Pros: Beautiful, personal hotel for a special birthday occasion. Staff were wonderful, friendly and helpful. The staff made contact before our arrival and emailed clear, easy directions to the hotel. Very central location. Wonderful, clean bedroom. Delicious fresh breakfast. Would love to stay again if we had the opportunity. Highly recommend.

Pros: The staff are all amazing and go above and beyond. The room is private and very comfy. Lovely bathroom w great hot water and pressure. An exceptional breakfast cooked and served proudly by the owner. A great location for everything really and close to Sant Angelo port means not lugging your suitcase over many bridges. Just 1 small one actually. This hotel is amazing and I can’t thank them all enough for everything. And the extra night in the same room st the last minute and the Prosecco.

Pros: An excellent boutique hotel in a perfect spot. Easy access from the water taxi. Clean, quiet, very helpful and friendly staff. Hard to fault at all. The room was perhaps a little small and dark but that seems to be the norm with the various hotels we have stayed in throughout Europe - you generally get what you pay for. Would definitely stay again.

Pros: Staff were so friendly and very helpful/obliging. We were always greeted with a smile. Room was spacious, cleaned daily and had amazing facilities - shower and bath, toilitries, mini fridge, 2 TVS, airconditioning. Just outside the room there was a tea station, ice machine and fresh apples every morning. Breakfast was delicious and huge variety of foods. Happy hour was a lovely personal touch where we got to meet and chat with the owner over a drink and some finger food. Location excellent, very central but away from the busy/noisy touristy streets. Everything was within a few minutes walk. We will definitely return to Ca'Pisani.

Cons: It's an extraordinary property, but it comes with an extraordinary price. I don't mind paying for this level of service or experience, but it felt like we paid more than we should have. We found out there were "August specials" available once we were on property and those were not extended us which would have been appreciated.

Pros: Location was great, in a quieter part of Venice, but very convenient to Grand Canal and the Alilaguna San Stae stop (1 block away). Staff was very helpful and attentive. Room was fabulous- mix of historic details with modern comforts/amenities. We ate at the GLAM restaurant and had an absolutely amazing dinner. Very memorable, highly recommend.

It was a beautiful tranquil haven in the midst of Venice. All the staff were so kind and helpful. We felt very well looked after. Our stay was an absolute delight. Thank you palazzo Venart!

Pros: the hotel was close to the main tourist places however also in a very quiet area. Safe to walk around to at nights. the breakfast was very nice and the room was spacious.
Cons: the bathroom / shower was a little dated and water did end up on the bathroom floor because of the design. but that wa the only niggle and not really an issue for us

Pros: Location was great! Taxi was able to stop right next to the entrance. Walking distance everywhere! Great room! There was 3 of us, it was set up like a 1 bedroom apartment pullout couch in the living room & with one bathroom. Great toiletries, good towels, robes and slippers. The other part of our party was placed to the room across from us-very convenient!
Cons: bathroom was tiny, 2 people couldn’t be there at the same time. Breakfast choices were limited. Pancakes were displayed on an open plate and were cold. Coffee was only regular, no espresso or cappuccino. No veggies and just one choice of fruits for breakfast. If you are not quick in the morning you might need to wait for the table to clear to have a breakfast. 12 rooms in the hotel, but dining room can’t hold all guests at the same time.

Pros: Location is great. Just minutes from all attractions. Hotel is small, unique in appearance and decorations. Room was just spacious for three, well appointed and, again, uniquely designed with fabric padded walls and other special elements. It is definitely not a standard hotel room, for those seeking something different. AC in room was good (but eventually leaked onto the floor). Staff was very accommodating and friendly. We were guided to Murano professionally by reception staff - great. Breakfast is on 3rd floor and one must climb the stairs but the lounge is beautiful and the selection is fresh and tasty. Price was more that fair so great value for money in a boutique hotel.

Pros: Great location - footsteps from San Marco. Staff treated us like royalty. Without exception. They were so polite and went the extra mile, for example when we asked for help to find a Gondola ride at 11.00pm, the concierge personally took us through the streets to a place he knew would still operate at that time of night. The music in the bar was fabulous; the singer on Friday evening had the voice of an angel and had a great repertoire. The bar manager recommended the most amazing cocktail- it was blue and so refreshing - I forget the name but just ask for it. Breakfast is served in a beautiful palatial salon with walls adorned with frescos and Venetian chandeliers. Great selection and of the highest quality; fresh fruit, cakes, prosciutto, eggs, cereals; smoked salmon, smoked trout, juices, Prosecco and the best cappuccino I have ever tasted - ever. And to our delight we were offered as many cups as we wanted by the most cheerful staff. Our room was beautiful and elegant and in keeping with the Palace that it is. We had a dressing room with plenty of space, a good secure safe, a sitting room, and the most comfortable bed I have ever experienced in a hotel. The bathroom was sumptuous and stocked with lovely shampoos and the like and bathrobes and slippers. (Room 260).

