Pros: Wonderful gourmet breakfast- Delightful hosts Will return
Excellent 10,0
Pros: Very convenient (easy walking distance) to beaches, restaurants and shopping yet, just far away enough from the busiest areas to provide a peaceful stay. The house is warm and inviting with a fabulous breakfast and plenty of room to sit and enjoy. Our room was lovely, very comfortable bed, great shower. Thank you Spencer, Dustin and Tallulah.
Cons: nothing
Excellent 10,0
Pros: One of the BEST B&B's we have been to and we have been to many! Beautiful gardens, comfortable and well appointed rooms, all homemade, delicious meals and the owners are so friendly and helpful! We could walk to everything, beach, art galleries, dining, whale watch and quaint shops. We definitely will stay again!!! Thank you Spencer and Dustin
Excellent 10,0
Pros: Our stay at The Inn on Cook Street exceeded all expectations! Spencer and Justin made us feel at home and comfortable. They even brought us just baked cookies as we relaxed in the beautiful garden. Breakfast was amazing and the location is perfect. You can’t go wrong by choosing The Inn on Cook Street for your trip to Ptown!
Excellent 10,0
Pros: Beautiful gardens, tranquil settings, very comfortable!
Excellent 10,0
Pros: This is our second visit and again found the Inn exceeded our expectations. Patrick is very attentive to guest needs and welcomes conversation. The room was tastefully decorated with all guest needs considered. A tasty and abundant breakfast was well prepared by chef Andrew. The location is also very convenient to all Commercial Street shops, galleries and dining. We will definitely be back.

Excellent 10,0
Pros: great location
Cons: parking is difficult but I don’t see a better option than the one provided.
Excellent 9,0
Cons: TV set up/pop connection
Excellent 8,0
Pros: Location was perfect, close to the water, shops and restaurants. Best part was watching the fire works on the deck, was a perfect view.
Cons: There was not enough room for seating, eating, or to store items in the room we stayed in. For some reason regular sugar was hard to come by for coffee both in the room and kitchen.
Okay 4,0
Pros: location
Cons: I received no fresh towels and the room was not serviced even though I put the maid sign on the door
Excellent 10,0
Pros: Cozy room with gas fireplace & a well stocked bathroom with a shower to die for. Comfy bed & great breakfast with killer coffee & a variety of flavorful treats to start the day.
Cons: Loved everything about the inn.
Excellent 10,0
Pros: cozy, exceptionally clean
Cons: we were there right after thanksgiving and the weather was cold. except for the breakfast table, there was no other common indoor seating area except for one comfy chair in the breakfast area and one in the bedroom
Excellent 8,0
Pros: Absolutely the best location possible - sunrise and sunset over the ocean- looks like a beautiful painting! Abd the host, Don, went out of his way to let us feel comfortable and like at home.
Cons: The shower was really weak -drip-like.
Excellent 10,0
Pros: We loved the Inn and will stay again. Don the manager was so nice. Our room was immaculate and very comfortable.
Cons: Nothing.

Excellent 10,0
Pros: The Owner provided a very nice breakfast. I chose a lighter version, fresh fruit, OJ, and fresh baked muffins. I truly felt like a guest in a friends house. Location was perfect for me, central to everything I wanted to do.
Cons: I CAN'T say I did not like anything. Other guests were friendly, Room was comfortable, Breakfast was good. Location was perfect for me.
Excellent 10,0
Pros: everything. Paul was a great attentive and entertaining host with a great eye for the little details which makes sour stay brilliant.
Excellent 10,0
Pros: Paul is an excellent and very accommodating host.
Cons: There is nothing to dislike.
Excellent 9,0
Pros: Alison is a fantastic host and there is nothing she won’t do for her guests. Her breakfasts will last you through the day. We stayed in room 5 which is on the smaller side but very comfortable. The breakfast room is a lovely place to read, play games, hang out in if the weather isn’t good. Lovely touches like chocolates when you arrive, a good guide book, lots of helpful advice. Alison is also a demon at parking!
Cons: This is NOT a complaint - just an observation. The basin is in the room rather than the bathroom.
Excellent 10,0
Pros: The location to the heart of town and walking distance to the water.
Excellent 10,0
Pros: we loved that we could be in our room , or the “breakfast cottage.”.
Cons: nothing
Excellent 10,0
Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!

