A full Santorini experience with...
Nikkos Villas is like a private condo with many small apartments (or villas). And it is absolutely beautiful! The best thing about these villas is the swimming pool and the privileged location. It is located in Oia in the very top of the hill with an incredible view of the Caldera. There are some apartments that are in the first floor of each villa, which I think have a little more privacy and even a better view, but we stayed in one of the floor apartments with a view to the swimming pool, and that was also great! From our terrace we could enjoy our meals right next to the pool with a view to the Caldera while enjoying our white wine - this defines the picture of what is like to be in Santorini. Nikkos Villas privileged location also gives the possibility to watch the famous sunset in Oia, which is a truly beautiful experience, right from the comfort of your terrace, or while you swim in the pool. We really liked the breakfast that was placed in a cute basket everyday in the morning in our own terrace. I think the breakfast in the basket is something that only occurs during the pandemic as a safety measure, but I would suggest that they continue to do it because it is a lovely experience. The apartment is cleaned everyday, they change towels, make the bed and also clean dishes. Everything is super clean and tidy. The staff is also very friendly, and Nikko is a lovely person that fills everybody with a good mood on the morning.
The apartment itself is very simple and small, trying to resemble the traditional houses. However if you are expecting to cook simple meals, I think the kitchen could have more appliances like a microwave. Also, the breakfast is great, but one time the yogurt was not fresh and another time the milk wasn't fresh either and tasted a little bit sour. This only happened once so I think it was a mistake, but they should be more careful. It is also sad that the pool closes early at around 7:30pm but I think it's like that in every hotel. With the hot weather it would feel nice to swim during the warm nights (like people do in their private jacuzzi around the island), but I understand that this is not possible. Apart from this, everything else was perfect!
Perfect stay in Santorini
We absolutely loved our stay at Nikos Villas. The view from our terrace was stunning, pool area is brilliant and the rooms were spacious and clean. Location absolutely perfect - a 5 minute walk into the centre of Oia and close to shops and bus stop for getting around to other town. Would 100% recommend staying here - thank you to Nikos and the team, our stay was faultless!

Really nice and spacious compared to some other places in Oia. Not so overlooked and much more outdoor space. Really clean both in the apartments and the outdoor/pool space. Great to sit watching the sun go down on the chairs round the pool.

We had a wonderful stay in Oia at Nikos Villas- the location is perfect and the view is unbeatable. We had an excellent breakfast every morning with a view of the culdera. The villa was spacious and the pool was great. Nikos was a fantastic host and very welcoming and really made our holiday relaxing and memorable. Thank you!

Too expensive for what you get. The furniture very old and old fashioned. The water of the pool looked dirty. I would never stay in that place again.
The location is absolutely perfect. It's not in the center of OIA, so there is a sense of privacy there. Great for relaxing. The pool was amazing and the breakfast was really good too. The staff was very helpful and friendly. They also help you with transportation arrangements and they help me with an early check-in. I highly recommend this place!!
There is wifi in the reception and pool area, but it doesn't work inside the bedrooms. Disappointing - but definitely not a deal breaker.
Location is amazing. I particularly liked waking up, stepping outside to the amazing caldera view, and drinking a coffee on the private patio. Niko and Alban are great people and gracious hosts. Rooms are clean and decently equipped. The pool area is relaxing and has a lot of comfortable chairs (and, again, a great view of the caldera).
Only thing we didn't like was having to leave.

The Caldera view apartments are 30year old, so you really get to stay in "cave room" (only it is not marketed & charged according to a "cave room", which is typically impossible to find and is so much more expensive) but it also means that the room & facilities in it are old (the Boiler needs to be switched on 10min prioir to use and then turned off), we didn´t mind it but someone else might not like it. Views are stunning as you come out of the room, really breathtaking, as well as the location is on the pedestrian-walk to the city of Oia, very convenient. Breakfast is OK, pool is decent size and has a nice temperature, having a pool in Santorini is extremely important as one doesn´t really get to swim in the sea.

Nikos Villas has the perfect view of Oia town and sunset. Especially with our two-storied suite, we were having dinner at our balcony every night, watching the sunset. Amazing experience!The pool was absolutely a plus in summer, my daughter and I had so much fun. Very nice surroundings in this resort. Breakfast is good. The reception is delicately decorated - with books and postcards available, beautiful furniture, adding a vintage touch to the place. We liked the young lady very much.
Facility inside the room was not so good.Air-con is too weak, and constantly leaking water. When lots of guests come to breakfast, there was not so many staff to support. Also, when i took a shower in the afternoon, the bathroom doesn't have hot water, only cold.

