Cons: The first day was awkward as unbeknown to us there was a private booking for the hotel, meaning the restaurant & dining facilities were not available. To be fair they did make room service available to order in other areas of the Hotel. They also made recommendations for a restaurant in nearby Beaulieu sur Mer....great location but not so good restaurant ( African Queen )

Pros: Perfect location near the Village of Eze. We practically had the hotel to ourselves at this time of year. The views were amazing especially of the crashing surf outside our room. We loved it.

Pros: Everything - it is such a dreamy place, I hope we will be able to come back every year. The staff is wonderful - from reception to the pool. The location and the hotel itself is amazing, so beautiful and special. We stayed in two different rooms and one was better than another.
Cons: The food is the only area for improvement. Room service food wasn’t great and we weren’t too impressed with the main restaurant. Ficus and breakfast were nice but the room service and the main restaurants could be improved.

Cons: The room was fine, however the light didn’t work in the bathroom, they charged us €40 to park the car overnight despite my car being parked outside the front door. The window on my car was left open and I had to ask for it to be closed. The restaurant was fully booked and the room service was €71 for a club sandwich. Our room also smelled of cigarette smoke. Very disappointing overall given the price of the hotel.

Cons: The service just absolutely does not live up to the hotel’s reputation. The service is just completely lacking, especially in the restaurant, pool area. Room service price is absolutely extortionate and unnecessary. Felt perhaps like guests in more expensive rooms were treated with more care and attention.

Pros: Hotel bar, service quality, location, charm and general styling all this perfect and what you expect. But that’s all.
Cons: Ok, where to start... we paid over 1.300€/night for room, that was probably not under some serious maintance for last 5 years. Short list what was TOTALY wrong, especially compare to price. Bathroom - one of two sink doesn’t work, shower have damaged floor and death flies in lights, automatic toilet works so so, make up mirror was very damaged and light on it doesn’t work at all, tile under sink damaged, doors to toilet almost totaled. Cloakroom - old “ikea like” furniture, 3 diferent types of hangers, terribly cheap solution for cover window with cardboard paper and duct tape, not joking! Bedroom - bed was half destroyed, swinging just by sitting on it, on table some super old radio for iPhone 4 that loose it’s white color 3 years ago, original skylight on top of the room covered with same cardboard like cloakroom but with additional carpet, mark of water on wall from A/C. Living room - all repairs done on historic wall made with some kind of glue or whatever they have by hand at the time they did with total ignorance to any visual quality, which is general problem all over the room and balcony. Balcony - whirpool have not dirt, but definetly not clean water, worked just 2/3 of jets, head rest was removed completly and now the most f*cked thing in whole room - right on balcony is ventilation outlet from KITCHEN that smell from kitchen all day and it is incredibly loud even at 11pm, when I have to go to reception totaly angry ask if it’s possible to turn it off finaly. You can of course this noise hear even in bedroom!!! After I gave part of this little list at reception at time of checkout all I get was “sorry” and writing down some of the problems I mention here, no refund, no offer, not even parking for free as apology, NOTHING, NO-THING!!!! And as extra there was 286€ on final bill for dinner we haven’t!?!?!

Pros: Our room were just barely adequate. Two of us stayed in Corniche which had no view but was comfortable. The other room we had was not comfortable, no view and steep narrow stairs to a loft sleeping area. It was definitely not worth the walk up.

Pros: The suite is beautiful, not big but very elegantly decorated in a beautiful 16th century building. It has a little terrace up top which must have one of the most extraordinary views I have ever seen! The owners (Fred and Sylviaine) couldn't have been more welcoming, and the daily breakfast is lovely too. Highly recommended!

Pros: Our rooftop balcony was incredible, the view is as good as any in Eze, we enjoyed it in the morning with breakfast and at night under the stars! The breakfast was definitely worth it! We loved this place and plan on returning. Would recommend to any couple looking for a romantic stay in a magical place.

Pros: It was extremely comfortable and agreeable. The style of the property was pleasing, the room we had was comfortable and clean and well appointed. The staff were terrific, friendly, helpful and knowledgeable about the area. All the staff we dealt with could speak English, even if we tried our French on them, but they did not make our efforts feel inadequate! The outside areas, including the outdoor lounges, the pool surrounds and grassy areas were extensive and were never busy - there was always space to relax. The pool is a good size, that allowed for serious swimming, if that is your thing. All in all, a terrific place to stay. Far enough out of town to provide a feeling of space, but close enough to St Paul-de-Vence and other towns to be convenient.

