Excellent 10,0
Pros: good
Cons: coffee could be better, but my wife liked it so just opinion
Okay 5,0
Cons: Breakfast was cold, tables not laid and not enough staff Road noise En-suite toilet squeezed in against wall No anti slip mat in shower Place set up as a conference centre not hotel
Good 7,0
Pros: Good breakfast, helpful staff, nice bar, quite - set back from major roads, good location - easy to find and reach anywhere local or in the countryside.
Cons: Booked a Superior Room and were put in a room that seemed far from superior - small, small bed, small bathroom, view of back of kitchen area. We were told that the reason it was Superior was that it had recently been refurbished and had air-conditioning. We complained and were moved to a very spacious room with no air-con (but who needs air-con in Yorkshire at the end of September?).
Excellent 8,0
Pros: Stayed over night on route to the north. The room was comfortable and a good size. Evening meal in the restaurant was good although overpriced. Good breakfast buffet in the morning for the standard of the hotel.
Okay 4,0
Pros: Hotel location is useful near Leeds Ring Road. Helpful person with Car parking.
Cons: Restaurant very disappointing and not as good as last time we stayed. Food did not match descriptions Very poor coffee with Breakfast in the room. Breakfast tray, for Continental Breakfast, included salt and pepper but no cutlery or plates which we had to ring for. Room telephone system does not live unto communications. Lift not working in teh morning so we had to carry our luggage down stairs.
Excellent 10,0
Pros: It was great value , nice clean room , we went on emerdale tour , so hotel was a fab stay over
Excellent 9,2
Pros: Location is good. Hotel is a very easy to find and looks very appealing. Good breakfast. Spa looks good but unfortunately we didn't have chance to use it. Ample parking spaces.
Cons: View from our room not very good but we were only in for 1 night so it didn't really effect us. That's all really
Good 6,0
Cons: Toilet seat broke, milgraw on windows, room was stuffy.
Good 7,0
Pros: The staff were pleasant, but I did have to repair the toilet seat before I could use my bathroom! I felt that £110 for bed and breakfast was a little bit expensive
Cons: The bathroom could have worked without my having to repair it!
Mediocre 3,0
Cons: No biscuits on second night rude and unhelpful staff when I asked for more which I did not get

Okay 5,0
Pros: I was staying with my daughter for two and a half weeks. From the gentleman who owns this so-called "hotel" - in fact, it is just a very old house, rather a hostel, B&B - and even to his employees, we have "enjoyed" a lack of absolute respect. We were disturbed even when we asked expressly not to bother us, in the first days they constantly asked us with the question "do you need soap, toilet paper?", But, over a week, when we asked ourselves bring paper and fill our soap tanks, they did not respond to our request until after two days. Also, when I told them that the radiator in the room does not work and that it is very cold and I cannot work during the day and at night it is difficult for me to fall asleep, they did not say anything for the first time, but they seemed to remedy the problem immediately; Well, I was wrong. They solved the problem, somehow, only after about three days - they brought a radiator with three to four elements in the 5m / 4m room - when I asked again to solve the problem and I was told that they have guests who do not support the heat. ... I couldn't believe it! I mean, I wasn't a guest? Didn't I pay for my comfort ?! Thus, being very cold, I removed the two blankets (one cream and one white) that were in the closet in the room to put them over the pilot; I found with astonishment that the white blanket had yellow spots, was obviously dirty, had not been washed / changed after previous guests. But the biggest surprise came on the last day. When we booked the accommodation, we asked to check out between 17-18 hours; I received an affirmative response via email. But, on the last day, I woke up with my phone inside, knocking on the door, thinking I had a catastrophe. But what to see? In fact, they wanted me to check out at 11 o'clock.
Cons: I explained to them that I had an understanding, as I said above, but didn't care; In the end, the owner came, this gentleman who has nothing to do with the proverbial qualities of a gentleman, a man who showed a lack of professionalism leading to the most brutal barbarism, telling me, when i I showed the exchange of emails, that does not recognize this agreement, that when I took over the room I signed up for check-out at 11. Therefore, he did not change the documents according to the agreement although I relied on this . Of course I left immediately, the luggage being, anyway, already done. Absolutely unacceptable, I would never go back. As for the restaurant, the same lack of common sense, they were upset because one evening we only ordered coffee (we had dinner with them once and we didn't like the food at all, although they were favorite dishes from us in the Indian kitchen; more than that, they forgot to bring us the complete order) and asked us to leave !, if we do not order anything else, so that immediately afterwards they will say that we make a concession because we are guests of the hotel ... What ?! And the restaurant was almost empty, there were no tables occupied even at quarter of capacity, an hour and a half before closing. So no! In no case do I want to hear about this "hotel".
Good 7,5
Pros: The staff were eager to help, there’s an excellent Indian restaurant attached to the hotel and a massive spar in the garage opposite
Okay 5,4
Pros: Location. The Indian restaurant (Independent) is realy great. The room was large. Good reception, quick check-in.
Cons: Cleaning is basic, some days towels or toilet paper was missing. The entrance of the hotel looks dirty. Horrible breakfast. The rooms are worn and need a serious revamp.
Good 6,7
Pros: Friendly and helpful staff. Quiet and clean.
Cons: The bed was uncomfortable and the heating on although warm.
Excellent 10,0
Pros: The whole atmosphere and comfort was excellent. Staff on reception very friendly and helpful. Attached restaurant excellent.

