- even though we were an hour too early for check-in we got our room immediately! - modern room with comfortable bed - free parking lot - great restaurants nearby - only a 10 min walk away from the Painted Ladies - bus/tram/metro station nearby
- breakfast room was too small
Staff is great, coffee break simple but fairly good, pretty comfortable mattress, bathroom clean and working well.
They only charge you in the check-in, usually when you just book your room you get charged, but I didn't know that, I thought I had already paid, but actually not, so I had to "pay again", I know it was not their fault, but it was unexpected for me. The price was rather expensive for one night, but it worth it. They put us in the first room just beside the coffee break room, usually I like to be far away from noises in the morning, but it was pretty quite although.
San Francisco is expensive to visit so with that in consideration, the cost was acceptable. The location was safe and easy to get to and from with Ubers. The staff were all considerate. The hotel staff safely held our luggage with no issues until we could check-in when the rooms were available. That was very much appreciated.
The breakfast was mediocre. Very minimal. Nothing hot or fresh. Even the muffins were a bit stale.

No other hotel beats this one for location, except the Inn at the Opera, which is quite a bit more expensive, and not easy to get a reservation. It also has parking, though that's somewhat limited. We were lucky and got a place on the street in front of the hotel but there are a lot of rooms and not a lot of spaces at the hotel so there's no guarantee of a spot. They tell you this when reserving also. Other than that it has all the basics you need but it's a little dilapidated. They renovated some years ago and that uplift was helpful but it needs more of a major overhaul. For the prices you are paying for location, because Hays Valley is a great area.
There was some mud on the floor, not picked up by the vacuuming before we got there. There was a little food stain on the cover of the bed. The bath / shower has been caulked over what appears to have been a dozen times. I wouldn't stay here for an extended stay in SF but because of the short walk it's worth a quick overnighter to see the symphony, ballet or jazz event.
