Pros: Perfect location, and an easy walk to main sites in Stone Town. Mollel at reception was very helpful in booking two nice excursions for me on a very short notice. Yousif Kabir at reception is also very nice and kind. Rabia, Amina at reception and another lady that I cannot recall her name unfortunately. The hotel terrace overlooking the Indian ocean is very nice. I could spend hours just sitting there. Restaurants are very good with excellent quality and taste of food. Excellent service too. Housekeeping is excellent too and very kind and helpful. If I visit Stone Town again, very likely I will stay at the same hotel.

Pros: Beautiful period rooms with great views to the sea. Hotel from a bygone era that maintains its charm and quality without modernizing too much. Nice outdoor patio area and pool. Great location.
Cons: Lack of late check out beyond 10am although bag storage provided for the meantime. Breakfast was very limited and poor quality for the price of the stay and the elegant restaurant surroundings. Expensive for the services provided although a treat for a short stay.

Pros: The Serena is the original 5 star hotel in Stone Town, sitting in a great central location with a beautiful sea view. The staff are what makes this hotel other than the olde world colonial feel. Everyone greets you with a smile and remembers which room your belong. Nothing is too much problem.
Cons: The beds are rock solid and from the look of the mattresses haven’t been updated in a long time.

Pros: I loved the hotel but I do think that all the Serena and all the higher ranking hotels in Stonetown charge far too much money in general. It’s a beautiful hotel and the staff are wonderful but I’d say £900 or thereabouts for 3 nights is too much. Those are big city prices

Pros: Stunning beachfront location, very well-run small hotel with only a half dozen rooms. Friendly staff. Good food at the hotel, usually a good deal to have their full-course dinner, since the area around does not offer many options. Perfect for those seeking peace and quiet.

Pros: The beach and staff were fantastic. It was an awesome spot to watch the sun set. The prices for the food and drinks were a little higher than expected but still reasonable. Dinning facilities were very well laid out.
Cons: The tiles that were used in my bathroom made it look a little dated. Need a floor mat to avoid dragging sand back into the room or maybe house slippers that could be used inside for the same reason

Pros: Breakfast is a good buffet with even freshly prepared eggs. restaurant is cosy and it's romantic on the terrace overlooking the ocean and have a sundowner! The hotel is facing west. Every morning beach and pool will be cleaned, lush garden with a lot of trees. Nice renovation of the ruins turned into spa and reception. Staff overall friendly. Rooms renovated nicely recently. Well working aircondition in the room.
Cons: Lunch and dinner menu ( same for both) sounds interesting but is not soo good. Chips, which come with almost everythg unless you order differently, much too oily, seafood basket not top for the price of 45000 Shilling (roughly 16 €), which is the costliest dish on the menu. (I ate far better and even cheaper in Dar.) There is no other restaurant nearby so you stuck in the hotel restaurant which is rather dark to eat and read the menu. To Stonetown you need a taxi in the evening. It would be nice to have a little shop near the reception with perhaps some books and souvenirs. Unfortunately no flyer or card of the hotel available, even shuttle bus times and restaurant hours you get handwritten from lovely!! receptionist. TV had 3 local channels what they promised to fix.

Rooms are very spacious, comfortable & clean, everything you could ask for. As for Danielle, the new hotel manager, she is such a sweetheart and has quite the life story. Pros: Very good boutique hotel with a spirit of Stone Town . I think it’s one of the best one ! for 1-2 nights staying . !Service is perfect , assistance with drivers ( we went for safari to Arusha) for both ways . I think it will be very interesting also for business trip travelers .

Pros: The hotel was a wonderful gem nestled amongst the streets of stone town. Walking distance from the ferry we arrived early and could drop our bags and get information on the city from the really helpful staff. The room was beautifully furnished. Breakfast was plentiful with a wonderful addition of coffee and tea in brought to our room in the morning. We had a fabulous stay.

