Bed was extremely comfy. Room was lovely, tastefully decorated and equipped with tea making facilities, a fridge with fresh milk daily. TV and a ceiling fan which was very much appreciated as weather was very warm. Bathroom was very roomy and modern. Well fitted out. Breakfast was a delight. Cereal, fresh fruit, yoghurts and a beautifully cooked English breakfast. Plenty of tea or coffee and toast.

Very welcoming people we had a problem with toilet we were informed before our stay and we were compensated I have anxiety about eating infront of others asked to have breakfast in garden woke up in morning to a beautifully laid table right outside our cabin and was delicious. We will deffinately be going again
Nice location away from the hustle and bustle of town yet 5 minutes walk from it. Very friendly and easy-going staff. Pleasant patio with outdoor seating.
Our double room (room 1), a tad small and with a low ceiling, felt a bit too hot in the evening. It would be an improvement if instead of unlined curtains perhaps the windows had blinds which managed to block the light - at 6am the room was filled with light. Cleanliness could be improved a bit as well. There were some stains in the curtains and dust had accumulated in corners around the bathroom. All in all we had a nice stay, but we had expected a bit better for £85/night.

We really liked how close the B&B was to the seafront, 5 minutes walk, although take note it's the beach at Old Hunstanton that is sandy, but only 5 minutes drive away. The room was in the garden which gave you a degree of privacy and also nice to be able to sit outside when the weather was good on the nice patio furniture. The breakfasts were also lovely, especially the eggs Benedict which was to die for! The staff are very friendly and helpful and the granddaughter of the couple who own the place was firm friends with our son from the start. You have to go into the kitchen, which is technically their private quarters to use the microwave, for heating baby bottles etc, but it didn't feel like we were intruding.
The only problem for us was the lack of a guest lounge of some sort as with young children, who go to bed early, if the weather isn't good enough to sit outside the room on the patio, you're stuck in the room. It could also be a pain trying to park as there's no car park, but we always managed to find a space even if it took a couple of laps round the block!
