Pros: The beds are super comfortable, the food is made to order so very fresh, the rooms are clean and the property was situated in walking distance of everything. Read the book in the room and that lets you know all the additional extras that are available like a fridge in the dining room for guest to chill wine or get milk for you rooms. On New Year’s Eve we had a complimentary bottle of fizz delivered in an ice bucket to our room. Thank you for an awesome few days.

Pros: This was our second stay at Warwick House. Julie and Chris are excellent hosts, very knowledgeable about the area. It is a good location with amazing sea views, close to restaurants and town centre. Imaginative menu for breakfast. Hope we'll have chance to stay again.

Pros: Everything!! The warm greeting on arrival!! We were offered tea & biscuits in the lounge. The room was clean & comfy with a lovely sea view!! Breakfast, plenty of choice & of good quality!! Pros: We thoroughly enjoyed our stay at Warwick House, our room was very comfortable and nicely thought out. Our hosts ensured we made the most of our holiday and gave us many suggestions for activities in the area. Breakfast was a real treat everyday. I highly recommend this choice.

Pros: This is quite simply the best hotel I have ever stayed at. The room had the most beautiful view posible, you could see out to sea for miles. The room was perfectly clean. I could not fault the cleaners at all, they did a fantastic job every day. The owner of the hotel was amazing. He is the most helpful and friendly man you could ever have the pleasure of meeting. Everyday he asked us our plans for the day and then gave us information such as tide times, opening times, bus times etc to help our stay. He also suggested a walk between Sennen and Land's End which turned out to be the highlight of our holiday. The breakfasts were lovely and the choice was unbelievable. I had a different breakfast everyday and each one was excellent. I travelled with my brother, who is vegetarian, there was several choices for him to have for breakfast which was a great suprise. The hotel puts two folders in each room. One contains menus from local restaurants and pubs to aid your stay. The other contains information on the location of the nearest chemist, bank etc. Both of these came in very handy and showed that the owners really care about you. The check in was very quick and the owner also carried our bags to our room. He showed us around the room to say where everything was. One night, the 2 owners went for a walk to visit friends. They left a note on the reception table saying where they had been and giving their mobile phone number. They also left a mobile phone by the letter so that you could contact them if you needed to. The hotel was within 5-10 minutes or several quality pubs/restaurants and also the main shopping area around Market Jew Street. The hotel was also very quiet though, the only sounds we could hear was those of the tide and the odd sea gull. I am sure that I will visit Penzance again soon and this hotel is my one and only choice of where to stay again.

Pros: Great hospitality, delicious cooked breakfast and large, comfortable room with Nikki and John Matthews. Nikki and John could not have been more welcoming, hospitable and helpful - so much so that we extended our stay an extra day. If they had not been leaving town, we would have stayed even longer. Definitely recommend them to anyone going to Penzance.

Pros: The room was very comfortable, warm and clean. An excellent breakfast every morning, including fresh fruit. A very friendly and helpful host. Very fast wi-fi. A very relaxing stay. Location was fine for the coast and the center of town.
Cons: On first entry there was a bit of a damp smell, probably not surprising given the wet weather. However, this soon disappeared. Parking was a bit hit and miss, not sure what it would be like in peak season.

Pros: The place was absolutely lovely. It has wonderful views over the water and was only a quick walk away from the main food/entertainment street. I agree with the other reviewers that the breakfast area is on the small side, but there are so few rooms I don't see how it could ever be a problem. The owner was very friendly and chatty over breakfast, and gave us some excellent recommendations of where to stop (and where not to stop) on our drive, as well as suggesting a pub for lunch that was probably one of the best meals on our trip. Would definitely stay again.

