Pros: Tenuta Cusmano is easy to get to from both Rome centre and Ciampino Airport. A lot of thought has gone into the design of the villa and the gardens to make the best of the incredible views. The owner is very welcoming and goes the extra mile to make sure all his guests are well looked after. The closest town, Grottaferrata, is a 15min walk and is full of really good restaurants. Great place for exploring the towns of Castelli Romani or just staying around the pool.

Pros: We spent our vacation here with our family and friends. The host told us all about hotel, tourist information and restaurants etc.. and was very kind. The hotel room was decorated with very historical and beautiful objects. It was old but carefully managed. The garden is really wide and full of beautiful trees and flowers and the view was clear from everywhere. It was especially beautiful around swimming pool, and they cleaned the water very carefully. Thank you again to the host and we expect to spend a longer vacation here some day.

Pros: A beautiful location with extremely friendly and helpful staff and owner of this charming place Tenuta Cusmano. My only disappointment was that there were no restaurant at the hotel. But it was fine, there were some restaurants just a walking distance away... Also the perfect layover place if u want to be closer to the airport.

Pros: The cleanliness of the apartment and general hotel grounds were immaculate including the pool and gardens. Breakfast was very good/daily croissants were delicious. Excellent views over the Italian countryside. Maurizio was fantastic and very helpful throughout the holiday. Maurizio did everything possible to make the holiday enjoyable and really went the extra mile. Thoroughly recommend staying here.

Pros: One of the greatest place we've ever been! Stunning view, great breakfasts, extremely clean rooms every day, beautiful swimming pool, very tasty wine.. etc etc!! Signore Maurizio is the heart and the soul of this amazing Home. Very helping, very kind, everyone has his attention, we felt as we were in family.. Pros: Clean and neat room with comfortable bed. The air condition was really appreciated. Although breakfast was mostly on the sweet side there was plenty of great coffee to go with it. The staff was nice and helpful. My one sugestion would be to include some menus from local restaurants, especially the one close by (forgot the name). The food there was lovely and good value for money. We really enjoyed our stay in Amarcord. Cheers!

Pros: I would highly recommend this guesthouse. It had a very cosy and homely feel and was very clean. The owner Marco even offers a free shuttle service and we were collected at the airport when we arrived. The beds were very comfortable and a continental breakfast is included . We would definitely stay there again in the future.

Pros: We stayed overnight en route from Ste. Maxime to Sicily and it was conveniently located, very comfortable and pleasant. The staff were friendly and helpful. Parking was easy. The dining room looked excellent but we did not use it as we were tired after a long drive and it did not open until late in the evening. There were many small restaurants nearby and we did have an excellent meal. Breakfast was excellent. Overall, a very good stop for us. But not a destination place.

Pros: Our hosts and staff were very welcoming and professional. The style and history of the property was outstanding. The renovations provide all the modern amenities in a style that is in keeping with the area and the age of the property. It is attached to a Taverna that is even older where the food and wine list was superb.

Pros: The breakfast was a typical European style, plus lots of delicious pastry options. Just right for starting the day. Leonardo was a great host, ready toeach morning to make each guest a cappucino or espresso (or two!) with a smile. The room was really clean and the views were fantastic. I liked the safety of the hotel access and the location was perfect. The modern windows did a great job of blocking out the Italian nightlife noise so I slept very well.
Cons: A tea kettle for hot water would be nice, perhaps in the lobby, with some cups and tea for the chilliier evenings, or just to warm up before sleeping.

Pros: Not only did the hotel bring us to and from the airport but as we arrived late at night they brought us to the local restaurant and picked us up when finished. Very convenient to Ciampino. Family room was spacious with very effective air conditioning.

Pros: What a jewel! Lovely old country house near Ciampino airport. Beautiful surroundings and facilities. We booked the grand suite for three people and it was fantastic. Nice breakfast for a small surcharge. Staff was helpful in directing to local restaurant. Great value for money and highly recommend.

Pros: We enjoyed the proximity to the airport and the train station. The free shuttle was appreciated. The room was nice and the hotel is beautiful.
Cons: The driver that picked us up at the airport was rather rude and disgruntled. He was not pleased to have to wait for us but the customs line was long that night. He had no problems telling us about it in Italian. I don’t know Italian but I could understand “1 hour” and the ride to the hotel was uncomfortable. The next morning the owner took us to the train and was very pleasant and chatty.