Cons: Road outside could be busy and noisy at times. Breakfast was ok, if you paid for the ‘full-breakfast’ you will survive till dinner. The ‘light-breakfast’ was not really worth the €12.00 per person, for a few pastries, juice, coffee. Otherwise to eat this in the dining area was delightful!

Pros: Hotel very clean and comfortable. Bed was great. Location convenient close to main train station and on tram line. Staff very friendly and helpful, especially Michaels, David, and breakfast chef (who helped with our bags on morning of Sept. 9.

Pros: Very close to the sea (approx. 15 minutes walk or two stations only), as a highlight we got a nice balcony next to the street and could enjoy some fresh air every night - great! Altogether clean rooms and quiet stay.
Cons: Due to the extremely positive feedbacks we expected something special, in our case the balcony was definitely a great surprise. Without that you get a normal 4* room without special comfort, cupboard or minibar (in our case). One negative aspect is certainly the breakfast room which is VERY small and narrow, luckily we had not booked any breakfast before.

Cons: I have visited 27 countries, I saw a lot of different hotels. But this hotel is the worst hotel that I have ever seen! I was afraid to take a shower, because it was ssooo dirty! it is not 30star hotel. I will not even give 1 star to it! The lamp in the toilet was blinking like at the discoteque and the staff did nothing to help us. Staff was not aatentive, not smily, they just didn't care about anything. The door of the toilet didn't close. Wallpapers were 3 cm from the walls. It is a peppergrass for 100 euro per night!!!

Pros: The hotel is at the most magnificent location - the view is simply AMAZING! I could just sit at one of their terraces and look at the view forever! Also it's built in a way that has so many hidden corners, nice sculptures, little balconies... lots of little surprises!
Cons: I find it hard to find faults as the location is truly amazing and would compensate for lots of things in my view....If I wanted to be very picky, I would say that perhaps some refurbishment is necessary for some of the bathrooms eg my sons' bathroom looked a bit tired. Also - perhaps because it was not exactly peak season?- the downstairs pool was not serviced as frequently and as efficiently.

Pros: It is a magical space . Found the staff a little nonchalant and not able to converse in English . There is definitely a visible downward move in general , very unfortunate . The tray that was presented with room service not great , actually unexceptable ! The staff member was very friendly and willing to help . Needs to be supported by establishment with the correct goods to deliver . Also gentleman taking room service order , could not speak English , was a real battle to converse :-) please assist your staff with all their challenges . will return at some stage soon. one of my favourite establishments to visit x

Pros: The location is amazing and the rooms, which are part of the orginal buildings in the old city, have an incredible level of execution and finish. Our four story suite was outfitted like the interior of a modern luxury yatch and included an elaborate entertainment and lighting system. You won't find a better view of the Cote D' Azure anywhere. Highly recommended. We will be back.

Pros: It has a very good location, in a very centre, had a wonderful terrace overlooking the sea and the yachts. Breakfast was good, not worth of 20 EUR but still. Staff was very helpful.
Cons: Not a value of money, 600 eur is a cost of a room at 5 star Hotel at Cap ferrat (Royal Hotel). So + 150 EUR and you get a luxurious stay, not comparable to 3/4 star Hotel. There was a noise from the streets. Triple bed is actually a double bed with an extra very small bed, mainly for child. So you pay this overprice for the wonderful location and for the Villefranche-sur-mer which is amazing.

Pros: A fresh buffet breakfast is served each morning at the ' La Rotonde restaurant' but its a shame they have refurbished it recently, i was so badly wanting to see the Carousel in its glory which would have added to the quirkiness of the hotel. We sat on most days on the terrace, outside the restaurant to be able to enjoy the views, our table overlooking the Mediterranean sea. The food and the views were worth it !! The few best things about this hotel are its excellent location , its also beautifully decorated inside with art and antiques everywhere and has a beautiful period fully functioning lift from a by gone era of quality. They also have a relationship with the beach across the street so you are able to just walk a few steps and be on your sunbed in no time. From Grace Kelly and Micheal Jackson, from the Beatles to Liz Taylor, the list of internationally known stars that have graced the Negresco is impressive. This has been listed by the government of France as a National Historic Building and you can see it on most postcards of Nice .Your always in awe, thinking whether this is a Hotel or a Museum.