Pros: Park alongside
Cons: Room was small
Good 6,7
Pros: The staff were helpful, bed comfortable, and I had a small balcony that overlooked a grassed area. Very quiet.
Cons: The rooms are definitely dated and could do with updating. Quite a few cobwebs on areas of the ceiling although the floor, bathroom and rest of the room were clean. Room service took forever although the gentleman who delivered it was very nice, helpful and apologetic.
Excellent 9,2
Pros: Good location, nice rooms & a good size
Good 7,5
Pros: I liked the fact that when i explained I hate dark rooms they immediately moved me to a room which had a lot more natural light and was obviously newer to where they previously put me! It was more modern and airy.
Cons: Initially I was given a room and it was very dark in there and a bit dated
Excellent 9,0
Pros: Leeds centre was nearly completely full, so moved out from centre. A real success! great hotel, comfy bed, great leisure facilities and very reasonably priced. Bus stop outside with frequent buses, 20 mins to centre or about £10 in a taxi on way back. Beautiful view from room (balcony!) over woodland. Very peaceful and relaxing. Much more than i expected.
Cons: Rooms are a little dated, if it was me i would be re-investing by modernising one room at a time. It is investment that will repay many times over, its a great hotel in a brilliant spot..
Good 6,5
Pros: Breakfast provided Soya milk and red bush tea lovely
Cons: Hot tap in basin splattered Floor vibrated with the music Room was cold, had to turn on and up heater Shower water was luke warm
Excellent 9,2
Pros: All good
Cons: Slow toasters
Good 7,1
Pros: Room was clean, staff were really nice. Lots of parking and good location. Breakfast was really nice.
Cons: Spa area was very old looking, with flaky paint and rusty interior, tiles could do with a really good clean. Booked through booking.com for twin room but was given double, hotel managed to accommodate twin room on second night.
Excellent 9,0
Pros: Its surrounded by a wood and nature trail. Easy parking out front.
Cons: Hotel entrance overspilling cigarette bins, and smokers as you walked through. decor is very tired, dark and uninviting. Breakfast & dinner overpriced, dinner wasn't any tastier than a microwave meal. Garden view was littered with lager cans. I will be writing to HQ.
Okay 5,8
Pros: Bed was comfy, quiet surroundings.
Cons: Quite an outdated hotel, in need of a good refurb in places.
Good 7,0
Cons: The kettle in the room had a very short flex - we had to use a book underneath the kettle so it could reach the plug socket. This needs addressing as it could be dangerous.