Excellent 10,0
Pros: everything
Cons: nothing
Excellent 8,0
Pros: The location was excellent, within walking distance of all major attractions of Provincetown. The innkeeper was present and seemed very happy to answer any questions that we had about the area. The fireplace made the room very cozy!
Cons: The breakfast was a bit underwhelming: Keurig-style coffee and a bagel sandwich made off-site.
Excellent 10,0
Pros: Greg was a great host, loved the art on display, great location
Cons: Next we will book earlier and request a The Long Nook room w/ king bed
Excellent 10,0
Pros: Absolutely beautiful and so elegant! Our room was beyond special! The place was simply magical!
Cons: Not much, its very close to all of the shops and restaurants. No complaints. Parking is a little tight if you have an SUV or mini van but that was stated in the write up so no surprises.
Excellent 10,0
Pros: it was beautifully decorated and the location was central to everything
Cons: nothing
Excellent 10,0
Pros: absolutely everything!
Cons: I can’t think of anything
Excellent 10,0
Beautiful room, wonderful service and staff, excellent location. Would 00% go back and recommend :)
Good 7,9
Pros: Centrally located, the whole property is beautifully decorated and impeccably clean, our room had its own entrance, comfy bed. Staff was courteous.
Cons: Parking was not included. Sound insulation could be improved - even with all windows closed, you could hear everything outside. Garbage truck drove past twice at around 5 am. Although the staff was courteous, they lacked warmth one would expect in a bed and breakfast/inn. Upon check-in, I was welcomed by the owner but was hurriedly passed on to his assistant because other guests had just arrived (instead of telling them to have a seat while he finishes the check-in process with me). His assistant then showed us our room, pointed out the extra pillows, comforter and beach towels and that was it. He then asked if we had any questions but before we could think of any, he repeated to ask if we had questions which gave off the impression that he was pressed for time. At breakfast, they wouldn't engage in conversation or asked if everything was ok (granted it was self-service, but a simple and quick check on your guests would make them feel welcome)

Excellent 10,0
Pros: Lovely accommodations, very clean, one minute walk to the commercial area and just a couple of more minutes walk to the beach. The Staff was wonderful and friendly so checking in/out was easy and a pleasure. The included homemade breakfast and buffet is great, and having parking available on site is also a huge benefit. I highly recommend the Carpe Diem Guesthouse & Spa!
Excellent 10,0
Pros: Such a well situated and comfortable guest house. All staff were very helpful and kind. The spa was beautiful and outdoor hot tub fantastic. Everything contributed to a very relaxing time. It's a beautiful and special place to stay. Wine and cheese hour and breakfast are great!
Cons: Tuns out I paid more by going through booking.com
Excellent 10,0
Pros: The staff was amazing. Extremely helpful. The inn was beautiful and the amenities where fabulous. The breakfast and wine and cheese was absolutely the best.
Excellent 10,0
Pros: Sophie who made our breakfast was just lovely....warm and welcoming, and we met Stephen the owner and he was wonderful and told us his story about how he came to become an Innkeeper extraordinaire.
Cons: My room was a tad toasty....slept with my windows open and all was good.
Excellent 9,0
Pros: Breakfast, room size
Cons: Price seemed high
Excellent 10,0
Pros: Reviewing Carpe Diem is easy: it's 10 out of 10. Plain and simple. It provided such a beautiful, sensuous and relaxing atmosphere for my wife and I. We went on our anniversary, and we couldn't have been happier. I had requested flowers and a message on a card. The flowers were beautiful, and they beautifully handwrote the message I sent! The room (Robert Frost) was amazing. Great views, attached decks, and a worthy bed. The fireplace surreal, specially when it was snowing outside. The staff are super friendly and helpful. The breakfasts and wine and cheese sessions were delightful. But no review is complete without mentioning the Namaste Spa (which you get unlimited access to). I think we spent more time in the spa than in our rooms. The sauna is amazing. And relaxing in the outdoor hot tub when it's snowing is an experience we cherish. We went in with a ton of body aches, and 2 days at the spa made everything go away. Finally, the property is at a great location. It was a pleasant 10 minute walk from the bus stop, and a few minutes walk to the seaside. It's no surprise that we met so many long time Carpe Diem regulars. Hey @CarpeDiem, you just earned two more regulars! :)
Cons: The washrooms are a bit small, which is probably expected given how old the property is.
Excellent 10,0
The two guys that run the place are very friendly and laid back. The generally stay out of the way but check in at strategic times of the way. The afternoon wine and cheese is lovely with much more to nibble on than cheese. We have stayed here twice over the Xmas period and once over Labor Day weekend. Same great service and rooms. Book it if you can.