Unfortunately the bath tub drain cover was not working so it required a nail file to remove the cover to drain the tub.This was repeated every day of our stay without the staff fixing it! The room was not cleaned on returning in the afternoon and we were told by reception that we had to call for cleaning !The wall tiles had black mould which Is really unacceptable in a hotel of this class.also,our room had chipped paint around doors and peeling wallpaper trim.All in all,This hotel needs revamping.On the plus side, the location is the best in Nice.
Cons: The staff were very poor in responding to complaints - no apologies ever.My room smelled of mould ,to discover next day that there was a furnace type room opening into my closet,which did not have a door.On complaining ,I was given an excuse instead of an apology. Also,after staying 3 days,I was stopped by a security doorman on entering the lobby ,to question me if I was staying at the hotel. Very very upsetting and again ,after telling him yes ,no apology. Good staff should know the guests and be carful before causing an embarrassing moment. The service at breakfast was very poor and the buffet layout difficult to manage due to the tightness of the restaurant.

Pros: Thanks to all the staff who were excellent. Pleasant and obliging and informative. The charming Philipe greeted us and filled us in with everything we needed to know about the hotel and the area. The room was large and airy and the double bed and single beds comfortable. We had a lower floor room and had a patio to ourselves which was a bonus as we were able to take breakfast there daily. The bar and poolside were comfortable with the added bonus of feathered company and entertainment from Jacko the parrot. The pool itself although small is ideal for cooling off and there is a jacuzzi facility.
Cons: Check the location suits if exercise intolerant or disabled as the hotel is on a hillside and therefore an uphill walk home to the beautiful quiet residential area of Cimiez. (Ps......The Chagall and Matisse Galleries are within 10-15 minute walk away which is great for art enthusiasts) The local taxi service served our needs to get about ( It was 29 degrees so their air/con was a must) but be careful later in the evening and further afield as pre booking would be wise. We were left 40 minutes waiting at night in St Paul de Vence. Luckily the hotel reception were very obliging and able to sort a taxi for us. At end July and through August and September take mosquito spray as we have the bumps to suggested they are active.

Pros: This boutique hotel has been carefully curated in all of the common areas and the attention to detail and the art deco Asian styling is glorious. It is very well maintained even though it is not new. The pool and garden areas are a welcome oasis and always seem to catch a breeze which make them a little more bearable than in town itself. Many of the rooms have balconies which I would suggest you try and get if possible. Staff were very helpful and quite charming. The level of service was five star and I have to say the food was excellent.
Cons: Nothing I didn't like about this little hotel, bearing in mind it is older the slight wear and tear on the stairs to the lobby and an ageing bath tub were not something to stress me out. The walk to and from town is not for the faint hearted and although I did it every day and kept up my step count if you are not a regular walker you may find the hills a challenge. It was regularly over 30 degrees when I was there so there are days you may just want to call a taxi!

Pros: The location is great, cannot beat it really. Right next to Old Nice, in front of the beach and still walking distance to the main shopping street. I also liked the balcony of my room and the roof (not the "fitness center" though).
Cons: In general my stay was disappointing. Firstly, it is a terrible value for money place. The only great thing is the location. I paid 550 Euros for a small okay room (with a great balcony however). The breakfast was okay at best. I am a big eggs in the morning guy and they just looked watery and ill. I did not even try them. The other hot option was sausages, and what am I going to eat sausages without eggs?! I was there for a night so I also had dinner. I had work to do so ordered room service. Next morning I woke up with an upset stomach and still have one. I ordered a caesar salad and smoked salmon. Clearly something was not clean.. (I did not eat something else). I had to drive all the way to Cinque Terre the next morning and that was not pleasant at all. The fitness center is outdated with one treadmill, one bicycle and one elliptical. I felt like I was going to fall off the elliptical. In my eyes, management feels complacent due to the location, the views (yeah it looks great in photos) and history of the building. My advice is sell it to someone that can do a better job of taking care of their guests. I actually noticed in Nice that a lot of hotels are not part of a chain and have a great location but just look sad. It defaced the city. Seems like a problem to me. I am not particularly a fan of large chains, I have been to many great independent hotels and boutiques (one the previous night in Aix, called Maison d'Aix gave it 10/10). But when the original owners and management grow complacent, it is not a great look for the city. A 7.1/10 is a gift when taking into account the value of money.