Pros: Communication with the staff was amazing. We had members of our family who are gluten free and the staff and chef went out of their way to accommodate them. We loved the chef he was so generous and wonderful with our children and the food was amazing. Breakfast was great as well. The location was beautiful and our dog enjoyed having room to run.
Cons: The only complaint is the shower in our room was in need of repairs.

Pros: Friendly staff, amazing room, and dinner in the restaurant was amazing. Very convenient to take the free shuttle to Ciampino. Our flight was early so we could not have breakfast, but they made my wife coffee which was excellent. Great view of all of the area from a high vantage point. Amazing view of sunset. I would definitely stay there again. Very quiet and peaceful.

Pros: Family room was very big with two bedrooms and kitchen area - all immaculately clean. Restaurant was excellent and staff very accommodating and friendly. Our children were made to feel welcome too. Only stayed one night but was ideal stopover for us.

Pros: We stayed in the suite on the fourth floor, which is huge and has an enormous balcony and marvelous views over Rome. The room rate (mid October) was very low. We had a rental car, easy to find the hotel. Everything was fantastic, the grounds are extensive and beautiful The restaurant (on site but independently run) was also exceptional, we dined there for both nights of our stay. For a place to recover after our long flight to Italy from Chile, could not be beat.

Pros: Very nice and green surroundings. It gives you a quiet and safe feeling. It is right above an excellent restaurant with very friendly staff. It is a small hotel and allows you to get to know the people. By car it is easy to reach from the highway and otherwise they have a shuttle.
Cons: The bed was OK but could be more comfortable. In the morning you hear a bit the local street (not the highway). WiFI was sometimes a bit slow.

Pros: The suite we were in was lovely, spacious and comfortable although the bed was a bit too firm. Overall we enjoyed our stay very much and highly recommend the hotel. Staff were excellent and helped with directions to Tivoli, and in making taxi arrangements. The on-site restaurant was very good also. Parking was easy and access to the autostrada was good (it took us 45 minutes to drive to Fiumicino in the rush hour).
Cons: Breakfast could have been a bit better; it was OK - too many sweet things and not enough savoury.

Pros: Comfortable and well decorated hotel, perfectly located in the so charming centre of Frascati, at walking distance to many good restaurants, bars, gelateria... Good breakfast buffet with excellent coffee (cappuccino, expresso...), salty and sweet food, and fresh fruits. Last but not least, the personnel is very friendly and dedicated, and always happy to help you. Definitely my first choice in Frascati !

Pros: Excellent hotel location in the heart of Frascati, close to the train station thus 25 min to Roma Termini. Nicely decorated hotel operated by very very friendly and helpful staff. Spacious, clean, well equipped rooms. Good breakfast with excellent cappuccino, plenty of good restaurants around. Although Frascati offers several good hotels, Colonna has remained my favorite for about 15 years.

Pros: I was in the hotel with a colleague and we needed to take a shuttle bus to go to our meeting. There was a strike in Italy and the owner was kind enough to drive us to our meeting. We really appreciate this extra effort!

Cons: Horrid old room. Noisy. You could hear everything outside your door. Car park off a roundabout--difficult to navigate. Mattress hard. Bed sheets rough and thin. Lumpy pillows. Restaurant not great. Owner's children running and playing in restaurant while we were dining. Crazy!!! We arrived mid afternoon. Sat at a table to have 2 beers and were charged 2euro each cover charge--ridiculous!!!! People who rate this fabulous must live in tents at home. Avoid!!!!

Pros: The classic suite is just like a fairytale house in the mountains. It has a superb view of the entire Rome city and is very spacious too. Silvia, our host, was one of the nicest persons I've ever met. She is very considerate and warm and makes you feel like at home. Do go by her recommendations about the dinning restaurant nearby as it was one of the most delicious Italian meal we had.
Cons: The bathroom is slightly small as compared to the size of the suite but is manageable.