Pros: the property is outstanding!
Cons: loved everything!
Excellent 10,0
Pros: Breakfast was heaven, evening wine and nibbles were equally lovely especially in the winter in front of an open fire Antiques were stunning Location and views in living areas were amazing Games, books and puzzles onvhand
Cons: Lots of stairs were not great with heavy suitcases Rooms were quite small but the verandah helped - recommend taking only your overnight luggage into this property (we were on a 10 day road trip) Property was completely full on our second night and residents with yappy dogs spoiled the serenity
Excellent 10,0
Pros: the scenery, perfect for a winter stay with all the lovely decoration being made and so friendly. also the wine and cheese reception they offered is amazing. complimentary drinks and tea/coffee…you feel like being at granny’s home and you will get treated like that
Cons: nothing
Excellent 10,0
Pros: Excellent
Cons: Room was too warm despite lowering the thermostat temperature.
Excellent 10,0
Pros: what’s not to like
Excellent 10,0
Cons: Only thing was not such a friendly check out experience.
Okay 5,0
Cons: Messaged hotel for a room with a balcony at time of booking to enjoy the beautiful views. On arrival we were taken to a room at back of property with no balcony. When I said I was disappointed the manager told me I should have booked directly with them and not through Booking.com. Not good enough at over €400 per night. Also he was very rude for the entire stay.

Excellent 10,0
Pros: the location, cleanliness, and atmosphere are absolutely amazing
Cons: I really don’t have anything negative to say about this property!!
Excellent 10,0
Pros: great location-friendly staff , clean accommodations
Excellent 9,0
Pros: Beautiful old house in an incredible spot in P-Town. We met owner Paul who was very friendly and the check in process was very smooth. we had the front suite which has lovely views, plus it’s own private terrace and giant king bed. Small bathroom but perfect for what we needed. Room has it’s own fridge and we were welcome to use the front garden fire pit and outdoor sofas which was great for sunset with a glass of wine. Help yourself breakfast was easy and tasty. We want to come back to P-Town and would definitely try stay here in the exact room again - just wish we had longer there!
Cons: Personal (and probably British) preference for a kettle in our room to make tea.
Excellent 10,0
Pros: really comfortable room and great breakfast facilities in a lively location
Cons: nothing really
Good 7,0
Pros: Breakfast was good. Very much a help yourself affair. Good coffee
Cons: Photos on Booking. Com somewhat flattered the appearance. Separate bathroom down a corridor not ideal. Additional parking expensive.
Excellent 10,0
Pros: Comfortable, great location and wonderful water view
Cons: Recommend some flavored coffee and or creamers

Cons: Use of a heated pool 🤣
Excellent 9,7
Pros: Nice huge rooms, lovely property, great staff, and very good breakfast. Rooms were clean and pleasant. Got a good last minute deal and was very pleased.
Cons: Heating/cooling systems could use an upgrade, but still work fine. Housekeeping was a little spotty (items not restocked.)
Good 7,7
Pros: Staff was friendly. Beds were good
Cons: It was a bit far from downtown for the price paid.
Excellent 9,1
Pros: Loved our stay! Just a 10-15 minute walk from the action on Commercial Street. The pool area is a great place to relax after hitting the beach. Cookies at the reception desk are a nice touch. I hope we'll get to come back soon!

