Having benefited from an upgrade in a hotel the night before expectations where running high for looked a very nice hotel from the booking .com site . Travelling with my partner on a road trip around the heel of Italy it was important to book ahead . Difficult to find , no answer at the gate for ten minutes (when found) , only to be told via intercom the owners are away !. Steer clear

Beautiful Location, much better feeling than in the photos (which by the way show the atmosphere pretty good). Great garden, spacious apartments, extraordinary chilling spots, a lot of sofas, benches, hidden seatings between exotic trees... Something beautiful!
The house and gardens are beautiful, a tranquil oasis off the main road with a wonderful pool and a colonial feel. The bedrooms are secluded, quiet and comfortable with a nice shower room. Breakfast is buffet style, fruit, meats, pastries as expected. All in all, we had a good stay and for the standard of accommodation in such a nice setting the price is very fair. But the lack of any visible service and the frustration this causes take the shine off an otherwise lovely place.
A huge drawback is the lack of visible staff and service. On arrival at the security gate we had to phone the number 3 times to get a reply then were buzzed in, down the drive to the parking, then wandered around lost with our luggage for 10 minutes before finding anyone. There is nobody serving at the pool bar so we were forced to eat crisps from the Minibar. At this type of guest house I would expect pool towels to be provided, but they were not. Everyone had their own beach towel at the pool, disappointing. In the evening we tried to borrow the pre-arranged hotel bikes but they had punctures and flat tyres the boy had no idea how to fix, so we walked, having to phone the reception from the exit gate to try to get out. We had apparently been given a rear gate fob, not a main one, which we weren't told at the time. The walk to town was a good 30 mins. We contacted the hotel who arranged a taxi back, all perfectly fine although at €10 not cheap for a few minutes ride.
