Owners were very kind and helpful during our stay, and facilities were good enough to stay comfortably. We'll come back there when we visit Edinburgh again.

reasonably priced, very clean and comfortable, helpful owner, good breakfast
kettle in room but no tea/coffee, either have everything you need or nothing. didn't expect to have that facility but by having kettle there it annoyed me that i couldn't make a tea
The friendly and welcoming Gifford House has free parking and is about 1.25 miles south of Princes Street and on a main bus route to Edinburgh city centre. Awarded a 4-star Gold Award by Visit Scotland, Gifford House is on the A7, but is quiet and peaceful to the rear. Rear bedrooms enjoy superb views towards Salisbury Crags and Arthur's Seat. The Victorian house serves a full Scottish breakfast and offers a good breakfast menu. The rooms are of a high standard and have free Wi-Fi There are many golf courses close to Gifford House, and Holyrood Park is nearby.
