Pros: The rooms are small which is very common in Japan. we had a 4 person room that still fit 2 big suitcases and the rest of our 7 member family would come over to eat. Tight fit but still comfortable. The hotel provides a shuttle for free to Disney land and a shuttle back. The last shuttle is 11 pm. Its a family friendly hotel. The family mart on the second floor was very helpful. If you're booking more than one room and want to stay in the hotel , please be aware that there is the emion square and emion tower. Our family was accidentally split when I booked but it wasnt any problem at all. The hotels are literally a 40 second walk apart. If you need a can to anywhere the hotel will call you one. The train station is around a 7-10 minute walk. We managed to walk from and to the station with our big suitcases so it is doable. It is very clean. And room service provided evey morning. They also have washing facilities on site.
Pros: The shuttle to Disney. My room has a view if the Disney fireworks and Mt Fuji on a clear day.
Cons: The distance to the train station which is around 1km - a pain lugging 2 luggage bags and 2 kids. We didn’t find the staff consistently helpful.
Pros: Staff members are cheerful and informative. The room size is quite spacious comparing to the average room size in Tokyo. They have familymart and hot spring spa in level 3 of the hotel. Multiples shuttle buses to Disneyland and Disneysea. Its not quite expensive and very convenient for people who want to go to Disneyland.
Cons: I booked this hotel just simply because I thought its close to Disneyland but then I realised the public transport in Tokyo is so accessible that moving to the hotel next to the Disney didn't make our trip easier...so in the future I will definitely recommend my friends to live in Shinjuku and take the train to wherever they would like to go in Tokyo.
Pros: I loved the fact that they have a convenient store on the 2nd floor! Especially since it's the winter, with 2 toddlers, it would have been tough to go out in the cold to buy supplies/food. Loved it!!

Cons: The room service staff pretended he did not understand English. His pretence was so bad that he did not understand what cocoa meant. Since I understand Japanese I explained to him to look under the drinks (nomimono) section and under the the ocha (tea) was cocoa (pronounced similarly in Japanese) as the katakana writing also read koko. Then he understood!!!! After mentioning the word ten times!!! After that to show his displeasure at being called out for him pretence, the drinks showed up looking like this...refer to photo. There was cocoa stains on the outside of the cups. Which one does not see even from a three star hotel,much less Disney hotel. I was very disappointed by the room service staff.
Pros: We loved our stay. Friendly staff with great restaurants and facilities. Walking distance to the Disney resort liner, or there is a shuttle bus that will take you to it which is handy when it’s cold or rainy. Price was great considering it’s near Disney, and our room was very grand and large. Getting to Disney and to downtown Disney was easy and definitely a great location.
Cons: The beds were very hard compared to what were use to in Australia but I’m told this is more common in japan, it didn’t bother us too much once asleep. This isn’t the easiest to get into central Tokyo from so if you plan on visiting the city I would change hotels once finished at Disney.
Pros: The room was HUGE and very handy to Bayside Station on the Disney monorail line. We stayed at the Sheraton last time we visited TDR and this is every bit as good (if not better).

Cons: The facility was not 4 star - very run down and dated; no basic daily servicing of the room such as changing towels and providing toilet paper - this had to be done on request. location was good and the free shuttle to theme parks was great. Disappointed their restaurant was closed for renovation without prior notification of this on booking this facility. It had a motel rather than a 4 star hotel feel about it.
Pros: Excellent Disney partner hotel, very well appointed with facilities like in-hotel convenience store, large public bath, baggage forwarding service, Disney souvenir store, etc.
Cons: Not a peeve but just a word of caution: there is a mad crush of check-in guests after 10pm when the parks close. The hotel has a call number system to make the wait less uncomfortable. Disneyland is about a 20 minute shuttle ride away and Disneysea another 5 minutes, so if you're going early before park opening time to queue, plan accordingly.

One more thing that I have noticed that the hotel is aiming to guide the guests along with the hotel to become a more environmentally friendly protector/reformer。 Which I suggest the hotel could start doing something from sending an email to guest/children what they need or what they don’t need. like a toiletries list.

Cons: The pool hours. They need to be open earlier and later to accommodate people going to Disneyland during the day but still wanting to swim in the morning or the evening.

Cons: My room had two single beds and for the price I paid there should have been at least a queen. The coupons I was given for breakfast was given to me under my door every day inside an envelope which is not only a waste of paper, but also annoying to not be given all of them at once especially since they said the date on them. The Oasis area felt dated and run down.

Cons: We got in later-around 2130. No option but to cab it from Narita airport which was a 234000 Yen ride. I also was not impressed with the cost of the buffet 3500 yen/adult and 2700yen/child. Unless unlimited alcoholic beverages is included in that price (it is not), then that is far from worth it.