Pros: Lovely clean hotel with old charm, quiet, family run. Good aircon, large personal terrace with furniture and sun bed. Late check in easy. Very relaxed. Convenient for the centre ville.
Cons: It didn’t have many amenities. No bar, though not an issue as near the town square.

Pros: Beautiful old chateau very well converted into this rabbit warren of a hotel.
Cons: I wouldn’t say we disliked anything. Only don’t try to get your car there, it’s down a tiny, tiny road. The hotel have a car that can collect you and your luggage from the nearby security car park. The security car park doesn’t take big or expensive cars by the way.

Pros: Beautiful hotel in an amazing old village, with winding cobblestone streets. The hotel is a tastefully converted old castle on a cliff, which makes for a very unique experience. The restaurant had the most delightful view overlooking the sea. The staff at the hotel and restaurant were all very helpful.

Pros: Lovely situation in a Medieval village of note, great sea views and really super attentive staff who couldn't do enough for us. Easy to walk up into the village, or down into the newer town. Very easy from the airport. Excellent attentive staff.
Cons: The location doesn't provide a relaxed outside seating area. There isn't much they can do about it, it is in a tight village setting. You have to be able to walk including stairs but if you can't do this you shouldn't be staying in a Medieval hill top village.

Pros: Although the location was a little remote and access was slightly difficult, it was a peaceful and lovely option to staying in Nice which was about 25 minutes by car. We have been there twice and would stay there again. Beautiful place.

Cons: Our room, which we chose based on the various deluxe room photos online, doesn’t appear online. It was a strange room with an internal staircase leading downstairs (within the room) to a cave-like room with low ceilings and tiny/short opaque windows. The room size is fine, but not at all like the other deluxe rooms shown online. My husband hit his head on the ceiling multiple times and I was challenged with my claustrophobia, with the ceiling probably 5’10”. Sink and shower didn’t drain well. We queried the reception about whether this was what we had reserved and it had a plaquard saying it was a deluxe room, so because we arrived late and tired, we didn’t argue.

Pros: This is a neat property in a very old part of town. View from balcony and room was very nice (we had a premium room).
Cons: There is not much they can do about it but parking anywhere near the building is not possible. Breakfast is expensive. Dinner menu very limited but we found a restaurant nearby that was great.

Pros: All the rooms are named after painters. there is a gallery above the main reception, a bar and some interesting windows out the front of the hotel which we found after breakfast. Our room (Besset) was at the back of the hotel and full of antique furniture up on the third floor/roof of the hotel. The shower room was compact but well designed with a choice of toiletries. There is a lift and excellent air conditioning. The hotel is found in narrow pedestrian streets and the hotel is decorated beautifully- magnificent ambience. The staff are relaxed and come to fetch your cases from the car (which may be parked quite far away.) You can take a relaxed breakfast on the outdoor terrace.
Cons: Be very careful to find the car park instead of trying to drive to the hotel. It is impossible (and may be nerve wracking!) unless your car is tiny! The streets get narrower and narrower. We liked everything but the breakfast was quite expensive at 25 euros. Nice though. Worth it for the terrace experience.

The bungalow features a view of the garden or the sea and has a private bathroom. There is a fully equipped kitchen. Private parking is possible on site, on reservation. Monaco is just 3 km away, and Côte d’Azur Airport is 30 minutes' drive away. The bus that leads to Nice and Monaco stops just in front of the property.

Pros: Have just spent 5 days in this lovely old French property full of charm whilst celebrating my 60th birthday and coulden´t have chosen a better place! Mario is an amazing friendly and helpful host who goes above and beyond, he even decorated our terrace for my birthday and as another surprise there was a bottle of Champagne waiting for me in the fridge! The Bungalow was spacious enough for 3 of us with comfy beds, a great shower and all you need in the kitchen. There were lots of goodies provided such as biscuits, cakes, orange juice, tea, coffee and even a bottle of wine! The location is just awesome with beautiful sea views from the terrace, gorgeous gardens and a little pathway down to an idyllic small beach. Perfect too for visiting lovely Eze village or further great towns along the coast as the bus stop is just outside the door. I could go on and on with compliments but just want to say a very big "Thank You" to Mario again for making us feel at home in his home and for making my birthday even more special.

