They have a bar and they serve dinner in the bar that has like two tables of 2 and the rest of the seating is at the bar. Although you cannot call down and place your dinner order if you want to eat in your room. You have to walk down, place your order and then carry it up to your room on a tray yourself. There was no valet parking. You hand your keys over to the same person that checks you in. The newly renovated lobby is a huge waste of space. There is NO signage except on the entry floor mat to the hotel in front of the newly renovated lobby (which you cannot see when driving by), except for the old signs on the corner of the building. I had to go around the block a few times to figure out where the entrance was. Their website still shows Kuleto's restaurant, which is one reason I selected to stay there for a convenient meal. That is now gone and has been turned into the massive lobby, which is pretty barren. Their website is misleading. I will not return for business travel. The location is great to Union Square if you have time to shop.
The location was great. Close to Powell station which made it easy to get to the hotel using BART. Union square was a block away and the turnaround for the cable car was a couple blocks away too.
At the time of our stay the hotel lobby and restaurant were under renovation.

Upon check-out, got stuck with an additional $38 surcharge never mentioned at booking or check-in, stayed here before and never charged, probably won't return now.
Spent the winter evening without heat in my room
Majority of the luxuries were fine except for several key items were a complete failure. The heating system is archaic, loud and blew cold air. Front desk came but was not able to resolve the issue and their engineer was off that evening. It was a major problem because it was in the dead of winter and slept in the room in 30°F temperature or so. We survived the evening with four layers of blankets. Secondly the toilet cover was broken. And lastly the coffee pot machine wasn't working properly.
Great Location, But Bad Facility, Hidden Fees

HIDDEN FEES! Parking is $75/day ($36/day just down the street), they tried to charge me all kinds of "convience fees" at check out with out telling me. If you pay on here, make sure to check your credit card. Our room was on the Powell Street and the windows did not block out any sounds. Car horns, yelling, music, etc. all night. The "curtains" did not close, and the wooden blinds let in plenty of light.
It's close to Union Square, shopping centers, restaurants and walking distance to Moscone Center.

Room was super tiny & bathrooms were totally tiny
They didnt have my reservation when I already paid. They weren't apologetic. They didnt refund me.
There were young teenage boys partying in the room next to mine until 3am, so I was unable to sleep until 3am. I called the front desk to complain around 11pm but the problem was not fixed. I would expect a hotel at this price point to have better sound proofing or better management.
The staff was friendly, room was clean and quiet (we asked for a quiet room) and location can't be beat. We will be staying at Villa Florence again!
The only issue was that the a/c unit seemed a little undersized, but just barely for the time we were there. We didn't need it the second night. For any facilities guys reading this... The air flow from the unit seems to be restricted quite a bit from the cover that "protects" the unit inside the room. Based on the design its probably loosing up to 50% of its air flow. You might consider cutting out the area in front of the vents. Yeah, I know, I'm a mechanical nerd, but we had a nice stay. 8-)