The property was clean, the room was very nice and the view.
There was loads of mosquitos in the room during the night, it would be nice if the had mosquitos lamp to plug in as many other hotels in Greek have. Furthermore the breakfast was not very good, we were not allowed to take our juice ourselves, the coffe was not an espresso, simply not much of self-service (it felt controlled), moreover the granola was very poor. On top of that we were not allowed to have our breakfast by the pool but had to sit ont he depressing -1 floor (not ideal for a romantic couple trip to Santorini). Furthermore they didn’t have any champagne or bubble wine when we wanted to toast, it took them 1h to tell us that. Then we ordered gin&tonics that never arrived, we ended going next to for a glas.

Close to the pedestrian walk of Oia
Loved the hotel, our cave-style room and incredible caldera views from our little terrace. The property is only a few minute walk to the heart of Oia (while overlooking caldera!) but still private enough where you don’t have to deal with all the touristy spots and the noise. The sunrises and sunsets are stunning, but can also be observed from any place along the caldera (if you like to explore). The staff and Niko (the owner) are super friendly, cordial and helpful with suggestions for dining and activities. Definitely opt in for a breakfast buffet, which is really delicious and always fresh, it will remove the stress of having to plan another meal (too many beautiful spots to choose from!) and give you the fuel needed to explore all the beauty Santorini has to offer. Tip #1: if you are staying for 2+ nights, book a small rental car (roughly EUR 40-50/day) from the airport or port (if arriving by ferry). It will allow you to see all the best spots, beaches and historic sites + provide much needed AC cooling in between the sites. Def best decision we made when we arrived here via ferry (especially considering a private taxi would cost us EUR 180/ea to/from Oia!). Parking is not an issue anywhere in Santorini. Tip #2: invest in good polarized sun glasses before coming here (or buy a pair here). Your eyes will thank you and the views will get exponentially richer (if that s even possible). My husband invested in a pair of ray bans and I must admit I was a bit jealous as he wasn’t big on sharing! Tip #3: if you are planning to visit one of the main beaches (White beach, Black beach, Red beach) bring a small anti-fog snorkel set with you or buy one here (EUR 10-20), it is a lot of fun snorkeling around observing sea life (see a pic included below). DO NOT buy all-in full face mask with built-in snorkel, the view quality was not as good and I found it really hard to breathe/clearing out after deeper dives.
Bathroom was a bit on a smaller side, but who cares?! You will be outside most of the day anyway.

Make no mistake, the location and the views from this property are superb. We had the junior suite and had plans to walk into Oia to watch the sunset but ended up sipping wine on the terrace. Better view, no crowds.
The location and the views made ours a good stay here. Other than that, this property was merely so-so. The older gentleman who runs the place was gruff and rude to my wife and me on several occasions, he must've been having a bad couple of days. The breakfast was very average, the same scrambled egg dish every morning, salt and peppered within an inch of its life! We let the staff know before we arrived that my wife was gluten-free but there was nothing on the buffet for her. No matter, Oia has plenty of restaurants with gluten-free options (but not this hotel). The young lady at the front desk was very friendly but you could tell she was overworked. The room was clean but the mattress on the bed was very thin and hard, making a stiff back a regular morning feature. Did I mention that the views and location were great!

Fantastic location in Oia, still inside the town but in much more quiet and not so crowded area. Very very clean :) Fantastic caldera view from the common terrace with the pool. You can also observe sunset from the terrace and it is much better than in other places in Oia. No children in the hotel so the pool area is very quiet and relaxing. Breakfast is OK (nothing special but you get all you need). Very warm welcome and good bye by the owner Nikos. During whole stay he was very caretaking person in this "old fashioned greek style" :) The other staff is also great, specially the receptionist Katia - very helpful and nice person! I recommend this place with full confidence.

It’s probably the first time I write a bad review, but this hotel is not even close to deliver on expectations. For more than 300 usd a night it does not deliver any value. - No shower. Just a hose attached to the tab. - Humidity smell in the room. In fact there is a dehumidifier working 24hs in the room, quite noisy. - No WiFi in room. Luckily you’ll find WiFi in pool or reception. - breakfast is very poor, and served in a tiny space. Tables are packed together; once you sit you cannot move. Very uncomfortable. - Ants in the room.

The hotel was very relaxing everything I dreamed of and more, I will definitely return. Nicko, s has built this up from bad times in 1956 and I admire this, a beautiful established..... The hospitality was amazing and we were greeted by Nikos himself, having homemade Ouzo shots with him before we left. The shower was a little small and the bed wasn't the most comfortable, but the amazing views, location and hospitality made up for it.