Pros: La Masa is very relaxing, has beautiful gardens and a wonderful view. A five minute walk down the hill brings you to the beach: a rocky cove with warm, clear blue water, perfect for floating and soaking in the sun. Beach mats and an umbrella were available to use. We spent a good part of our time at the beach! Mario was very friendly and helpful. Parking on site was a bonus. Biscuits, jam, juice, and water were provided for breakfast. The bungalow was well furnished. Kitchen had plenty of dishes, pots, and pans. The water pressure in the shower was good and there was plenty of hot water. There was an a/c unit, which was nice since it was in the high 80s when we were there, and the property is in full sun almost all day.
Cons: The wi-fi didn't work in the bungalow, so we had to go outside to use it, which was fine since the weather was good. There was quite a bit of mildew in the shower and the bed was on the firm side. We enjoyed the out of the way location, but there aren't really restaurants within walking distance.

Pros: We spent a month in France, and this was the best and most beautiful place we stayed. Mario, our host,, was the warmest and kindest person. From the moment we arrived we were blown away by the beauty of the grounds, the view of the sea, and the surroundings. His home is on the property, we stayed in a detached little guest house that had everything we needed. He provided us with coffee, beverages, breakfast items, and bottled water. There were shuttered windows that opened to a view of the sea. Just outside in front of our guest house, there was little table for dining as well as lounge chairs to relax in and watch the moon the sea and the stars in the evenings. He had no problem with our early arrival and was there to greet us. It was the best, MAGNIFIQUE !

Pros: Mario and his family made our stay amazing. Everything was seemless and we felt so at home at La Masa. Location is incredible only minutes to the beach, short walk to shops. Was an amazing stay and will be back and recommend to everyone coming to the French Riviera.

Pros: We stayed for 2 nights at this lovely place. As first thing I have to say Mario was super generous and he let us check in at noon already, even though on Booking it says check in available from 17:30. We stayed in one of the bungalows, we had lovely view to the garden and the sea. And the garden - piece of paradise indeed. We had small area of the garden available as our terrace, there was table with 2 chairs & parasol plus two loungers for us. There was kitchen with all necessary equipment if you want to cook (pots, pans..., oil, salt, sugar, balsamico) plus Mario prepared a refreshment for us (cold water in fridge, beer, milk to coffee, juice, ice in freezer) and there was also a modest breakfast in the room - toasts, jam, biscuits. From the garden you can easily get to the Eze beach, on way back you just need to climb a few steps :) Thank you very much for this, we enjoyed the stay and hopefully we come back one day. :)

Pros: La Masa is in a fantastic location between Monaco and Nice with a regular bus service right outside. Mario is really friendly and helpful. We were welcomed with some nice goodies in the fridge and had dinner in the garden overlooking the Côte D'Azur. Secure car parking was important to us and La Masa offered this.

Pros: The accommodation was a small self-contained bungalow in the grounds of the house belonging to the owner. He was very friendly, charming and helpful and provided a welcoming bottle of wine. There was a semi-private seating area with wonderful views of the Mediterranean.
Cons: The breakfast was a little sparse, consisting of a few items left in the kitchen area of the bungalow. It wasn't replenished for our 2nd morning. This wasn't a big problem for us though.

Pros: The beach is great for swimming and relaxing. Very clean and not crowded. Private entrance. Location is perfect (between Nice and Monaco). Eze village is very beautiful (in the mountains and lots of cafes). The bus stop is 1 minute walk. Eze train station is 2 bus stops away so you can go to Italy, Cannes and Grasse. The bus goes directly to Nice center and Monaco, casino Monte Carlo and to Eze village center. The private territory is really big and beautiful with lots of plants, flowers, trees and stunning views on the sea and the mountains. Very private an comfortable stay. Will come back.

Pros: This is lovely house with all you need for a no-worries-stay in a very good location with private beach access. Very good for people who like to enjoy the beatiful private garden and the sea (about 5 mins footpath downhill). It offers also a nice seaview. Guaranteed, no other building will ever be built infront of it to spoil the view. Mario, the owner is very kind. He would clean up for you every day, bring you juice, milk, beer and wine incl. buscuits and jam for breakfast, which was a nice surprise.
Cons: The only problem is that the WiFi signal is very poor in house - it is a small detached house you have for yourself and the owner is providing the WiFi from his house, which obviously too far. I suggest the owner would buy a powerful WiFi repeater for 50-60 EUR which would make this house absolutely perfect. Otherwise, you surf the web in the garden:-)
