When I arrived the lady was very friendly. She gave me a map and marked off lots of places to see, eat and drink and also how to get there. She informed me that when I check out I could leave my bags there until my flight which was great as I had a later flight. The room was newly refurbished in a modern style, it was also immaculate. The cleaner was super friendly and came in everyday to clean all the rooms. If you asked her anything she was happy to do it for you. The bathroom fearured a large rainfall type of shower and a smaller normal shower hose, it had good pressure and was lovely and hot. The bathroom also has a bidet, nice fluffy towels, a hairdryer, a large mirror, plus a magnified mirror and some shower gel/shampoo. They also provided some of those paper type slippers so you don't have to put your feet onto the cold floor when you get out of the shower. The room itself was very spacious, a wardrobe, a desk and two bedside cabinets so loads of storage. The room had a full length mirror and a little stool to sit on. There was a TV but obviously in Italian. There were plenty of plug sockets and also a USB one next to the bed. I was there in November so the remote controlled heating was lovely! I knew the property did not include breakfast but to my surprise they brought up a fresh pastry to me each morning. There was also a coffee machine with coffee pods, a kettle, tea bags, bottled water and a couple of complimentary snacks. That was great each morning as you didn't have to buy breakfast if you didn't want. Reception was on the 2nd floor and my room on the 3rd - via a lift. This was no issue at all, the communal areas were spotless and very modern with marble type flooring and stairs. On the 3rd floor there was a small balcony that the cleaner showed me this was so handy as I was a smoker so I didn't have to go all the way downstairs but it was also nice just to sit there of an evening with a cold beer.
The walls were quite thin and you could hear the room next door, also the noise from outside. Having said that it did not affect my stay at all just bring earplugs. The noise tends to stop around 11-11.30pm. I knew I was coming to a large city so expected the noise.
Raj who greeted us was super kind and helpful. Located about 3 blocks away from Roma Termini. Breakfast pastries in the morning helped get things going.

No reception ,no security . Powerfailure at night no help available , called the number at the room, elevator not working ! and was told we had to wait 2 hours in the dark.
The guest house provided espresso and croissants every day, and juice and yogurt for the first morning. It was nice to have access to the space in the kitchen and dining area. The espresso was terrific!
The guest rooms are a bit small, especially around the bed/desk area. The bathrooms are small, too. However, everything is well maintained and attractive, and there was storage around the closet area.
Loved that they delivered pastries each morning. The location was perfect for my needs and sight seeing. The staff were delightful to deal with. Always smiling and extremely helpful. Would definitely recommend.
