Cons: What the pictures don’t show is that the cottage backs up to Bradford St. it can be a little noisy if sleeping in the loft. Also, the cottage could have been cleaner. A lot of dust. Especially in loft and on shutters in bath.

Pros: John and Patrick are amazing hosts! The room was wonderful although the mattress was very hard and next time we will just request a room with a softer mattress. Their breakfast is amazing and they are very knowledgeable in the history of Provincetown where this inn is. Our little cottage was so quaint and away from the road very private! I would go there again and again and again!

Pros: This is our second visit and again found the Inn exceeded our expectations. Patrick is very attentive to guest needs and welcomes conversation. The room was tastefully decorated with all guest needs considered. A tasty and abundant breakfast was well prepared by chef Andrew. The location is also very convenient to all Commercial Street shops, galleries and dining. We will definitely be back.

Pros: Location was one block from the hustle of Commercial. Great location for walking, bar hopping, dining out or meeting friends. The breakfast was just enough. Granola, fruits, juice along with in room coffee was perfect.
Cons: Size doesn't always matter but Im a bigger guy &n the room size was cozy. This is not a negative but a reality. The room has a king size bed, tv, fireplace, plenty of lighting, grooming supplies & towels. Most importantly a small kitchenette area with fridge.

Pros: The breakfast was nice and cozy. We loved the room with so much to look and see how much thought went into the decor. The privacy was wonderful. The COVID rules applied were great.
Cons: I think making the hotel a little more handicap accessible would be great for those in wheelchairs and with special needs.

Pros: Beautiful facility and location. Breakfast and evening wine and cheese included. Very COVID conscious. Beautiful view of the water from the decks and sitting areas. Overall, very nice facility in a great location.
Cons: Only negative is that the walls are very thin. Unfortunately, we had people next to us who were very noisy. Also, with COVID, staff was bringing food in the morning and late afternoon to the guests. So, sometimes there was no one in the office when we had a question, but the attention to COVID was more important.

Pros: The ONLY reason my fiancé and I rated the facility an 8 is because, unfortunately, because of Covid, we weren't able to utilize all the amenities. Breakfast style was adjusted to fit the new rules, but it was amazing. Our room was so charming and the facility was so Zen. I loved how close it was to the main st but not to close to the noise. I spent hours reviewing hotels because I knew nothing about Provincetown. I was so happy with what I chose.

Cons: My "ocean view" - for which I paid extra - was a sliver of the bay, visible only from the deck or by standing in front of the sofa & looking out the sun-window above it. Also - the owners were not on site. The staff was polite and helpful, but emotionless, and with a heavy accent that was very hard to understand. I suspect that the owners hired foreign-exchange college students as a cost-saving measure. Ive seen this before. Liked the kids, but they were not a good fit for this place at all. I will not stay there again. In provincetown I am used to owners who are present, involved in their business, and engaged with their customers. It's a very small town with a very specific, friendly &artsy vibe. I would bet money that these owners(1) have never lived in P-town and are not familiar with the local culture, and (2)are running this motel purely as a business investment. It would work elsewhere, but not here.

Cons: I was charged to park!!!! No notice on line and the dead of winter. That small fee would keep me from returning. The principle not the price. I was looking forward to a jet spa in my bathroom and it wasn’t working. Not sure why facilities don’t double check these things. Again, it would prevent me from returning, PTown has far too many options not to have a perfect experience.

Pros: Breakfast was lovely. I ate it in my room as there's not a common area. The no-contact arrival was just fine, no confusion there. The place is close to everything. I arrived during the very off season, but I'm sure prime situation in the summer.
Cons: Parking was tricky. In the off season, you can park down the street for free! But I'm sure that changes in summer. This would not be accessible if you cannot handle stairs. The walls were a little thin, I could hear my neighbors arrive late, but otherwise nothing huge.

Pros: Paul was a fantastic host and very communicative - he really cares about his guests. The pandemic is taken very seriously and check-in/out are seamlessly non-contact, as was breakfast. The room itself had everything we needed and a beautiful ocean view.
Cons: I imagine during peak season, it can be loud being on Commercial Street but during this time, you're probably not looking for a quiet getaway anyway!

Pros: All I can say is, “WOW.” You gotta stay here! Room, facilities, and meal were fantastic. But, the breakfast experience was my favourite part: the conversation was lively and engaging; the other guests came from all over the world; and the coffee was endless! Robyn seemed to enjoy and participate freely with local knowledge and plenty of travel advice. Audra was always ready with a broad smile, inviting us in. Robyn and Audri were the quintessential hosts. We can’t wait to go back!

Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Pros: Had a great 3 night stay at the Foxberry inn. It’s located in a quiet little area close to the beaches (5 min drive from Herron cove and about 10-15 from Race Point) and 5 min drive from town. Everyone working there is super friendly and helpful and the room was extremely clean with super comfy beds. The included breakfast was superb!! We really enjoyed our stay and couldn’t ask for anything more.

Pros: The view from our room was amazing, and the room itself was super comfy and cozy. I am now planning to return for my birthday in May, because I love this Inn so much!
Cons: The only thing that wasn’t great was our bathroom light kept flickering on/off and the shower handle was broken a bit; we managed to get the hot water, but we needed to turn the handle in the opposite direction or something strange in order for it to work.

