The views and central location are phenomenal, you are going to be hard pressed to find a better ocean view right in downtown Kona.
The facilities are very out dated, the rooms need serious attention. The beds where like sleeping on coils and are super thin, the bathroom shower was comparable to an airplane bathroom. The entire facility needs a renovation because what is being charged vs. what you get are far from expectations.

Location and room size
Rooms are pretty old and need renovation. We were 4 people in a room and every day we had to ask to two additional towels as they will only leave 2 in the room.
The room situation. We asked for a one bed but ended up with two small beds.
The location to the ocean was amazing. My corner room in the middle the tower had its balcony wrap around for an amazing view and amazing sound of the ocean. I could sleep to that forever!
Pool open later. More things available for later in the day.

Bad check in bad bed policy
The bar and the lagoon
During our check in we found out that they didn’t have 2 double room I ordered. Instead we were forced to stay in a king room with a very uncomfortable roll out. We were the first people in line at 3:45, and apparently arrived right before the rush. We were told that th room wasn’t ready and we were early so oh well. Instead of trying to get us checked in ASAP the front desk lady took care of approximately 10 people (the whole line) then got around to us. We waited 35 minutes so she could take care of the entire line even though we were first. Bad customer service!
Great location but not worth staying there
Employees were great. Everyone working there were great.
Dirty, loud, old. Dirty: pool was gross, they put carpet down, the bottom of our feet turns black, my kids noticed it, then we checked yelp for reviews, it is dirty. Floors were wet? Gross. Cockroachs all over the place. Dated: built in the 50s still in the 50s. Noise: don't go to bed before the music stops, 10p sun-Thur, 11pm Fri and Sat. It sounds like the band is in the room at night, and the birds are in your room in the morning, 6am Don't stay here, get a VRBO down the road. Not worth staying here. Do not stay here. We didn't goto the luau, you can watch from the bar, and there were kids at the pool, that out shouted the luau, glad we were not paying for it. In room AC was bad, it was over my head and spitting water on me at night. We will never stay there again. Employees were great but didn't make up for the hotel's shortcomings.
Great View from Balcony
We loved the view from the Balcony. It was very clean. It was a little dated but that's what gave it Hawaiian charm.
The room was a bit dark, but I think that was because we were on the 2nd floor.
