Pros: Staff was pleasant, especially the bell men.
Cons: Room was not thoroughly clean. I rented a two bedroom and paid good money for each night. Floor was dirty, counter tops was sticky and still had food from the previous stay, sheets were dirty, there was hair in the sink. Just not up to our standards. On top of everything check in is at 4pm and check out 10am (that’s ridiculous). Pool closed for several hours due to someones accident (#2) and staff refused to accommodate a later check out. Not a returning customer.

Pros: The pool area was nice and the workers were friendly
Cons: The fan in the master bedroom did not work so the room was hot at night which made it hard to sleep. When we got to the room the tv remote didn’t work and it took the staff almost two hours to fix the problem which took up the first two ours of us being at the hotel. The toilet would leak ever time it was flushed.

Pros: The steps that were taken to make sure the rooms were clean and guidelines were posted. We were able to contact the front desk through the SMS system for assistance and checking out was very quick.
Cons: It was very crowded at the pool which made it difficult to socially distance ourselves. The hand sanitizer was empty at the elevator on both the first and second floors.

Pros: The Kohala Coast is one of the best locations in Hawaii for a luxury family vacation. Lots of recreational choices for everyone.
Cons: For couples and a better beach and hotel, the Mauna Lani Resort is better.

Pros: The best thing about the Kingsland resort is the opportunity to have a 3 bedroom apartment -- with 4 adults (1 couple and 2 singles) this was ideal. Fully outfitted kitchen, with ample bathrooms, and nice lanai balcony for relaxing.
Cons: Building 9 in the Phase 1 buildings needs update, particularly to bathrooms where showers did not work very well. We found the largeness of the resort difficult because there was not good signage or user-friendly maps. Breakfast buffets in resorts are always expensive, but this one was not very good, not even equal to less expensive Hilton hotels. the Waikiloa resort amenities are usable to Kingsland guests, but huge and not very accessible. Be prepared to walk up and down a lot of stairs.

Pros: A very friendly and comfortable place. Staff is excellent and the Bistro was better than expected, making good food and drinks.
Cons: Bistro and Bar close early: 6:00 PM before Memorial Day, 7:00 PM after MD. The "Serenity Pool" really wasn't... Mostly kids with pool toys and water guns running around and screaming, having fun! So as long as you are not expecting the "Serenity Pool" to be completely Serene, its OK. Turns out the Adult area on the main pool is more Serene and closer to the bar, which is a plus...

Pros: Everything, the rooms and the pools were all in excellent condition. Very clean and well set up. My kids had a blast at the pool every day we were there.
Cons: Very minor but the tv’s aren’t smart TVs’ so you have to link through the ps3 which was kind of a pain initially but we figured it out.

Pros: I liked the floor plan layouts. We had access to other Hilton resorts.
Cons: Too far from the ocean. Pool wasn't as nice as Kingsland (sister resort). Floor were thin....we had a first floor unit and could hear footsteps above.

Pros: We loved the oceanfront views from our room. Their restaurants are delicious, and they have an amazing breakfast buffet. We have free parking for the car we rented and then there’s also a shuttle that will take you into town for free which is really nice so you don’t have to worry about how to make it around. The staff is amazing, our room was cleaned everyday which was really great. Fresh towels and flipped bed. No complaints. We’d definitely love to come back here again. The pool and hot tubs are also really nice and clean as well.

Pros: We stayed Sunday-Weds and it wasn't crowded/busy at all and so relaxing. We loved the grounds of the resort and the open/airiness of the hotel. We walked arounds all the ponds and looked at the fish and enjoyed the cabanas on the beach. Although we didn't as much advantage of it, there are free workout classes (yoga, pilates, etc) and free usage of the snorkel gear, kayaks, and bikes. The shuttles that can take you to the Fairmont, the Shops (with grocery), and the gym/spa was very convenient. Everyone was very friendly at the hotel. We had an ocean view room where we could view the pool area too and we were able to watch the gorgeous sunset from our balcony every night. Our king bed room was very spacious with double sinks. I would definitely stay here again.
Cons: Not a huge deal, but there were some ants in the bathroom and when I left a can of juice out on our coffee table. We also ate at the Honu bar (spelling?) the new bar and it was just the 2nd night it opened. The food and drinks were overpriced for the atmosphere of the bar, which looks like it was put together with random leftover furniture. I think if they invested more into the ambience the food/drink price would be better matched or keep that space as a casual cafe. It would be nice to have a more casual priced restaurant at the resort, where you could grab coffee, drinks, and sandwiches. I felt like the eating options were limited.

Pros: Resort facilities were amazing and staff was exceptionally helpful. We will be making this our annual vacation.
Cons: Rooms could use updates, but any time we told the staff of any issue they immediately took care of it and went above and beyond to make sure we were happy.

