We like the location as it is in a quiet area of Venice but there are enough bars and restaurants for our needs. The location is excellent for visiting the Biennale. Breakfast was good, room was basic but it is a one star hotel so is what I would expect. Air conditioning was included and the reading room was a good place to sit and relax before the evening.
Bathroom could have been cleaner, holes in shower head were blocked. Only one usable power point as the two lamb sockets were not travel adapter friendly.
Location is out of the main Venice tourist area which made it great. To put into context, you’re still within 1km of everything. Quiet, nice property.
Had to carry luggage up stairs, property workers are not able to help you. Not really their fault, just be aware.
Situated at a canale in a quiet location in Castello really close to Arsenal and Gardini ( each 12 min walk). Room with air-conditioning. In front of the hotel there is a little private courtyard. The family room was quite big. For Italy, good breakfast at a fair price.
no 24h portier with fees for late arrival. Look's a little démodé..

Location is great - quiet out in Castello but a very pleasant walk to the centre and local cafes and restaurants some of which are high standard local food. Lovely gardens nearby. Clean room.
It's all a little run down and whilst not expensive (for Venice) we felt the breakfast could have been much better (cheap supermarket croissants with flavourless jam inside) though the owners did supply toast on request. It's arguably £25.00 a night too expensive but we had come to Venice from Florence which is far less trippery.
