Pros (+) Comfortable bed, great bathroom (on the small side, but clean and great shower), nice furnishings, nice staff
Cons (-) If I were there to see the sites of Pisa, I might think it a bit of a farther walk, but not too far at all! The street is a little sketchy, but didn't feel unsafe.