Pros: My wife and I, are frequent travelers in Italy, but this stay was special. It was really like being guests at old friends home. Silvia and her family were very kind to us, always smiling and ready to help with anything we needed. We enjoyed a great breakfast that Silvia made for us, and her bakery is very tasty. We also enjoyed the swimming pool, it was fantastic and the unbelievable view from our room - you can see the sea from your bed! and the sunset is beautiful. If you want to experience real Italy, feel what real Italian family is, I can recommend staying at Al Pino B&B.
Cons: The only thing I can suggest to improve is the water pressure in the shower, everything else was just perfect.

Cons: I was on the third floor, on the hotel front side, and a constant and persistent generator noise prevented me to sleep, even with earplugs. The noise seems structural and could be heard in all this wing of the hotel. No information about the reception phone number in the room, no one at the desk (but it was 2 in the morning when I finally decided to ask to change my room). The receptionist forgot to give my ID card back during check-in. Fortunately, I realized it before leaving to the airport. This succession of inconveniences could really be avoided by the hotel owners and given the price and the many hotels around with clean and comfortable rooms, this particular stay was not worth it. Probably the rooms on the other side of the building are not affected by this "generator" noise.

Pros: It was a modest place in almost every way by American standard. No intention to misguide you to an unrealistic expectation, on the other hand it was reasonable for the price. What surprised me was the balcony - sunny, large, and clean. When I actually stepped out, the view from there again amazed me, with the hills and villas vividly to the left, town and its noise below (a cardinal was going on), and Rome in distant right under the setting sun. That moment alone worth every penny!

Pros: Very nice hotel in a location just outside Rome. The hotel is very close to Frascati if you like to walk a bit (15min to reach the city center). If you are a bit lazy instead, the hotel has a nice shuttle bus service. The staff is really nice and prepared. 10 out of 10 for the swimming pool.
Cons: The hotel is close to a school, so there could be times when there are many kids in the hotel bar. They can be annoying sometimes if you like to be quiet and enjoy some relax.

Cons: The communication between booking.com and the hotel was very poor. We requested early check in and late check out, both of which booking.com confirmed would be ok. But when we arrived at the hotel, neither of these requests actually made it through to the hotel, so they had no idea of my emails or that booking.com had told me my requests were accepted. The hotel staff were amazing and done everything they could to help us with the situation and quickly accommodated to my needs but it was a very bad representation of booking.com, not the hotel

Pros: We had very positive impressions of this hotel, we loved that the old architecture had remained in tact and the frescos on the ceiling in the main building were a nice surprise. The restaurant itself was also very nice.
Cons: Our room was located away from the main building which was difficult with large suitcases on gravel. Up a couple of flight of stairs which was also difficult with the suitcases. The shower in the bathroom was broken so you had to hold the hose to shower, there was no bottled water provided and the air conditioning was turned off at night!! (in the middle of summer!?) - which made the room very hot and unpleasant. When we rang reception to complain they said the air conditioning was turned off every night under the manager's instruction and that we should open a window - we were then bitten by mosquitos all night. The worst part about this, the staff didn't care about our complaints or try to rectify any of our problems :(

Pros: Beautifully decorated communal areas, good wine selection, comfy beds, window shutters plunged the room into total darkness which gave a good nights sleep. Great showers and large bath. Walking distance to town centre. Reception staff spoke good English and very polite (which they didn't have to I know). Lovely pool.
Cons: We asked where we collect pool towels and were told that they are available at the poolside. On arrival we found they were all taken. I went back to the reception and was told they would send them. We had to wait quite some time before they arrived, over an hour. We requested extra pillows, then had to request again as they hadn't arrived after our evening meal. On the second day we decided to cancel our planned trip into Rome and spend the day at the pool. At 16:30 we were told to vacate the pool by 17:00 to make way for a wedding party. I have nothing against the wedding party and wish them all the best in the future. However, we are also paying guests and using facilities we paid for. There was no offer of compensation or good will. I think the hotel should have contacted us in advance...or check in to make us aware.

Cons: Location for sure. Too far from the historical part of Frascati. Also, this is a villa that is privately owned by a family who is trying to restore it for their own use. So, in a sense, by staying here you will lend to this family for free for covering the restoration expenses and get their asset back on track after years of being neglected. I don't like this concept of transferring wealth for free and I would have appreciated a lower price given this background. Stuff not professional as not explaining the facility at check-in, slow at check-out and definitely not client oriented. Probably they are not paid enough, consistently with the real aim of the owner for the villa.

