unfortunately not very soundproof, so you can hear people having a good time in front of the cosy fireplace in the common area.. can make sleep after a day outdoors a little difficult

Incorrect info on web page !! Overcharged by $16 on quoted fee. Breakfast facility not available as stated on web page. TV cable in room faulty; light cord broken, phone not linked to reception by number/ switch. Vending machine didn't accept notes even though lights on. Bar facilities were not open as per time listed; ie 4.00pm to 7.00pm. Room not serviced on last night of 3 night stay. Did mention to staff ; but no apology or next day or valid explanation! Very poor experience that compounded from the beginning on many levels.

The walls are so thin that you can hear every step that anybody else takes, there was no shower curtain in the bathroom and the toilet didn't flush properly, the plumbing is so old that it shakes the whole house when anybody in another room turns the taps on, the bed is extremely uncomfortable, the heater was broken in the bedroom so we only had blankets to keep us warm on a 6 degree night, the property is on a main road so there is traffic noise all night, there is no fan in the ensuite and no flyscreens on the windows, no regulation on noise so we actually had to get out of bed several times to ask people in the lounge room (which is right next to the bedrooms) to be quiet (at midnight, not at an unreasonable hour). Overall, for the $140 we actually paid for the property, I would rather have paid extra and stayed in a hotel, or not come at all. I understand that it is a bed and breakfast not a hotel, but I am comparing my review to other bed and breakfasts I've stayed at in the past. I have paid $80 a night at other B&Bs and had better amenities than at this property, and for the price point of the rooms on the weekend, you would honestly get a much better deal at a hotel (and a better night's sleep, too!).
Leaky taps, shower not working. Thin walls so can hear everything. Rude staff blaming the customers and refusing to fix anything as they are a small business. No cups/mugs provided. Kettle in the bathroom - hygienic? No breakfast even though was advertised. No sauna no steam room. Choose a different place.
Location was amazing! Very clean and comfortable. Fire was lovely. On site parking.
