Pros: Great location, exceptionally clean, helpful friendly host, wonderful breakfast prepared daily with dietary needs in mind. Water, cork screw, wine glasses provided. Nice touch, Good size fridge for drinks and snacks in the room. Patrick the owner was really helpful suggesting restaurants and activities with accurate descriptions. Plenty of parking.
Cons: Conversations from guests in next facility sounded like they were outside the window. Road noise was prevalent but steady so easier to ignore. AC was to close too bedside for me and would consider moving to another window if possible. Would be nice to have a shelf over the sink.
9,6 Excellent
Pros: Everything! From the welcome by Patrick to our departure we thoroughly enjoyed our visit. The room was very comfortable and the breakfasts were freshly cooked and beautifully presented - the special French Toast (Eggy Bread to some British visitors) was exceptional.
Cons: This is not a dislike, but a comment -the stairs to Rooms 2 and 3 are steeper than normal, but are part of the original build. They are manageable with care.

Pros: It was all we hoped and more, a beautiful house. All the staff made you feel like family. The most comfortable bed we have ever slept in. We felt we were seeing the real America. Will definitely stay again. Breakfast was delicious
Cons: Nothing.
9,2 Excellent
Pros: Beautiful house. Very friendly staff. Free parking. Served, freshly made breakfast.
Cons: Bathroom rather small, especially the shower.
10,0 Excellent
Pros: Breakfast was fabulous!
7,5 Good
Pros: The staff was extremely friendly and nice, the cottage was spacious, clean and comfortable. The location was vert convenient and magical.
Cons: The breakfast was not very well organised, we appreciate that the owners try to make it personalised but there was a miscommunication about time of breakfast and eventually we ended getting an average breakfast. I would have proposed they adopt an electronic way to book the breakfast time and account any dietary restrictions the same as they do with electronic check-in and check-out maybe.
10,0 Excellent
Pros: Honestly, I enjoyed everything about this place. It was immaculate, friendly staff, grab location and the breakfast was outstanding.
10,0 Excellent
Pros: A high end b&b. Comfey, beautifully appointed room. Close to Kenninbunkport center. Thoughtful touches. Excellent food. Friendly welcome and efficient. Super clean.

9,0 Excellent
Pros: The staff was pleasant, it was located close to shops & dining and the cottage was immaculately clean...
Cons: The pictures looked more luxurious than the room actually was. However, we still enjoyed our stay at this quaint cottage inn..

10,0 Excellent
Pros: The home was meticulous, and lovely. Everyone was so friendly and helpful. We stayed for 2 nights, and the breakfasts were delicious.
Cons: Everything was great. The bathrooms are a little outdated, but we knew that before we went there, and they were clean. Which is all that matters!
9,2 Excellent
Pros: The hosts make you feel so welcome. The property is so comfortable you may not want to leave. The breakfasts are extremely good and set you up for the day. All the bed linen etc is of a very good quality and the whole inn is spotless from top to bottom. Don’t forget to look out for the homemade cookies.
Cons: Nothing
10,0 Excellent
Pros: Our time at the Waldo Emerson inn was wonderful. Hanna was the perfect host, from the moment we arrived to the moment we headed home. Clean, comfortable and inviting, along with the most delicious breakfast! Who could ask for more?
8,0 Excellent
Pros: The Inn is lovely with every niche thoughtfully planned for guests. Breakfasts were creative and delicious. The bed and bedding were a dream. So lovely!
9,6 Excellent
Pros: Beautiful property. The home is old and historical but that’s right up our alley! We stayed for 5 days and it was like staying with family! This is also a locally owned B&B not a conglomerate owned by some off site company. And the breakfasts are prepared by the owner a trained chef! Hannah and her entire staff were amazing. We feel like we have true friends there now and will definitely be back!
Cons: We had no complaints. We had read some of the reviews that some thought the house was too old or the snacks were too sparse. But for us we wanted to stay in an older historical home and we felt the snacks, fresh baked cookies, coffees, teas and candy were excellent!
10,0 Excellent
Pros: Our Host Hana was GREAT Loved the place very unique Extremely charming Would return anytime
9,0 Excellent
Pros: Charming olde world New England Inn

5,0 Okay
Pros: Renovations were happening all week so breakfast was in the meeting room, the pool was closed, and on Monday there were no cookies between 8-9pm. Not a huge problem, but these three issues are why the above ratings are not higher. I was not told in advance that reovations would occur this past week. Had I known I would not have chosen the hotel.
Cons: I feel that I should have been informed in advance that renovations would be happening during the week I was planning to stay so that I could have made an informed decision. Perhaps the rate should be discounted.
4,0 Okay
Pros: location
Cons: overpriced
10,0 Excellent

Pros: Cleanliness. Staff polite and helpful. Had room issues which were corrected quickly. Nice free breakfast until 10am. Parking was fine. Indoor pool and Jacuzzi.
Cons: The driveway entrance/exit at this location is terrible due to heavy traffic on main road. AC/Heating unit in room was inop. Shower head fell apart in my hand while trying to adjust spray pattern. Standard Internet service/speed poor.

