Nothing. I had booked only one night via booking.com and additional 5 nights agreed only by mail with the owner. I was in shock at the situation of the place and wanted to leave the next morning. He held me hostage and threatened me and kept insisting I pay for the whole stay eventhough there was nothing legally binding. Until I got local support he settled for 2 nights and let me go. If I were not in Arab country I would be able to sue him for detaining me and holding me hostage. No matter what it is illegal to trap someone behind locked doors!!!! He is a fraud, and his place is nothing like a hotel, I was totally tricked with the message from booking.com and will never use this site again for booking my hotel stays.
There were no locks to the room neither inside the room for luggage. The bar lock was from outside as well as inside so someone can lock you in the room. The rooms are exposed to each other. Dirty. Old. Uncomfortable. Not sercure. You have no privacy. It's like one big house with 5 rooms open to each other. A cracky wooden door seperating the rooms. The owner is a aggressive and hostile, I was a victim of harrasement (detained). In all cases, no hotel worldwide ever makes you pay for the rest of your reservation. As long as you iform them of your next day check out before noon you get charged for the duration of your stay only.

We were staying 1 night on our way to Fes; so did not linger in the Riad nor in Rabat. The room was on the roof terrace so very light and bright. Room was good, bathroom the same, breakfast a feast. Internal courtyard smaller than others, but still a haven from the bustling outside.

Don't even consider taking this room on the terrace - it's smelly, noisy and dirty. Rooms on first floor should be okay.
The room was excellent concerning the view of the city, the river and the sea. Self cooking facility was sufficient.

Rooms are spacious and the hotel is quite easy to reach. Really good breakfast and there is the chance to dine in at night
First of all there is a tremendous smell of rubbish, it was not possible to open windows because of that smell, and it was really terrible every time we got out of our room. It is really strange that almost nobody mentioned it in other reviews since the hotel is sitting just in front of a rubbish deposit, visible from the terrace. When leaving, Stephane, the owner asked us to pay cash and when proposed to pay with Credit card he replied that we might go to a nearby bank to withdraw local currency. I would expect all hotels on Booking.com to accept credit cards
The hotel is very nice, and the staff very kind. They have kept the house with its "original" design and decoration which makes it different from the other hotels.
Although not being a responsability of the hotel, the odors coming from the garbage acumulated during the weekend in its vicinity was very unpleasant.

I loved the room decoration though it was open to the pathio but it was magical for me (not to my friend), they welcome you with moroccan tea and sweets, I strongly recommend it to who ever like such old houses and decorations
I only wished if they could have switched on the ac before we arrived because it was so hot in the train from Casablanca to Rabat, and by the time we arrived we were doomed
the location is good, possible to get on foot to the center. The staff was very friendly, Stephen gave us useful information about Rabat, what to see and where to dine. Thank you. Atmosphere is excellent, real orient, authentic Morocco.