Pros: I went with a friend for her birthday and the hotel staff went out of their way to make it a memorable stay. We came into the room and it was fully decorated with balloons and a happy birthday written on the bed with flowers. They prepared a cake that we then surprised my friend with in the room. Other friends and staff came in signing Happy Birthday in english and Swahili :-)

Pros: Beautiful historical hotel with unique guest rooms. Loved the architecture of the building and the details of the room. Added bonus of a rooftop bar/restaurant with a panoramic view of the town and even a jacuzzi up there. We were one of the few guests in the hotel since it's low season but all of the staff were still very accommodating.

Pros: It was an interesting historic building centrally located. It was very clean, well staffed and managed. All of the staff including the very helpful Maria were most accommodating and actually made you feel truly welcome and sincere. They all went out of their way to please, educate and help us. A safe haven in a bustling city.
Cons: We were surprised that cars/ taxis could not drive right up to the hotel but if a place is well located in Old Stone City only bikes and motor bikes can make it thru the streets.

Cons: We didn't have hot water the first day. They fixed it the second, but the water pressure wasn't very good- I don't have thick hair and it took awhile to rinse the shampoo out... Pros: the area where the hotel situated are calm out of the crowds. the sea view from the pool and the restaurant is awesome
Cons: the breakfast is very average. being in the tropical island one could expect a lot of fresh fruites. istead they serve kind of continental european breakfast with bread and cheese. Very strange. The evening meal is quite the same as the other hotels affering - buffet but again if you are on the ocean side with lots of fisherman around why not to offer to your guests wide choice of fresh fish and sea food. Also there are lots of monkey around the villas. they are very active during the night wich makes a lot of noise. The beach is nice but not the best. The staff in the restaurant is ok but sometimes too much annoing to hear from each single person: jambo, how are you my friend. If you are looking for a relax and calm atmosphere that did not help you at all. And on top of all above the price of the hotel is very expencive compare to the same or better level accommodation in Zanzibar (we been spent the other days in 4star and 5 start lodges and pay more then 50% less expencive).

Pros: We loved Fumba Beach lodge, there was so many knooks and crannys were you could have privacy or mix with other guests. We loved the Dhow bar and free house. The staff were so friendly and the food was great. There was nothing we didn’t like!

Pros: The rooftop pool is very nice. Nice to dip into the poom after wandering the streets of Stone Town. The location of the hotel is perfect right in the middle of Stone Town.
Cons: The food during dinner in the restaurant was average. We mainly had Indian dishes and they were far too salty.

Pros: Location was excellent 5 minute walk from beach , bars and restaurants, food was good, swimming pool and facilities were good, bedroom was very comfortable bar and open air lounge were very good.
Cons: Staff service was very poor, Breakfast served from 7 to 10 AM, but table cleared and not reset after 8.30 leaving nowhere to have breakfast. Waitresses seemed to be oblivious of your presence (even though they were being supervised by a manager) when it came to getting cutlery, plates for cleared tables and coffee etc. Room safe was locked on arrival it took 24 hours, after several request to reception, to get it opened. Overall we felt the staff could have done with some better training

Pros: The buffet breakfast was very good -- lots of choices. We stayed in the annex (across the street and into an alley), which wasn't as nice as the main building but we still had access to the pool and dining areas that overlooks the ocean. Our room and bathroom were clean and quite spacious.

Pros: The staff at Seyyida were as helpful as one could want. The front desk team is calm and gracious. Our second floor room (306) was clean, spacious and stylish. The building is older and so you can hear sounds from the outside clearly as well as muted sounds from the kitchen upstairs - chopping mostly. The hotel is a great mix of old and modern with original art and antique photos - nice touch. The restaurant on the roof serves reasonable priced and tasty food. All of the servers are eager to please. Well done. Fantastic views of the sunset and waterfront. I’d stay here again in a heartbeat!

