It was in a very convenient location! Walking distance to the beach and close to the Historic Bayfront area and Newport bridge. It is in the middle of a remodel, but the 3rd floor room we were in had new flooring and paint.
The included continental breakfast was was more of a minimal morning snack.

Very friendly staff. Dog friendly. Room was very clean. Location very strategic, 5 min walk to beach, and 0.8 mile from harbour area at the other side, with loads of restaurants and shops. For fish lovers specially !
Water pressure in the shower is low (room 209). Loose shower head would be an improvement. The reception was in progress (when we were there) of being renovated, so facilities were more complicated, they could not help that. Price per day for our (little) dog was in relation to the room price on the high side (15 USD per day, equals 16 % of the price).

The staff was friendly and good. The location in proximity to the beach is decent.
The area is a bit run down but I didn't encounter any issues aside from the people above me stomping all over the room.