Pros: The bed was super comfy, I didn't want to get up! Only used the hotel as a bed for the night and didn't use any facilities. On a bus route which takes you straight to town and the bus centre for only £2.50 which helped a lot!
Cons: Bathroom was ok. Also not enough sockets, no sockets near the kettle and couldn't put it anywhere else that would have been safe which didn't mean actually holding the kettle.
Good 7,9
Pros: Lovely warm and private room in a quiet part of Headingley. Ideal for travelling alone and a great price. I would for sure visit again!
Excellent 10,0
Pros: very old property bit quirky in parts, well equipped place and clean, parts are being updated and renovated, place was comfortable and the breakfast was delicious, we would stay again. very conveinient for local food places great selection of food places, indian etc think there was a Korean eaterie aswell.
Cons: nothing
Good 7,9
Pros: The bed was very comfortable. The breakfast was cooked to order. Friendly and helpful staff
Cons: Old building so stairs narrow
Okay 5,0
Pros: Basic hotel but ok for the price.
Cons: The breakfast policy has changed since last stayed there. £5 if notified on arrival but now £7.50 if you decide in the morning. I like to decide when I wake so had breakfast elsewhere. (Use to be £4 whenever)
Excellent 9,0
Pros: A simple B and B type hotel but everything was done so well. The welcome was sincere and the room comfortable and spotless with all required facilities. The wifi worked well. The breakfast was excellent
Good 7,5
Pros: breakfast (plenty) , , location. all nice ,friendly staff, very . good transport links. clean rooms. price ok.
Cons: room a little on the small side for me (but was basement room)
Mediocre 3,3
Pros: Didn’t have breakfast to dirty
Cons: Everything very dirty & smelt of cigarettes
Good 6,7
Pros: Pristine towels & bedding. TV worked. Good shower. Tea/Coffee making very good. Breakfast (full English) excellent. Bed comfortable.
Cons: The general condition of the hotel left a lot be desired. I.E. it is in A dreadful state in need of total refurbishment. Unbelievably Shabby - my room: cobwebs, mould on bathroom ceiling and on bath tiles. Carpet shabby, dirty and old. (Stair carpet even worse). Light bulb missing. Furniture surfaces sticky. Radiators from Jurassic period.
Excellent 10,0
Pros: The staff are very friendly I arrived very late the first night after the reception closed And one of the staff members contacted me and waited for me until I arrived, and he met me with a great smile, so I really appreciate their politeness
Cons: Nothing

Pros: Good welcome on arrival. No noise.
Cons: Shower in separate bathroom could have been better
Good 6,0
Pros: The location was nice considering I needed to get to the airport quickly the following morning. Check-in was fast and staff did me a favour by leaving a bag at reception for my colleague to pick up the next day.
Cons: I think there should be a way to know if there is going to be construction before you make the decision to stay at a hotel. Additionally, I stayed in one of the rooms with the shared bathroom, and although everything was very clean, the shower was clogged.
Okay 5,8
Pros: Perfect location for where we needed to be Cheap Free parking Easy and quick check in
Cons: Room wasn't clean. Rubbish still under beds. Bathroom grotty. Room didn't feel overly secure.
Okay 4,6
Pros: Clean enough but in general tatty. Room was the smallest I've ever stayed in.
Cons: Size of room.
Good 7,0
Pros: Breakfast is very good. Good quick service. Ample food. Well cooked. Excellent choice. Could hardly be better Location is suitable for me. Of course that depends of what people need.
Cons: The bedrooms are cramped, but you have had to make them small in order to get sufficient business I was in room 4. The radiator was ineffective. I did not manage to get hot water from the tap; soI did not attempt the shower (which of course was intrinsic to the claim of en suite.
Excellent 9,0
Pros: The location was ideal for my trip. The hotel was easy to find with parking at the rear. Room was clean. Breakfast was good and served quickly and politely.
Okay 4,6
Pros: Not a lot
Cons: Where do I start? Just don't go there
Excellent 9,2
Pros: Lovely staff, great breakfast. Only downside for me was the shower which needs upgrading so the head stays up and the water drains correctly. Otherwise lovely room and fantastic for the university
Okay 5,8
Pros: Friendliness of the staff
Cons: Cramped size
Excellent 9,2
Pros: Very welcoming, off road parking, basic old style bnb but clean and pleasant and ideally located for gigs at brudenell.
Cons: Didn't try breakfast as it was served a little early after a night out.(7-9--- ok we're lazy

