Pros: Charming Absolutely amazing breakfast

Pros: Friendly staff, comfortable room, great location in walkable area.

Pros: Everything about the Patterson was top notch in every way. The staff was very welcoming and attentive from check in to check out. The location is absolutely gorgeous, and the room was exceptionally nice. Definitely was an experience that I plan on repeating soon!

Cons: Nothing!

Pros: Scot the General Manager worked hard to make us feel welcome.

Cons: The furnishings and decor were just old and public areas lacked ambience. The location was in our opinion, a run down part of town. Not the luxurious and historic inn we were expecting; consequently we thought it was extremely poor value for money.

Pros: Beautiful property with great gourmet breakfast and 5:00 wine reception. There were homemade caramels, chocolates and cookies every evening! This was the highlight of our vacation.

Cons: Unfortunately, there is only one room with 2 beds which is difficult with children but the ambience was completely worth it!

Pros: The bed was very comfortable and the bathroom was big and had a lovely bath in it. It was my birthday and we were given prosecco and chocolates in addition. Lovely gesture. Staff were very helpful.

Cons: The cooked breakfast was interesting, I wouldn’t say we didn’t like it but it was very different from the English way so that may be why we found it so odd.

Pros: Most comfortable stay all around...staff were wonderful, beds amazing, breakfast was excellent...beautiful and inviting historic property...we have booked our next stay!

Pros: Breakfast was awesome. The proprietors are really wonderful folks and super friendly. We love the quirky charm of this place.

Pros: Very friendly staff that were welcoming and helpful throughout our brief stay. We also liked the old house feel and the original fixtures that had been kept by the new owners.

Cons: Slightly grubby in places, though to be fair it is an old house with many nooks and crannies. The air conditioner was also very noisy but in all honesty we thoroughly enjoyed our stay.

Pros: Elaine and Joel were fantastic hosts. They gave great recommendations for local restaurants that were just a short walk from the property through a very nice neighborhood. Their home is a very well maintained historic property and we thoroughly enjoyed our stay. We look forward to returning to Lumber Baron on our next trip to Denver.

Cons: All was fantastic!

Pros: The building is a beautiful Victorian and the owner/staff was very pleasant, accommodating and helpful. Our room was beautiful and bed was comfortable. Front porch on main floor was very pleasant and we were able to sit and sip our wine overlooking a very nice garden.

Cons: Toilet was in an extremely tiny room. I could barely sit with the door closed. Sink and bath were in the bedroom. No shower. It was difficult to cool the room although it was one of the hottest days in Denver.

Pros: Lovely old house, lots of character, and pleasant leafy residential area. Good location for LoDo. Owners were very friendly, welcoming, and helpful. Breakfasts were very good. Bed was very comfortable, and our room was very clean.

Cons: Toilet and shower cubicle were both tiny (Colorado Room). I don't think this was necessarily the case in the other rooms though.

Pros: Breakfast had several options and was very good. The location was in a quiet neighborhood and within minutes of several restaurants and pubs.

Cons: Due to retro-fitting a historic mansion, the shower/toilet areas were tiny, but functional.

Pros: Delicious breakfast. Host very flexible with special needs/orders. Lovely, friendly hosts. Beautiful home. Very unusual.

Pros: This place is a gem in a lovely neighborhood. We stayed in the Anniversary Suite, which has a lot of space and is beautifully restored, as are all the rooms. The owner was friendly and gave us lots of information about the history and the neighborhood.

Cons: We were not expecting the toilet to be so out in the open -- aside from the curtain, there is little privacy for the toilet. Anyone who isn't used to going in front of someone else might have a tough time.

Pros: Beautiful Victorian papered ceilings and furnishings. Lovely courtyard and gardens with cozy outdoor seating areas, delicious individually prepared breakfasts! Very comfy bed, in room jacuzzi. Will definitely recommend to friends in area. Innkeepers were very willing to share their time and stories, show off areas of the facility (ballroom for weddings). Loved it!

Cons: Might consider a small fridge or hair dryer in each room.

Pros: The hotel is a really impressive old manor house which has been lovingly restored to its former glory by the new owners who also run the hotel and who were always around and really friendly. Set in a quiet, leafy suburban street with plenty of parking, the house is a short drive to some nice restaurants and not too far a drive from the city centre. The decor of the place is amazing - the walls in the common rooms and bedrooms, and even the ceilings, are wallpapered with really tasteful motifs. Our room was really clean and a goodish size with some quirky additions. The bed was large and comfortable. Breakfast was small but tasty and was made and delivered by a delightful cook.