Pros: The Seyyida Hotel is located very close to Forodhani park and other attractions. Breakfast was included for our reservation and there was a decent variety of options. The food provided was well prepared and 1 meal which included three options was more than enough food. So you don't have to worry about being hungry. The food and drinks served at the restaurant for lunch and dinner is worth your money and tasted great.
Cons: However our stay was not at all comfortable and fairly disappointing. The room we had booked was advertised with 3 sleeping configurations (two bedrooms adna sofa-bed in the living room) and we had to proceed booking a second room because the apartment did not cater for the amount of guests that arrived. However, upon arrival we were told by staff that they did not have sofa-beds in any of their rooms. The wifi in the Apartment did not work at all and we had been given a modem which was useless. The Apartment was advertised with having a balcony and Pool view and neither of this was true. For an apartment that could potentially be self-contained, there were hardly any utensils or items to use to make or eat any food. On our last night we could not take any showers as we had no running water for about 3 hours. After we had informed staff, we were told that the water would be running in 15 minutes but we still had no water after that for an additional 2 hours. I was greatly offended by the poor customer service provided by the general manager. In the restaurant staff received a phone call to let us know that the kids were being too loud and we had to tell the kids to be quite even though it was only 9pm and they were hardly making much noise. They treated and spoke to staff in front of us as guests very poorly and I find this kind of behaviour off-putting and unacceptable. The general manager rudely told off the guard at the front of the hotel for being too loud and shouting even though the guard had said and I had witnessed that it was a passerby making noise and they refused to believe them. The general manager also tried to charge me a second time for the reservation as they did not believe I had paid and accused me of using an invalid credit card and tried to intimidate me by saying that she would stop me from leaving the hotel and call security so I cannot leave. I had to make her follow up with booking.com who confirmed payment and finally had things resolved.

Pros: It was a special occasion for us so we had a lovely massage which we really appreciated. It is in the centre of the old town with lovely views from some rooms. Fresh flowers were everywhere and very pretty.
Cons: The flight was late so they didn't meet us at the airport. We were told we had to pay for water at breakfast. There was no wine list, just red or white. They didn't have the starter or main that I ordered. Basic food, not gourmet. We had to ask twice for loo paper and water for the room. Katya didn't say goodbye to us which was surprising as she was so nice when we arrived.

Pros: Check-in process smooth and painless, staff polite and great location in Stone town.
Cons: The stairs leading to the upper floors very dark and dingy and did not look clean. The room was spacious however the floor was dusty . In the middle of the night the entire island was hit with heavy rains and that's when our nightmare started. The wind knocked-open our windows and rain water penetrated inside and soaked up everything on the floor. Needless to say that all sleep was gone by this time and in the morning we found the staff busy moping up the water throughout the hotel. When I made a complaint at the reception I felt dismissed as the response was "many rooms had the same experience last night", as if I was making a big deal out of nothing. Never again!.

Pros: We arrived on a late eve of their independent day and unfortunately our room was not fully prepared but upon notifying them of our disappointment they were extremely apologetic, upgraded us to the most incredible and best room, and offered us dinner on the house. True customer satisfaction at its best!! If you have the budget or really want to mark an occasion book the Jaffarji Suite... it’s really something special and was perfect for the last night of our honeymoon!!! It’s like staying in a museum home. You really get a sense of being in Zanzibar and the feel of it’s history. There are a lot of old images on the walls highlighting the Islands history and many interesting books and artefacts laid around the property. Food was great and staff and the staff were lovely.

Pros: Location is isolated transport could be expensive but peaceful and calm place to stay with family
Cons: I was expecting a live music at dinner as I stayed there back in 2007 we had nice live music on weekend. Secondly I would suggest to have air freshener in the room as rooms smell Like Norton insect killer spray.