Pros: EVERYTHING WAS PERFECT. BREAKFAST WAS EXCELLANT.
Cons: NO

8,0 Excellent
Pros: The location is very favorable! Close to movie theater, grocery stores, and sight seeing. Stayed for my first time last year, and due to the friendliness of the staff, I returned!
Cons: Trying to cross busy RT 1 can be tricky "in season", but that's summer in New England. Unaware that pool was being reconstructed? Cable TV a bit hit or miss. Constantly interrupted by rebooting 😕
7,0 Good
Pros: Very friendly and helpful staff.
Cons: The room temperature did not maintain at the level I chose, some towels were not replaced as I had hoped...

Pros: Great location on the water just outside of the center of town - easy walk to everything Excellent service overall - staff was very attentive Very clean Plenty of parking
Cons: Pricey - it was nice but not quite as nice as what I paid Breakfast was disappointing - food was OK but would be nice to have more than a simple buffet at these prices A bit overrun with kids - I guess I should have suspected at this time of the year. Most (though not all) were well-behaved
9,5 Excellent
Pros: Our room and the view we had. loved the gas stove in our room even though we didn't use it. Very comfortable room # 367. The breakfast Buffet was delicious. The staff was very accommodating and friendly.
9,0 Excellent
Pros: This was a lovely cosy and comfortable inn. We really enjoyed sitting in the reception by the fire. The room was spacious, clean, comfortable and well-equipped. It was also the most comfortable bed I have EVER slept in. The breakfast was absolutely delicious.
8,8 Excellent
Pros: The location was very nice. After requesting a change of room the second room was lovely. Breakfast staff were very helpful. Breakfast good.
Cons: Thin walls nothing worse than being able to hear the conversation going on in the next room. It’s understandable to have everyone next to each other when a hotel is full but why not put some space between clients when it’s quiet. Thankfully the staff accommodated our need for a quiet room.
10,0 Excellent
Pros: The staff was exceptionally friendly, couldn't do enough for you. Jim the bell man was fantastic. He was extremely helpful to us and very friendly. We will definitely go back.

9,6 Excellent
Pros: Beautiful property and outstanding dining! The service was great. They loaded our car with towels, chairs and waters for the beach. Turn down service with nightly treats by the bed.
Cons: Our room was very small and you had to “rent” their bikes. At this high price, everything should be included.
9,2 Excellent
Pros: Very comfortable and well appointed. Quiet.
Cons: We didn’t realize it is in the woods about 10 minutes walk from the beach
7,1 Good
Cons: The carpet in the hallways was stained with dirt and bleach. All need to be replaced . There is no elevator
8,8 Excellent
Pros: We initially stayed in a room in the main house which was lovely. The staff was absolutely wonderful, went above and beyond. The location is nice- but further away from both the city and the beach- though can be walked or biked without too much trouble (and they offer a courtesy car too).
Cons: We stayed for one night in one of the Garden rooms, and were very disappointed (especially as it was >$700/night)- it was dark, the AC was blowing right above the bed, and there were blinking lights on the ceiling right above the bed as well. Don't recommend it!
10,0 Excellent
Pros: The White Barn Inn is a magical place especially around the holidays. The Christmas carolers and piano player were both very lovely. The staff members were very friendly and didn't miss a beat.
Cons: n/a
6,0 Good
Cons: No Elevator. Ols Carpets in the hallways. Room was small.
9,6 Excellent
Pros: The place is elegant if pricey. My room - the junior suite in the annex to the main house - is luxurious. The grounds are beautiful and the heated pool is divine. The place has a private, intimate feel. The food, both in the fine dining room and in the more casual bistro, is also excellent. The staff could not have been more attentive, helpful, and gracious. The location - a wooded area between the town center and the beach, and a short walk to each - is ideal. I also highly recommend dinner at nearby restaurant, Pearl Kennebunk Beach, which is first-rate in every way.

Cons: Needs updating.
6,3 Good
Pros: Nicely decorated and very clean
Cons: After flushing the toilet that night i noticed the toilet tank wasn't refilling. I was forced to use the ice bucket to refill the tank so I could flush the toilet the remainder of the night and the next morning. I reported it to the manager the next morning since the office was closed, but was not offered or granted a room discount because of that obvious inconvenience. Disappointing

Pros: Staff was fantastic!!!!