Pros: Lynn is a very welcoming host and the pot of tea on arrival was a lovely touch. She was helpful with the parking arrangements and also ensured she was contactable as she lives off site. In terms of the B&B, the location is great, albeit next to a Fish and Chip shop which isn't mentioned in the blurb, but which actually isn't a problem as we first thought. There was no smell thankfully! The view is fabulous and a cuppa in bed in the morning watching the weather do its thing is lovely. The window seat is also great for watching the world go by. Breakfast was booked by time slots due to the limited dining space but it was fresh and well cooked. My husband had scrambled eggs and salmon which he really enjoyed. The fresh fruit, granola and yogurt was delicious. The dressing room area in our room was great and the addition of bathrobes is a nice touch. The bed was super comfortable!
Cons: It's definitely on the expensive side for a B&B, even one with sea views. The description definitely makes it look more high end than it is which is why we happily booked two nights for £270 in mid Sept. It was nice but the price is more than it's worth I think. There are clear signs of wear and tear and some bits are looking really shabby - the flashy light fitting in the hall really needs cleaning and the door on the landing (into the laundry room) is very tatty, so there are elements that make you baulk at the £135pn charge. In the room we had the rugs really need a freshen up as they look quite grubby, which was a bit off putting. We appreciate it's the end of the season but it was still a bit tired in parts. The vegetarian option for breakfast was limited if you wanted a full English (no veggie sausages etc) but this wasn't really an issue for me as the poached and scrambled eggs I had were lovely.

Evening meals were excellent - no need to venture out for a restaurant. Choice of lounges, with relaxing seating and a welcoming fire. The room was comfortable , with tea and coffee making facilities. A window seat with looking out over the sea. All the staff were exceptionally friendly and helpful. Couldn't have asked for more. A definite return visit later in the year.

Pros: Best price in Penzance and great value for money. Nice warm, clean room. Plenty of space and cant hear any road noise despite being on the main road. Breakfast was very tasty and nothing was too much to ask for, everything made fresh.
Cons: Would've been nice if there was an actual car park for the inn. Instead we had to park in the long stay car park on the harbour, which was a 5-10 minute walk to the inn. Which is fine if it's dry weather but unfortunately the heavens opened when were walking back to the car. The car park was very cheap though only £2.20 for 24hrs.

Pros: A delightful little room with a most comfortable bed, an excellent night's sleep being enjoyed. I will stay there again when next down that way.
Cons: I had to butter my own toast. Thinking about it though, I quite enjoy that activity so it's not a 'not like'.

Pros: Lovely place to stay, the room was bright and clean, everything you needed for a nights stay was provided.. The breakfast was lovely, prepared very well with alot of choice, even had Cornish tea! and enough for all the guests, could help yourself, also to tea, coffee, juices. I wish the owners much success and would stay again

Pros: This is a GREAT hotel, it should be rated 4 stars. The building is ancient and very beautiful as it is the reception area. Although not with sea view the room had a view to town and the church uphill. Quiet and confortable room. Good wifi. Staff correct. Beautiful restaurant with sea view, nice staff. Wonderful dinner and full english breakfast. The situation is in the Promenade and you can make good walks close to the sea, not far from town centre up the hill. The railway station is 15 min walk.

Pros: Friendly and helpful staff at reception/bar and restaurant and also cleaning . Super views. Comfortable and relaxing throughout. Really nice food and lots of it - you need to be really hungry to get to the sweet menu.

Pros: The decor and ambience, garden and location. Absolutely beautiful! Loved the fireplace set up ready for us to light with silver birch logs. Loved the parrot tulips and bluebells in the gardens. We played hide and seek with our little grandchildren in the house last evening and in the garden this morning. Great catering kitchen for fried breakfasts. Loved the silver teapot and silver cutlery. It was all excellent!

Pros: Staff were very friendly and helpful
Cons: Room was cold on arrival and we had to request the heating to be switched on as there was a problem with the boiler, the wall within the room was damp and wet to the touch. The furniture did not match and it gave the feeling of staying in a store room. The bed was exceptionally low and difficult to get up and out of especially with a knee problem. There was no other bed available although the staff agreed it was ‘ridiculously.’

Pros: The man who checked us in was very helpful
Cons: It was tired and old paper peeling off the walls decor was very old fashioned the shower could not be regulated and was scolding the window could not be open and the television did not work we did point these issues out but nothing was done . It was not worth the money very expensive for a sub standard stay . Would not stay there again .