Good 7,1
Pros: The bed was comfortable.
Cons: The car parking was horrendous and we spent at least 20 minutes circling and trying to find a space. There is extra parking assigned but it was muddy and at the back of the hotel which was a grass area that didn’t look very safe. The staff seemed stressed out as there was a large wedding party in and the queue for the bar was massive with only one person serving. I do feel this impacted on our stay as we felt a hinderance.
Excellent 8,8
Pros: Large car park, friendly staff
Cons: Very convenient for a stay over near the airport
Excellent 8,0
Cons: Postcode took me astray!
Mediocre 3,3
Pros: The shower was powerful and water hot.
Cons: Car parking was appalling. We had to park on a muddy grass verge which we struggled to get the car off when we left. The furniture in our room was old and scruffy. The bathroom was tired and not as clean as I would have expected. Breakfast was adequate but the coffee was undrinkable.
Mediocre 3,8
Cons: We was greeted by the staff smoking by the front door then to go behind reception smelling rather discusing saying name !! I told her my name and the reply was o yes I need a card ok no problem I said rude wasn't in this I'm not going to get into everything else but will not be going back its redicuess the service also the bar lady needs to go on some training courses regards customer support as it seems she would rather have fun on the phone half way though serving me with the reception lady the place is a joke and for 55 pounds premier inn beats it hands down.
Okay 4,0
Cons: Looking very shabby- in need of repair (all areas) Under staffed - 20 minutes wait at the bar and reception desk Worst pillows we’ve ever attempted to sleep on
Excellent 10,0
Pros: Clean and friendly
Mediocre 3,0
Pros: Very convenient for the airport.
Cons: the place needs refurbishing it’s all looking a bit sad. Bathroom was grotty.
Excellent 8,8
Pros: Breakfast was just what was expected.
Good 6,7
Cons: Cheap and basic room was fairly clean rest of hotel needs good scrub

Pros: Large room, great cooked breakfast, really good value for money.
Good 7,7
Pros: The General Manager, Alan and his staff who did everything to help
Mediocre 2,7
Pros: the rooms were large and looked recently updated
Cons: the cleaniness of the hotel was poor and it looked like it was used as a half way house for people on social services
Good 7,7
Pros: The staff were very helpful and my room was very spacious and clean and the breakfast was excellent.
Cons: You had to pre book an evening meal if required.
Okay 5,7
Pros: Extremely quiet and good value (although I think I got a low rate through booking.com)
Cons: Limited facilities (not sure there was even a bar). Wifi was very slow although a good signal reached my room.
Good 6,4
Pros: $review.pros
Cons: Noisy radiators in the middle of the night and the last night party returning from a night out and continued chatting in a room above me at night.
Mediocre 2,8
Pros: $review.pros
Cons: The first night I couldn't sleep at all because someone was going in and out of my next door room which was even supposed to be empty!!
Excellent 8,0
Pros: The manager was really friendly, he gave us a guided tour and was always talking to us. He quite happily changed our room to a family room when I told him I had rung up after booking because it showed up on the confirmation as a double room when I wanted a twin.
Cons: $review.cons
Good 6,4
Pros: The hotel staff was very welcoming and helpful
Cons: No comments
Okay 4,0
Pros: Bed was clean, there was a very large tv in the room.
Cons: The toilet was in a cupboard that you could shut the door when you sat down on the toilet. Not enough cups in the room with the tea making facilities. The english breakfast was not english (no bacon or pork sausages in sight).

Excellent 9,6
Pros: Yes good breakfast. Lovely clean room and the bed was very comfortable
Cons: Just wish it was nearer to the town
Good 6,3
Pros: The room price was good.
Cons: You have to pay for parking there - this was not clear from booking. Even though double room, it was very small. The swipe card to get in after hours didn't work.
Good 7,9
Pros: Hotel is located very close to a major shopping district which is convenient for that extra s shopping
Cons: The room setting and layout is a little too modest
Okay 5,8
Pros: Comfortable bed not bad area
Cons: No tea & coffee facilities, plugs for phone chargers didn’t work
Mediocre 2,5
Pros: Nothing, couldn’t even make a hot drink in room as nothing in there
Cons: Location, dirty and poor value . Staff were miserable and not very polite at all
Excellent 8,8
Pros: The cleanliness of the facilities. It’s close to town but awkward to get there unless you’ve got a car or uber.
Cons: It’s noisy being next to a very busy road.
Mediocre 3,8
Pros: None off it
Cons: The room was dirty and filled with croakroaches
Okay 5,8
Pros: Decent shower.
Cons: Fell and injured myself coming out of the shower as the floor is concrete and very slippy. No signs to warn of slippy floor and no shower mat. No kettle. Seemed very itchy when lying in bed. Room next to very busy dual carriageway and clearly no double glazing to drown out the noise
Okay 5,8
Pros: Average with nothing much to say
Cons: Breakfast was very poor! No butter no cheese and the coffee machine was not working can you believe that!
Excellent 8,3
Pros: I love it
Cons: Clean