Cons: The web page suggests you can see the lagoon from terraces a key usp. This is actually a superior private area and is misleading. Breakfast was adequate although friendly staff didn’t explain what was and wasn’t included I’d have expected the choice of fresh cooked eggs for the price. Dinner outside was disappointing the chairs uncomfortable and without cushions meals ambience disrupted by passers by who almost knocked the waiter over.

Pros: The hotel is in an excellent location. 500m from bus station, 200m from train station and also main Venice ACTV waterbus stop. The hotel is clean, rooms and beds are great. The air conditioning works well, but you do still get mosquitos in the rooms. Fact of life when it's hot! Breakfast is largely continental buffet, though scrambled eggs and small portion of sausages/bacon also available. Staff are friendly and helpful. There is a nice garden area which is right at the canal side, it's great to have breakfast there also (watch the pigeons though!). I'd definitely stay again, and no hesitation in recommending it to anyone looking for a place to stay in Venice.
Cons: I bought a bottle of beer at a local shop and drank it in the garden, only to be set upon by someone from the hotel remonstrating that it wasn't allowed, I HAD to buy drink from the hotel bar. My position remains that I wasn't in the bar area, I was at the bottom of the garden. I guess it is typical though of all of Venice, where tourists are fleeced at every opportunity, be warned when travelling to Venice!

Pros: Amazing location. Despite being right in the middle of the hussle and bussle, inside the hotel was very quiet and relaxing. The room has an amazing view onto one of the quieter canals. The room was clean, bed really comfortable and bathroom had everything you may need.

Cons: lunchtime - bar was not covered due to dining room activity and so the wait for a snack was quite long. Saw people wait and then leave. Water taxi booked easily but no concept of sharing at all - therefore very (unrealistically ) expensive even for Venice.

Cons: Only thing I didn’t like was the buffet breakfast hours were only until 10 am. I prefer brunch and I typically like to eat at around 10:30 when I am on vacation. Because of all the sightseeing and walking around to find gelato late at night :), I like to sleep in later.

Pros: It was very wheelchair accessible for someone who cannot walk at all. I was able to have an independent shower and the staff are super friendly and open to improving their facilities even more. They have the right attitude!

Relatively silent place in comparison to main tourist routes in Santa Croce and San Marco. Amazing place to stay if don't want to overpay for hotels on main island.

Pros: The hotel is in a fabulous location, very close to St Marks Square and in a lovely area with boutique stores. The breakfast was great - I am coeliac and they offered me plenty of GF options. The staff were very helpful, professional, funny and polite. I used their private transfer service from the airport and back again which although is expensive, for me was well worth it - hassle free and the private speedboat was great - kids loved it and sped the whole process up. I would very much recommend this hotel.

Cons: - The photos and description of the room by booking.com has nothing to do with reality. I booked a classic 3 beds room. However i got a room with double bed + sleeping sofa, which was not even ready for a 3rd person!! I told them that i didn’t book a room with sleeping sofa since we are 3 adults and by booking it was mentioned that the room has double bed + single bed. The solution was: they gave me a smaller room and through a single bed in the middle of the room. I had to wait almost one hour to get this ugly solution at 11 pm ready. They promised to investigate in the morning, but no one talked to me as nothing happened. At the evening when I entered my room, I found a nice basket of fruits in my room although I left the sign (don’t disturb) !!! Who does enter a quest room without his permission and with clear sign Not to disturb? We had our private belongings everywhere!! Such an action is unacceptable for such a prestigious hotel. - The toilet was not that much clean since I found hair on towels from other quests! - The receptionists are very arrogant and not even saying good morning or good evening. I said twice good morning without getting a reply! Small things but give you the feeling you are not welcomed. - If you want to use the iron, they will not send it to your room like all other hotels, because of security reasons!! No idea what that means. You have to run around the hotel by yourself and get in the basement to open a very small room where the iron is. Note: We have been in the 3rd floor! 3 nights I did not sleep well on that uncomfortable bed the gave. They made my first visit to Venedig the WORST EVER. The funny thing is: they didn’t even ask me like all other hotels in the world by check out how was my stay in the hotel. Because they simply don’t care. It is summer and high season and your satisfaction will not change anything. I visited 4 hotels in Italy in 2 weeks. All of them were 4 stars hotels.

Cons: I booked a deluxe triple room and it was stated on the website that there would be three single beds inside the room. At the time I checked in, I found one double bed and a small extra bed in the room. The room was so crowded that there was little space for walking. Then I came back to the reception, the staff who named Eduard(I apologise if I spell your name wrong) just refused to even separate the mattress and said the only thing he can do was to offer one more bed sheet. The same time, another guest met the same situation, and his colleague said they will separate the bed for them immediately. I can’t understand how could this happen. Please give your reception staff some more training. Because I believe treating the guests with different nationalities equally is the basic manner of reception. The reception is the first image of your hotel which didn’t give me a nice impression.