Excellent 9,0
Pros: The very comfortable bed and bedroom.
Cons: It wasn’t made clear that I needed to order breakfast even though the time limit is relaxed so I missed the blueberry muffin. But the rest of breakfast was good.
Excellent 9,0
Pros: Stayed here for a couple nights. The room itself was very comfortable. The hotel is conveniently located. The best thing was the staff / David’s freshly baked breakfast goodies. Will definitely return!
Excellent 9,0
Pros: Well done interior, friendly front desk
Cons: No pool, but few places have a pool so it’s not a rare thing here
Excellent 10,0
Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Mediocre 3,0
Cons: during the stay. another patron walked into your cottage. apparently they thought they were in cottage two instead of room two. and the keys were the same.
Excellent 10,0
Pros: Breakfast was great. Staff was attentive to keeping everything fully stocked and providing fresh coffee. Selection was easily as good or better than many continental breakfasts served at other guest houses I'd visited.
Excellent 10,0
Pros: Close distance to commerical street.
Excellent 9,0
Pros: Location is very central to everything. Breakfast was a good variety and had good plates, cups, silver, etc. My room had a view of Bradford St. and outside seating and front porch seating was very good.

Excellent 10,0
Pros: Breakfast was a great substitute due to Covid. We really enjoy the cook to order breakfast that Gabriel’s offers. It is the BEST. Looking forward to it coming back. Accommodations are always wonderful !! Elizabeth & Elizabeth are the best hosts you can ask for. We have been staying for years and they never miss a beat. Well run, professional friendly staff.
Excellent 10,0
Pros: The place was immaculate. Extremely comfortable. Great apartment. Spacious. Loved the double showers in both bathrooms. Because of COVID-19 they had contactless check in. Text is required. Immediate response to your texts. Love the grounds of Gabriel’s. Water fountains with Coi fish pond. Fire pits outside. Well groomed and manicured landscaping. One block away from commercial Street.
Cons: Because I have bad knees, both bathrooms had a approximately a 12 inch step up. I had to hold/grab onto the bars on the outside of bathroom the enter the bathroom.
Poor 1,0
Pros: The air conditioner in the room was so loud you couldn’t hear the TV (which had no channels to watch if you wanted to watch a movie or the news) and the A/C kept turning on/off all night. The room was not very clean and the staff was never around to get you anything. I called at 9am to ask question and called 9 times with no answer between 9 and 10:30!!!!
Cons: Everything

Good 7,0
Pros: The location was just perfect, the facilities exceptional and cleanliness second to none.
Cons: We were a last minute booking and there were some initial issues with accessing the room. To add to this, we had missed that we had booked a room with shared facilities (totally our fault 🙁). That said we managed to chat through with the proprietor and move to room to one with en-suite facilities.
Excellent 10,0
Pros: The location couldn’t be more perfect, right in the heart of commercial street. The view of the Pilgrim Monument from the rooms, back decks, and outside patio area was a nice bonus. The beds and pillows were exceptionally comfortable. Lotus House was super cute, comfortable, and we loved it!
Excellent 10,0
Pros: Location, cleanliness
Cons: Nothing
Excellent 10,0
Pros: beautiful and romantic getaway. very clean room, staff was excellent
Excellent 10,0
Pros: The location was perfect. Short walk to all 3 places we went for dinner and drinks
Cons: Thought we were getting breakfeast but then realized it wasn’t one of the ameo
Excellent 8,8
Pros: Excellent staff and location can’t be beat. Facility was spotless and well maintained. Couldn’t ask for a better run place. Room was small, but efficient and there are larger rooms available at a price. Shared bath was no problem. Spotless and other guests were all very considerate. Extremely quiet for being on the Main Street.
Cons: Personal preference for me is that I would have liked room darkening window coverings and better seals around door so that the bright light could be kept out in the morning. Type of AC kept the room cool, but didn’t remove the humidity. Again, just a personal preference on my part.
Excellent 9,7
Pros: Hi, it was clean and the staff was really nice.
Excellent 9,4
Pros: Great little hideaway tucked into the perfect spot right on Commercial Street. Quiet decks with amazing views, clean and cozy rooms and a perfect little breakfast sampler in the morning. Friendly atmosphere and priced just right. We will definitely be going back!
Cons: With only one staff member on duty, he wasn't always easy to find when we had questions/wanted to check out. Bathroom was a little dusty (but kept neat and tidy overall).
Good 7,3
Pros: rooms were updated and clean
Cons: noisy tenants in next building over no onsite parking limited breakfast options
Good 6,0
Pros: The staff were nice, the room was clean and refurnished
Cons: The room was very small