Cons: Since I booked a room in part for the jet tub, which looked heavenly, I was hugely disappointed by the lack of hot water. As in almost none. I couldn't get a fill, though I tried three different times. I did try to call, but they were in for the night. Pricey for such a serious lack. We discovered that the entire hotel lacked hot water due to a plumbing issue. I understand that such things happen, but no attempt was made to offer any of the guests a discount or something for the inconvenience.

Pros: I’ve been staying at this place for years. It just gets better every year. This year due to the global pandemic and travel ban I had to cancel. They understood and were gracious and friendly about the whole thing over the phone. I love this place even more and will recommend it to all my friends and family.

Pros: I'm mostly writing this review for other travelers who might be wondering how things are during a pandemic. I did a fair amount of research for hotels in PTown re cleanliness protocols in covid times and ended up choosing the Seaglass because their protocols re-assured me that they were taking this seriously. They have a 24h no occupancy in between guests for each room, no house keeping during your stay, and you order breakfast everyday and it's delivered to your room. I really love their mini-croissants, I could eat a dozen. The pool is also clean and nice, with plenty of space for social distancing. The garden is well maintained and, last but not least, the staff is very accommodating and welcoming. They have EV charging station on site
Cons: The location is a bit more out than most properties in Ptown. Still walkable, around 15/20min to the pier. If you wanna bike, there's a bike rental just across the street.

Pros: Nice huge rooms, lovely property, great staff, and very good breakfast. Rooms were clean and pleasant. Got a good last minute deal and was very pleased.
Cons: Heating/cooling systems could use an upgrade, but still work fine. Housekeeping was a little spotty (items not restocked.)

Pros: Loved our stay! Just a 10-15 minute walk from the action on Commercial Street. The pool area is a great place to relax after hitting the beach. Cookies at the reception desk are a nice touch. I hope we'll get to come back soon!

Pros: Charm was a cosy yet luxurious stay! The beds were super comfy and we got the best night's sleep. Breakfast in bed was a great perk inspite of COVID restrictions, they made it work well. Top location too. Would recommend!

Pros: The booking was very easy. There was a very thorough email about health safety and cleanliness that was so comforting. The bed was very soft and the room was lovely. The roof deck was relaxing amongst the tree tops. You are one street away from the action, making this a nice quiet location. In house staff was very attentive. The owners check on you to make sure everything is perfect.
Cons: As expected, parking can be a challenge. They try very hard to accommodate at the property.

Pros: My girlfriend and I come to the cape every June. We love Charm's location. A bike ride away to beaches and a short walk to commercial St. We also love Charms deck for the great view and relaxing atmosphere. Rooms are clean and staff is friendly. We will continue to come back

Pros: The close proximity to Commercial Street, our welcoming and relaxed hosts, and the gorgeous decor made our stay exceptional. The antiquity of the house feels like old Provincetown. The breakfast was wonderful! Parking is conveniently located across the street.

Pros: Just a surprise and an amazing experience, my next stay in PTown will be at the Gaslamp. The location is spectacular, right in the center and just one block off of Commercial street dining and shopping. The hosts were amazing, so clean and welcoming! Thank you

Pros: The staff ( the owners) and location were fantastic. Easy walk to center of activities in Provincetown.
Cons: Although, I had a great room and private bath, the bath was across the hall and the shower was small. However, I really didn't mind the little quirky setup. Parking is a bit inconvenient as you need to use the public lot on Prince street, but again, it's Ptown and space is limited. The cost is ( $25/ 24 hrs)

Pros: Great place. We only met the owners briefly during breakfast due to social distancing, but they were very nice, very accommodating and got us a great breakfast. I strongly recommend the place!

Pros: We enjoyed the the central location of this B&B, the fireplace, and the friendly proprietor was responsive when issues were raised.
Cons: Several broken blinds on the windows, light bulbs were not working on arrival, proximity to road, musty/chimney smell in our room, and cleanliness was sub-par.

Pros: Absolutely fabulous little place! The garden area is fabulous to read in and the rooms are just the cutest things! If I weren't at the beach, I'd have stayed in the room. They bring little pasties on trays or in baskets in the morning and have water-boilers and french presses. Ugh - 10/10 will stay here again.
Cons: It's a bit far on the East End (away from town) which can be hard to walk to/from if you've had a night out, but also it was quiet an advantage because you're not in the middle of all the hubub. They didn't have a lot of outlets but it's an old building and good god was it so quaint I did not care for one second about that.

Pros: The owner, Tim, was attentive, kind, and informative. The room was very comfortable. We stayed in the Rutland Suite. At breakfast, we ate with an older couple from Norway and a young Italian couple who were on their honeymoon. Great place to stay! Would definitely recommend.

Pros: The property is beautiful with a bunch of little outdoor areas for sitting and the room was a decent size for two people. The location is excellent
Cons: The bathroom was extremely small and didn’t not have a sink inside, only right outside the bathroom (we only learned this after booking and there were no other rooms available, but the hotel rep kindly offered that they would have moved us to another room had there been availability). There was an issue with our door locking and due to it being a holiday weekend we were without a functioning lock BUT the hotel gave us one night free which was extremely appreciated (this obviously is a plus).

Cons: Communications with the site were very poor. Understanding that the pandemic has changed our way of doing business I expected prompt replies to texts. An inquiry about parking prompted a flurry of automated texts that were not relevant to my question. I was unable to reach anyone by phone or e-mail despite using the the information listed on the website. Was basically scolded for using booking.com and told that was the reason for lack of replies when I inquired about changing my stay and what amenities were available. All of this cost me extra money for parking and added to the stress of vacationing during the pandemic