Pros: Huge and very comfortable bed! Clean and spacious room. Easy parking.
10,0 Excellent
Pros: The breakfast was generous, plentiful and we loved sitting outside and sharing a table with other travellers. We are from Australia and met a great US couple who advised us on where to travel in Maine. We took their advice and stayed at beautiful Camden for two nights. The hostess was amazing and took a lot of her time to give us some really useful tourist tips. Can highly recommend.
Cons: Nothing. It was great.
9,6 Excellent
Pros: Sophie was very friendly and gave us some good info on where the locals ate, which was exactly what we were looking for.
Cons: The only thing I didn't care for was that it was far removed from the downtown activities. When I booked it I thought they were within walking distance but they really weren't. Saying that, the location was beautiful in a residential neighborhood. Very peaceful.

Pros: Beautiful and clean and conveniently located....perfect!
3,0 Mediocre
Pros: The hotel location was easy walk to town. The interior of the Inn was lovely, beautifully decorated for Christmas.
Cons: Given it was during Christmas, I understand that people should be with their families. However, the Inn was a "ghost town" . in terms of the staff. Although there were many cars in the parking area we only saw one young lady at the front desk , once in awhile. No housekeeping , bar was beautiful and we would have loved to have enjoyed it if it ever opened. Breakfast consisted of coffee, orange juice and some day old muffins. Our room had plumbing issues so everytime you flushed the toilet, there was a large "bang" noise. If they were not going to staff the hotel, they should have closed it for the holiday.
8,0 Excellent
Pros: Beautiful town in the fall. Enjoyed walking and dining. Fall decorations danced well with the late summer colors and changing leaves. A quiet town. Very relaxing.
Cons: The mattress was way too soft for my wife. I slept well. The bedding and room were beautiful and the bathroom very clean. We would stay again.
10,0 Excellent
Pros: Beautiful rooms freshly decorated. Great location to downtown but very peaceful.
Cons: No TV channel listings in room.
9,0 Excellent
Pros: Breakfast was superb.
Cons: I was handed 2 coupons for breakfast. We spent them both on the first morning's breakfast, not knowing one would have bought breakfast for each day. That could have been made clearer.

Pros: The location couldn’t be better. Our room in a carriage house at the back was beautifully decorated and very comfortable.
9,6 Excellent
Pros: Room was fabulous! King size bed. Extremely comfortable mattress as well as bed coverings/pillows. Radiant heated floor in bathroom. Refridgerator in room. Overall size of room.
Cons: Felt the price was high due to the facts that the room was booked back in April for Oct.19th stay as well as not being in main building on Ocean Ave with view for that price.
9,6 Excellent
Pros: The Ocean restaurant is beautiful. The views are amazing and the food is superb
Cons: I loved everything. The room was expensive, but a good value. the attention to detail was excellent.
5,0 Okay
Pros: Breakfast was excellent in the ocean view inn. However, we were actually booked in a lodge 1/4 mile inland. The lodge room was very “inn like” and was nestled in a wooded area. Nice area but we expected an ocean view room at the coastal inn.
Cons: It is not clear when booking through 3rd party if you’re room will be ocean view inn, or at the lodge in the woods. Very disappointed when we checked in, expecting an ocean view room and then having to drive to the “lodge” located away from the ocean with no water view.
10,0 Excellent
Pros: Location next to ocean
Cons: Nothing
8,0 Excellent
Pros: Beautiful views, professional, helpful, friendly staff.
Cons: It was confusing about the room housekeeping. Most places will come and make your bed, provide fresh linens, etc. daily unless you request otherwise. Our room wasn't cleaned unless we asked to have it done. They were quite courteous and willing to provide the service when we requested it.

Pros: Breakfast was fairly good, assortment of bagels, English muffins, waffles, yogurt, and hard boiled eggs. Coffee was very good. Bed was comfortable. Located very near the highway, and not far to restaurants and stores. Room was clean.
Cons: Bathroom in the handicap room was huge and great for handicapped, but there was no counter for toiletries and only one small towel rack, and no hook for a robe or towel. Walls were very thin and you could hear everything going on in the adjacent rooms. Did not like the pillows.

Pros: We had a king size bed and seemed like it was new, very comfortable. Hardwood floors are great and location right off highway was very convenient as we were traveling.
1,0 Poor
Pros: Charles at front desk was very helpful with local information.
Cons: This is NOT a 4 star lodge. It's old, outdated, tiny bathroom and cheap uncomfortable mattress with cheap toiletries. Understaffed and had to wait for our room when exhausted from traveling. Noticed a pee stained mattress cover before the maid finished.

Pros: Bed was great, heat was perfect
Cons: Shower took a long time to heat up, but it was hot after 5 minutes

Pros: Near where we wanted to visit Large room teeny bathroom Desk ✅ soft chair✅
Cons: Proprietor wasn’t sure we would arrive as afternoon weather was snow/rain which turned to freezing sleet. Consequently, heater in room was not turned on in advance. Took awhile to raise above 55
