfast was OK.
First room was very shabby and the air conditioning was defective. It has been changed after reclamation.
