Outdated, but clean, comfortable, and very friendly staff.
Price and location!! The hotel is a short walk to St Mary's hospital and also to a couple very nice restaurants. The rooms are suites with a large living room area with a sofa and a recliner, which I really liked. It also has a full size refrigerator.
The stairs, there is no elevator so if you are a little weak from medical treatment as I was this is not good. The bathroom could definitely use some remodeling. The room is in need of paint and remodeling, but still good for the price and location.

It was dirty, beds were uncomfortable, and was not handicapped accessible.
The room is ok but wires were hanging down the TV which was not working properly. The blanket on the bed looked very old and discolored. One side of the king size bed looked slept on. Asked for extra sheets to cover top & bottom. Power outage around 10p

Very run down unfortunately. Carpets are ripped a d stained looks to have not been cleaned in years. Missing tiles threw out the bathroom with mold on the walls and dangling cealing vent fan cover. Water takes hours to drain from shower toilet lever broke

Staff was very friendly and the location is within a mile or two from Mayo which is probably why you're in Rochester anyway.
No elevator which could be difficult if you require a walking aid and have a lot of luggage.
Close to St. Mary's Hospital
Room was extremely hot and outside temps were below zero. Had to have windows cracked and A/C on. Some windows did not totally shut and lock.

The room was arranged nicely. No signs of pests of any kind.
Room had not been cleaned well. Parking signage could be better. Lots of unpatched holes in walls where I assume some shelving had been, and really should have been replaced.