Cons: I stress again that this place is really fantastic. However, there are some issues I found. You can see from the corridor that all the rooms are different sizes, and although the one we got was not bad a size it had a large bath set against the middle of the wall - quirky and amusing - but we had no wardrobes or drawers (but a few hangers on the door), so as we had booked for 4 days we had to keep everything in our suitcases. Arguable the large bath would have been much better replaced with some storage units (as there was a shower room so the bath wasn't needed). Similarly the sink had no shelving around it so we had to keep toiletries elsewhere. The WC was really small - really a closet with a toilet in. So because of this rather cramped living style for our stay we didn't really feel we got our value for money from the hotel. Also the room had no coffee making facilities in it (maybe because of lack of space ) which would have been nice. Finally the breakfast size felt a little mean - the provision of some rounds of toast on the side would have been appreciated.

Pros: The location was good! Right in the middle of of the good attractions (zoo, Coors field, arts center where our musical tickets were to.). Comfy bed. Cute vintage room decor/design with a mixture of modern (Google Assistant installed)

Cons: The parking was off site. Had to park about a block away, wasn't too bad of a walk however there were alot of homeless people in the area so it was a little sketchy. The place was very "vintage". We had cobwebs from the fixtures and our door was broken due to the last guest breaking it. Which left a hole in the door (door knob big). They did not get us a different room. We had to put a towel in the hole to block hallway traffic! The "breakfast" was literal packaged deli meat, sliced cheese, and bad (old?) coffee. There was no staff around during that time either. The bed was clean as far as we could tell and pretty comfy however the chairs and couch were grossly dirty. Vintage but dirty. Not worth the money paid.

Pros: The room was beautiful. The kitchen was really nice. We were able to get pizza, wings and soda at a restaurant that was really close for a cheap meal and use real plates which I liked. Was able to find offstreet parking nearby every time. Bed was super comfy.

Cons: The breakfast was not what I expected for a B and B. There were leftovers from the previous guest in the fridge, but otherwise the room was very clean.

Pros: It was in a good location in the city—walkable distance to nice restaurants. It had a quaint charm. The main bed was comfortable. The bathroom was newly remodeled.

Cons: Housekeeping did not empty the trash the three nights we were there. No clean towels were offered either. Breakfast was a sad affair.

Pros: This was almost more of an Airbnb experience. I checked myself in and got the key from a lockbox. My room was cute and clean and had a full kitchen. This would be a great option for an extended stay. I enjoyed the funky neighborhood but it may not be for everyone. The bartender at Pete's Satire lounge was a terrific source of local information.

Cons: Had to find street parking. Never saw a staff member.

Pros: The garden patio.

Cons: 8:30a, we missed breakfast, coffee pot was empty and everything was put away except the cup of dirty utensils.

Pros: The decor and vibe of the place was amazing. The staff were super nice. The bed was comfortable, as we're the pillows. It was very humid that day and the room stayed a very nice temperature

Cons: Would have liked more toilet paper/ tissues in the room

Pros: The guy checking us in was nice and efficient and communicated well. The building also had character, very unique and cute, in a vibrant part of town.

Cons: The rooms didn't seem like they were well cleaned at all. The sofa had a couple questionable stains, and when I moved a cushion to see if it was a pullout, there were a couple crushed Doritos and other crumbs/dirt on top of the pullout part. So didn't use that. Then later when we went to bed, we found a few stains on the sheets as well as a couple of random hairs on the pillowcases. You're also supposed to get in the building with a code, which wasn't sent to us before our stay - we found out because we called to inquire about early check-in and found out we were supposed to have a code for the door.

Pros: Nice old building room was pretty cool.

Cons: Never saw staff, no literature left in room to tell about where to go for breakfast (or even where food was in the house. No access to garden area. I wish I had known how hard it was for us to tote 50lb bag up 3 flights of stairs.

Cons: charming but not worth the price, could use professional cleaners throughout. Needs some basic maintenance taken care of; toilet handle broken

Pros: You could see the historical elements of the building’s interior. Room was decent size with a sitting room and kitchenette

Cons: Way overgrown bushes and vines, can barely find the place on the street. Vines are growing inside through windows in places. Inside is fine, clean, and what you would expect for older property but location is a very rough part of Colfax, though convenient to parks and uptown.

Pros: The staff was friendly and helpful. In addition, the breakfasts were delicious, though served in a rather disorganized manner. I appreciated that they had a parking permit arrangement with the local gas station as the neighborhood was one in which it was hard to park.

Cons: The building is not in great condition. There are water marks on the ceilings and drooping tiles. In addition, some of the amenities are lacking. Our sheets had holes in them, for example. The breakfasts were good, but the breakfast room is cluttered and disorganized and not as polished as most B&B consumers are accustomed to.