Pros: We stayed in a terrace suite with a jacuzzi which was a nice to relax in with a bottle of complimentary Prosecco! The room was nice and cool, temperature controlled by the hotel but we had no issue with that, we were comfortable. Bathroom was nice and modern (although the toilet wobbled a bit I thought I was going to fall off!) Location is fat from the main plazza, but it is well connected by waterbus (when you get the hang of it! We bought a 3 day ticket from a machine located by the Rialto bridge and can get on and off as much as you want, but can also buy single tickets on the bus. ) Breakfast buffet was incredible! One of the best I’ve ever had, so much choice (fruit, full English, cold meat, cakes, every kind of fruit juice you can imagine, tea, coffee, even Prosecco) Delicious! Staff were friendly and helpful.

Pros: This hotel is situated on an island and is accessible by water taxi or by the courtesy shuttle boat from St Marks square and they are regular throughout the day, on arrival we checked in and headed to rooftop adult-only pool, the attendant made ready 2 lounge chairs and we sat with the most amazing view of Venice and it really was all the sightseeing we fancied doing after travelling for days, It really was special.

I was willing to pay something for the light but felt that it was unreasonable to be asked to pay €120 for a light that 1. Didn’t work in the first place. And 2. The base broke in the process of me trying to fix it. I paid the full amount on checking out as any further delay could have caused us to miss our flight.

The staff was helpful and got our room ready early because my toddler daughter was very tired after a long travel day. Hotel staff also gave great food recommendations. We did the hotel organized water taxi tour on the grand canal, which departs and arrives from the hotel door on the canal. It was a once in a lifetime experience. Highly recommend!

They will not go the extra mile in any circumstances (like when we left at 7:05 o'clock we could not get a cup of coffee because dining room opens at 7:15) - come on!! and many other examples. Room was ok but outdated, curtain full of stains, a bit smelly unless you open the window. A very small tv without proportion to the size of the room and an unreasonable distant from the bed. TV set itself very cheap and inferior in quality and sound, hardly any foreign channels. bed was bumpy (probably old mattress, hence not so comfortable, blanket was put on bed with no cover or blanket case. No complementary water or any other perk in a very expensive superior room, which is really odd and unlike what is commonly acceptable. Coffee kit in the room- really of poor quality and miserly selection. so when it comes to value for money- there is a huge gap!! they charge way too much money for what they give.

Pros: Loved the location and size of rooms. Very nice garden. Very good breakfast buffet and super friendly staff. They provide a free shuttle to Venice which was super convenient.
Cons: The rooms were a bit outdated, carpets a bit run down. Very small dipping pool with lots of mosquitoes. Restaurant extremely expensive.

Pros: Everything was so beautiful. The service is absolutely amazing, people are super kind and charming, which makes the Venice experience much more incredible. Amazing gardens too.
Cons: The breakfast is the only not so amazing point -for a 5* hotel we expected much more, but breakfast isn't the italian food greatest point in general.

Pros: Almost everything. The room was beautiful, across a small garden. The staff was very accommodating. The gardens were a particularly nice touch.
Cons: One major gripe: internet access (important, as this was a business trip) was very poor. Connections dropped constantly, and otherwise ran remarkably slowly. The only other gripe is very minor: as the hotel is in Giudecca, it's a bit of a "trip" to get to the main island. On the other hand, that's how it has the beautiful gardens and how it's not surrounded by crowds all the time...

Pros: Very chilled out and lovely Hotel on a quiet Island 5 mins boat ride from San Marco. Lovely staff and always helpful. Great breakfast and service. Concierge, reception, breakfast staff excellent, and guys on the boats again excellent. Nice and relaxing garden areas.

Cons: One of the ladies of the breakfast was a bit rude. The tables where small so we put a plate on the other table and she ask to remove it that was not proper since the table would get dirty. Also the annex building is not next door.

Pros: we stayed there just for one night and it was a very nice stay. Our room was spacious, clean, in the very centre of Venice. The breakfast was very good, they even served Prosecco (we did not drink)!!! They also have a very nice garden.

Pros: Our stay was just a dream! The hotel is a skip and a hop away from everything but is quiet and tucked away so you don’t feel the madness. The staff were lovely (especially a man name Fernando who was always in a good mood and willing to help). The room was beautiful and with views that made me want to take pictures from every window- we got a corner room with views to a canal. It was air conditioned and comfy all around. The breakfast was delicious!!
Cons: The owner wife was not very welcoming or nice.

Pros: The location was excellent. I small block from the vaporetto station, on a little secluded square with 2 restaurants and small shops. Easy walk to San Marcos Square through the ritzy part of town. Lively during the day, quiet at night. The building is charming and very secure. Also easy walk to the bridge crossing to the Dorsoduro district where the Scuola Grande De S. Rocco is. Must see/Fantastic building! Front desk was helpful, breakfast had great variety and quality.
Cons: We booked a room for 4 and the sofa bed and trundle were not great for the price we paid. The breakfast room is very small and it got full, so we took our plates and ate in the lobby. I bet if you get early it isn't a problem