Since we would not be able to have the include breakfast, we were encouraged to enjoy some of the refreshments in the evening in compensation. We didn't really need it but it was a kind gesture.
Cons: Our family room was ok but the ceiling low which made it a bit tight for some of us. Not a bid deal though, since we only stayed for one night. The staff we met at night were not as friendly as the woman and young guy we met during check-in.

Pros: Excellent value for money!! The location was perfect right in the middle of town, the staff was wonderful and it was such a nice and authentic experience. Unfortunately due to other commitments, I didn't get the chance to eat at the restaurant but when I walked through it looked delicious and smelled, well, truly mouthwatering. And I really liked the availability of free wifi in my room although the web site had said it was only available in a public area - a very pleasant surprise and really helpful for me.
Cons: I just missed having a window with a bit of a view but do understand that this is just not possible for all of the rooms. My room had a small door which looked out into a tiny interior area between the walls of the building and you could just make out a tiny bit of sky when you looked straight up to check the weather conditions.

There were balconies for most rooms, but impossible to use comfortably. Room balcony doors and windows don’t close well and do not keep out ‘party noise’ or noise of people using their balcony at night for chatting and smoking. Food not great in restaurant (except desert) and breakfast was very poor. Not child friendly. Again - full focus on comfort and quality by location and staff is reserved for the weddings and parties. Cons: The pool is more of a decorative lake as you are never allowed to use it. We spent 6 days here and did not get to use it once (even though it was not officially closed). It is impossible to get to and away from this hotel as the advertised shuttle service runs 4 times a day, is only available with advanced notice and the times make no sense at all - not for sight seeing, not for wandering around the mountais. Theys do, however, offer fixed price taxis that take you to or pick you up in Frascati, which are supposed to be 10 € and come with the bonus of having to argue with the driver trying to take more money of you. The breakfast is a desaster offering dry bread, storebought cake (still in its tinfoil casing), ham, cheese and horrendous coffee from an ancient machine (dirty cups included). One of the staffs favourite past times seems to be badmouthing guests. As we speak Italian we had the pleasure of witnessing a wide range of insults, slurs and downright verbal abuse directed at guests passing by or sitting in the restaurant (I have no idea what they were saying about us behind our backs but I guess the mystery is part of the exciting entertainment package of this establishment).

Pros: The apartment was clean, large, with a nice livingroom and with a nice balcony. The breakfast served in a nearby location was very nice. The owner arranged a private transfer for us, although he asked for a higher price that he initially communicated in his offer. We remember the offered prices and he accepted to take that one instead of the higher price.
Cons: The owner inform us upon our arrival that we will be accommodated in a different location La Porticella. The information was misleading, meaning that he just sent us a message saying we will pick up the keys for our accommodation in a certain address. Luckily I checked the address of the original location and when I asked about the fact that we knew our location had a different address, he just mentioned that he had a problem with the water in that location and that we were going to stay in a different location that he owned. The new location was a bit far from the original one, we had to walk a lot of stairs to get to the building and also in the building, as the apartment was on the last floor. There was no air conditioning and during the night all the heat from the day would come down in the apartment, even if we left the windows open, as the owner adviced us. There was no hairdryer, although the original location had it included in the facilities, the Tv did not work. The bathroom is not very well divided, as we had to walk on one side to access the toilet,passing between the shower and the sink.

Pros: The location was perfect for the meeting I had to attend, and there are lots of cafés and restaurants in the area. The staff were friendly and helpful, and responded quickly to messages.
Cons: The room was fairly basic and without a view (the building was not that modern) but it was clean and arrangements were made so that I could collect a key even when staff were not around. It was very convenient for a work trip by myself, but not where I would stay for holiday.

Pros: We liked the localGalleria area After we became accustomed to walking up 30 steps and crossing three streets to get to breakfast. The railroad station is down the hill, about 1 km from the B&B. We certainly got our exercise getting to breakfast and the train station each day that we went into Rome. The staff was friendly, the rooms were clean, and when we learned to ask for things the staff was very happy to oblige.