Cons: I used to love this place - the funky retro vibe was kitchy and the staff used to be super friendly. Now? Not so much. I was attacked by what I'm guessing are bedbugs and the front desk had no reaction whatsoever. As a repeat guest they used to upgrade me all the time - this time I asked about it and was told different things (they don't do that anymore, the rooms weren't available, check back later). Meh - there are better options on the island.

Pros: Bought our stay through kayak. Misread the email regarding breakfast, and we thought it was included. Food was crappy, but we thought nothing of it because we assume it was free. Got stuck with a 66$ bill, and when we went to inquire at the front desk they eventually said "sorry we didn't screw up, you did". Worst part is they had a promotion that if you stayed 3 nights you got the 4th for free, and 4 nights would have qualified us for free breakfast. The resort itself was gorgeous, but everything in the area was over priced and sub par. Even the surrounding mini mall is poor value, since everything is catering to the resort. We averaged spending 200$ a day on food, for what was the equivalent of whole foods level food. The view was nice, but will not be returning. Would not recommend

Cons: VERY EXPENSIVE for what you get The $25 resort fee gets you snorkeling gear and thats about it. Everything else costs extra. This is not a place to bring kids. There is very little to do here besides swimming. Food choices are limited. There are 2 expensive restaurants ($100/person), and 2 grills that serve burgers and flatbread pizzas. Clientele are mostly older, childless couples. The wind blew continuously- Might be normal for November? Reefs are in bad health and only saw about 5 species of fish There is nothing to see in the near area. Very isolated. Volcano National Park 3.5hr, Mauna Kea Observatories 1.5hr Rainbow Falls 1.5hr, Hilo 1.5hr, Kona Airport 20min

Pros: Lush landscaping, multiple fish and turtle ponds. Loved the balcony, ocean view. Secluded quiet beach. We went in October so it was not crowded. The breakfast buffet was great. The valet service was exceptional. Snorkeling right there.
Cons: Not enough restaurants. Although the entrance and lobby was grand, it looked a bit shabby. Missing tiles in the hot tub, general upkeep stuff. The room was small even though we paid for high end room.

Pros: Exquisite! Paradise! This facility is outstanding! It was more than I expected! Very plush, tranquil ponds and water falls with lots of exotic plants, fish ponds, beautiful beach front and grounds! Inside is beautiful and well maintained. Good breakfast buffet selection and menu items. A little pricey, but all of Hawaii is pricey! Loved our stay and look forward to returning! Aloha!

Pros: The staff was friendly and knowledgeable. The room was spacious and comfortable. The grounds were clean and well maintained. We loved the fish ponds with turtles. The beautiful sandy beach was just steps from our room. We really enjoyed our stay!!
Cons: The dining options were all fairly expensive and we had to drive up the road to find inexpensive, light meals.

Pros: Awesome amenities, almost everything we needed was already included in our stay! There was even a rice cooker, which is essential for us. Beach gear was included in the unit, and was highly appreciated. The pools were spectacular, even though we spent most of our time at the beaches. Location was great, gated community was a big plus! The staff was the best! They were helpful with all our questions and requests. Very friendly, very professional.
Cons: Limited nearby parking. It's first come, first served. Most of the stalls were reserved. Cleanliness of the unit could have been better. There were a few noticeable cobwebs, and bathroom fixtures could have been more polished. Upstairs TV was dated. Wish BBQ's were closer to the units.

Pros: It’s very comfortable, a real home away from home. Very secure, with a gated entrance. The pool was amazing!
Cons: Some appliances are quite dated, but all still functioning so can’t really complain. Even though the property has a garage, there was no access to it which was disappointing, as you had to find a parking spot. Some times the parking spots that were available were quite far away from the townhouse.

Pros: I liked the location. The condo itself was a good size. The pool was nice and the grounds are nicely maintained. It is quiet.
Cons: There was not enough parking. We had just one car each for two condos, and we had to drive in circles to find a place to park. There should be at least one spot reserved for each condo--perhaps a second for an additional fee. Residents should be discouraged from parking in the non-reserved spots. It was very annoying. I was disappointed in the amenities. I wanted to play tennis, but when I went to the office, they said they didn't have rackets for rent. The condo was poorly appointed. I spent a fortune on Kona Coffee only to have it ruined by the cheap, 1980s Procter-Silex coffee maker. All the dishes and kitchenware looked like they came from a garage sale. And there was not so much as salt and pepper in the kitchen. The management will leave you one spare roll of TP. So, if you're there for a week or so, you may need to call in for additional supplies. This is so unnecessary--it seemed really chintzy. That said, if you need something, the staff is friendly and will bring it to you fairly quickly. Our condo didn't have any pool towels, and they were delivered within an hour. If you want to relax and watch a little television on your vacation, don't expect a flatscreen HD TV. You want a robe? Bring one from home. With tax, service charge, and cleaning fee, we spent $425 per night per condo. For the price, I expected more.