Pros: Location was perfect for attendance of an exhibition at Makuhari Messe. Next door to a great outlet mall, close by Kaihin Makuhari station (only 30 minute train to central Tokyo) and plenty of eateries close by. Clean room, small but not uncomfortably. Bed and pillows were very firm but I understand this is common for Japan. Staff did not speak much English but they were very friendly so there was no issue. If I attended an event in this area in the future, I would stay here again.

Pros: I chose this hotel for location because it was near Disney parks and had a shuttle. I paid almost $200/night for a room for up to 4 guests and was given a rather small Spartan room with 2 twin beds with a half size pillow on each and no closets. We drove down in the morning, parked and went in to see if we could possibly check in early, so we wouldn’t have to leave the park and come back to the hotel at the 3pm check-in. We just wanted to do the paperwork and leave our bags with the bell capt. to be taken to our room when it was ready. They said no to the check-in, but that leaving the car in the parking area was fine. We went out, got on the shuttle, which didn’t take us to the park, but to the monorail station where we were charged $2.50 each, each way, then again when we returned to check-in to the hotel. Breakfast buffet $32, dinner buffet $42. Final insult was $57 for parking 11am to 7am the next morning. All costs are approximate.

Pros: Our main focus was finding a hotel near Disneyland and Disneysea. This hotel was just that as they provided a free shuttle service to Disneyland for about 5-10 minutes. The hotel provided the basics that you'll need to freshen up and get rested for the day.
Cons: From an English Speaker's perspective, it was kind of difficult communicating, but it wasn't impossible with the use of google. Also the food options were a little expensive with mediocre choice of food.

Pros: A room was quite big and a bed as well. Location was good, around 5 minutes walk from the station and a convenience store is just next to the hotel!
Pros: Free parking facility is a plus. Breakfast was good even though I was expecting more options considering the three-star rating. Options for amenities were great as well. A 7-eleven convenience store is just at the hotel door, while a supermarket is only a few minutes walking distances. JR Hamano station is also not that far away, which gives you an option to leave your car at the hotel and roam in Tokyo via trains.
Cons: There was no closet at the room to store your belongings if you are planning for an extended stay. There is also no storage space for your luggage. There was no inter-connectable phone system in the hotel room as well, which makes it challenging to communicate with the hotel desk.

Cons: The driver of Keisei Shuttle bus bound to Narita Aiport shocked us, he dumped our luggage onto the bus very violently and carelessly and very unfriendly to other foreign passengers, (he didn't answered when the tourists asked him something). It was on 19 Jan, 12:09 depart shuttle bus driver to Narita.

Pros: As I attended the Fair, it's very convenient. The resort is connected to the Messe. There are drug stores, convenience stores, spa, restaurants, etc. We don't need to go out to get the basics.
Cons: But then, the location is fair as far as the accessibility is concerned. I don't even know how to go outside the hotel. Although there is a bus stop to go to the airport, people were lining up. Can the resort provide the guests with their own shuttle bus as well especially on the Exhibition days?

And the propaganda is in japanese and english only, cheap move!

Pros: The location and ambience is ideal and good. The staff were very cooperative and helpful.
Cons: no international breakfast. The hotel should have cuisines to accommodate the needs of international customers. The TV channels do not have much options. No drinking water facility is available in the room.
Pros: Very close to Kaihin Makuhari station and an easy walk from the hotel to Makuhari Messe and Zozo Marine Stadium. There are also buses at the station that can also easily take you to those locations. Lots of shops and restaurants in the area. The room was quite spacious.
Cons: The hotel wifi was a bit slow and would drop on occasion.

Pros: We were given a spacious and comfortable room which exceeded our expectations. It had a balcony with a beautiful view of the surroundings. The staff were courteous, helpful and able to communicate in English.
Cons: Our room was in the older part of the hotel. (We understand that there is a newer annexe.) As a result, the corridor and room smelled very musty and old. I do hope the hotel can do something about this musty smell as it is something that can affect the guests badly.

Pros: Mystay Maihama is about a 12 min walk to Disneysea and a little farther to Disneyland but perfect place for a quick overnight stay. Shuttles in the morning and late at night. We were able to go to the park first then make our way over to the hotel. Breakfast was pricey but ok, we saved about 50,000 yen or $500 staying here vs the Disney hotel.
Cons: It was a little dirty, the chairs had stains on them and the carpeted floor was not cleaned thorough. Other than that, everything was fine.

Pros: Accomodation was great, very clean and organised. Staff were very helpful. Location is very close to station and Disney Sea. They even have a shuttle. Nice for family who wish to visit the Disney parks.
Cons: Nothing. Suggestion maybe is to open their restaurant for other meals aside from breakfast, or just vending machine with some meals like noodles or sandwiches.
Pros: Location is perfect! If you are looking for a no frills place close to the parks this is it!!
