The Room was Big enough, only 20 min Walk to the City center
The bathroom was very small and looks like an airplane bathroom. The tables in the breakfast room were very dirty.
The location of the guest house was good, an easy walk into the centre of Edinburgh and close to restaurants, cafes etc.
The standards of cleanliness were not good in the ensuite bathroom, nor in the dining room ( dirty glasses and tablecloth). No soap provided in the ensuite bathroom.
We didnt like anything! The room was very dirty! The Shower is tiny and uncomfortable. There were 3 persons but we were given only 1 towel. The manager was ill and she didnt provide a relevant replacement. Complete disappointment!
The staff was very friendly, the owner was very flexible and really tried to make us feel at home. Parking was available, it is only a 1 minute walk to the city center, breakfast was very good. The room was clean.

Did not like the hotel at all and have stayed at the Hilton for less money. The room and bathroom were filthy, the beds very uncomfortable, the place stank of smoke. Should have read more reviews on the site before booking rather than the one good one posted up front.

unfortunately the en-suite was broken and my family were forced to share a communual facility with no reduction in price.
1) My parents arrived at the hotel at around 7.30 pm and surprisingly there was no one there. My parents and my brother had to wait outside the hotel till 10.00 before some one finally arrived. 2) There was no one there the next morning during checkout. 3) The bathroom is so small that you will struggle to get in 4) really bad experience (£90) for two old aged people and a mentally retarded boy

The owner disappeared right after we checked in and was not there at all during our stay, the phone was broken so we couldn't make further arrangements, it was not as accesible to the airport as the web site led us to believe, the room smelled like cigarette smoke, although we had requested a nonsmoking room, the shower was incredibly small