Cons: We booked this hotel on our last night in Zanzibar as it was close to the airport and instead of travelling 1hr30min from where we were staying thought it was better to stay close as our flight was early in the morning. 1. Worst hotel experience I have ever had. We arrived and the first thing they told us was that we need to pay again for the room, they had mistakenly refunded booking.com. I refused to pay and told them to sort out their mess. 2. When we ordered food, the food we received was warmed up food that was not freshly cooked. You could even tell this food was in the fridge. The worst part is this was the most expensive food plates I had had in Zanzibar. Their food is overly priced, a drink cost 3,500 Tanzanian shilling. Anywhere else in Tanzania a drink costs max 2,000 Tanzanian shillings. 3. The pool was dirty and boy oh my the name is so deceiving. Be WARNED there is no usable beach here. There is a small piece of land behind the hotel which connects to the ocean and the water there is filthy. 4. There is no hot water, the furnishings are old. The whole hotel needs refurbishment. There are better hotels in and around the area for the same price.

Cons: THERE WAS NO WATER IN THE SHOWERS when I repeatedly kept asking the staff they would always give the same answer...there’s someone coming!!! No one came. I was dependent on swimming and taking a French bath from the sink water. Thank God I was only here nights. If my stay was any longer I wouldn’t have dared. And the staff are ridiculously SLOW.. come on. Run a business or shut down already.

Pros: The bartenders were very friendly (especially Lincoln), the pool was great, the room was very nice (although the shower didn't work). When the tide is out, you can walk around the beach area and explore, which is really nice. It's also a 5 minute walk from the main road (safe area..even at night), and a dala dala into Stone Town Center was only like 500 TZS, or a bit more for a boda.
Cons: Food was very so-so. The seafood was not very fresh compared to everywhere else I ate on the island. The menu was a bit pricy for the location as well. Paying bills at the end was not a great experience. The machine would not accept my MasterCard, despite it working in Town, at atms, in Jambiani and in Nungwi. This was very frustrating. They wanted me to spend money to go to town to an atm, when the problem was with their card reader.

Cons: I need to give my review & feedback . I have read reviews from May 2018 back. But it seems the management doesnt care. 1. The rooms are stuffy 2. Linen not maintained or changed 3. Beds are squeaky 4. Food is terrible, particularly buffet. It probably id traditional but doesnt appeal to various ethnic groups. A la carte is better but takes an hour to place an order. 5. Bar tender at the pool is very rude always 6. Hidden costs like infrastructure tax per person per night , only communicated on check out. 4% swipe charge... only communicated when you settle the bill 7. Plenty attitude from some staff, even if English is not their language but actions do speak louder than words. 8. The beach is dirty. Not cleaned up. Too much litter Am definetly not coming back again. Happy new year .

Pros: A big plus was the king size Zanzibar bed, and it felt clean.
Cons: A very disappointing experience was when we came home a bit late one night, there was no night guard to be seen, no one attending the reception, the door was left wide open and our room key had been left on the counter for anyone to grab and enter our room. Tried to contact the manager to address the issue, he/she was unavailable at check out and has not responded to my inquiry by phone. There was also big variation in staffs skill level and customer friendliness, some skills training could help lift the hotel guest experience.

Pros: Location was great. Right in the heart of Stonestown and easy to get to the main areas on foot. Staff were very kind and organized things for us or pointed us in the right direction of things. Room was clean on arrival, bathroom was big, and charging stations for electronics worked just fine. Overall a comfy stay.
Cons: We had an early flight and had to go to bed fairly early. The area was a bit loud and we could hear music through our windows. It didn't stop us from sleeping, nor did it go all night. Not sure it would have been much of a problem if we hadn't gone to bed so early. The bathroom could use a facelift with some of the tiny tiles falling out at the back wall and a safe in the room would have been nice. Decent enough place to stay on a busy weekend, but wouldn't stay here for too long.

Pros: colonial charactere of the buildung, stylish furnished and nice decoration. early check in possible, room had a lot of space, aircondition works good (and was not so noisy)
Cons: The trainee should be more motivated to learn To say: -we don't t have it- about all cocktails in the menu, (because she don't know how to prepare) except Mojito, is strange...especially when there is a nice rooftopbar and guests expect a wide range of drinks then.Thanks to their supervising collegue to help out ... and of course: everything was available.
